    What do you think of Campbell valley, Langley for living? And which city in the Fraser Valley do you consider the safest and best to raise a family?

    I live literally 1 minute away from gateway and at the start of the video I thought "I'm 100% going to end up in an area here" but I'm actually impressed with how specifically you narrowed down where the problem areas are.
    All of that area you circled I guarantee is next in line to be rezoned from C into CD as well.

      This is going to make me sound old, but we used to ride out bikes to the Circle K for slurppies on that corner. I'm shocked all those old buildings haven't been redeveloped yet.

    I live in those new townhouses in downtown cloverdale. Haven't had any problems whatsoever living there. My friends in white rock on the other hand get their car broken in on a monthly basis...Starting to see some young business owners spruce up the downtown as well. Really hoping by the time the skytrain gets put in and I will want to sell, technology will have advanced enough to eliminate realtors in general.

    Great video. As a person moving in from out of province i don't know the area at all and can't just drive over and check a neighbourhood out. I was wondering your opinion on Langley city the south and east side around the douglas park area. Lots of nice buildings and good reviews. Do you have a video for this area?

      I don't specifically on Langley City, but there is one about investing in Langley condos from a while back. All of Langley City is pretty rough these days. Township and Clayton are better spots. That being said, we do a lot of work in the area. If you need further help and dont already have an agent, please reach out.

    For abbotsford, a lot of the downtown and south fraser way area has cleaned up. It's actually pretty nice now. I would say the worst spot is in the clearbrook area. A lot of homeless people using drugs right outside the front of businesses in the middle of day. Cops always there, giving them a hard time, etc. North clearbrook is really nice though. It's just basically west of trethewey, the peardonville/hillcrest area that can get pretty bad.

    I actually love Whalley (Surrey Central Stn / King George stn area). Brand new condos, Walmart is closeby, so is Superstore. Skytrain Surrey Central and King George stations are within walking distance. There is so much development. Shiny sparkling buildings. Everything is within walking distance. Love Whalley! Oh and prices are way cheaper than in rundown downtown Vancouver. For the price of a brand-new condo in the Surrey Central Stn / King George Stn area, you can get an old run down dilapidated condo in downtown Vancouver!

      Central mission yes but some of Hatzic is considered mission and Hatzic valley had flooded homes.

    Could you make a video explain what’s going on o Abb and how the flood can impact or not on their houses prices?

      I’m not sure how much value I could give on this topic having no farm experience. The areas effected are not really residential but rather agricultural with homes on them.

      @@SteveKarrasch but it should impact the city itself or eventually some areas that touches the flood, or don’t you think like that?

      If floods like that get more common, it will make an impact on how people commute or choose not to commute to east Abbey and Chilliwack. And then I guess where they chose to buy and that will effect values. But the most of Abbey was only effected emotionally and the vast majority of residential properties were untouched by the flood.

    Do you consider Coquitlam, Port Moody, And New Westminster the suburbs of Vancouver?

      I feel my market of the Fraser Valley Board has more of a suburbs feel than where you are referring to in the Vancouver Board area.

      If I could afford to avoid Langley City, I would. But if that was my best option, I'd still buy there.

      @@RaqseeBismil I don’t. My rule for Maple Ridge is to get away from the main streets, they get a little Methy.
      Sooooo many of my clients say “ I want to move to Maple Ridge”. Then I take them there for a tour and they end up back in Surrey or Langley.
      If you can afford a large property away from Haney, MR is great.

      That’s a big area. It would be better to stay closer to Scott Rd than King George Hwy.

    What no Mission City or half of Chilliwack??? !!!!
    But yea the inner cities aren't too great to live but still decent investments.

      Chilliwack is actually not the same real estate board. I think mission was #6 😉

      @@SteveKarrasch Yea not sure the exact borders of the neighbouring real estate boards....but pretty well anything east of mission in bikerland is a no-go. West of Mission City right into Maple Ridge as well.
      Also Yarrow which is due east of the Abb airport before you hit the mountain....and well anywhere in Abb on the flood plain because well self explanitory nowadays.
      Guildford isn't that great either lol......lots of less than great places!!
