Really nice house, I like alot, not too big, nothing to do inside except paint the furniture in the kitchen before installing a new kitchen and change the furniture of the small livingroom, beautiful land but too big for my age, I Already have to hire a person to take care of my 7 acres of land for trees and fir trees.. Brad, the land looks low and I am wondering if it's in a floodplane? The duplex/townhouse or whatever it's called there, is perfect for a single person and I happen to be single. Yes, I would love this place. The barking dogs are not a problem especially when they hear my dogs barking. The views of the area are spectacular.
I don't think it is a floodplane. I worked my way up to the property through the area and there are farms and houses everywhere even lower down. There is a lot of little lots here that go with this house and that. I have a video in Santapadre coming on next week with Claudia of a house that is only €32.000 and it has a huge piece of land with it... Agreed dogs would settle. My dogs bark too!
Please keep descriptive words on longer at beginning to read then be able to view the footage. This just went too fast and I have not had this issue elsewhere...just an editing issue. Glad I did not bail. This is a valuable property. I would add those trees and use two or three of the out buildings for eco tourist guest rentals
Love these videos, and this format of an in-person visit. Do you ever look at properties north of Florence or Bologna? I'm a skier... and would love to have a place somewhat closer to the alps. I'm thinking Verona would be an ideal location... 😊 Grazie
I’m actually up that way right now. It’s very far for me (6+ hours) from my home in southern Tuscany. It’s very expensive to travel around by car and the time to make these videos. Even with close to 70K subs I don’t make any money doing this to speak of…. Gotta stay close to home. But I’ll put together some renting videos and one up home in new areas I think people will enjoy! It’s quite lovely up here!

Any way to get a driveway into the area by the out buildings and add a nice garage? The first out building would be nice for a workshop if one replaces the roof and raises the floor inside. Also in doing so you could add in floor radiant heat for the winter months which could be extended into the garage if it was attached to that building.
re: the dogs, I would want to know whether the dogs are considered part of the neighbors family, or are they strictly outdoor "guard" dogs. If the latter, why do they feel the need for the security? I would want to clarify that if I had a keen interest to buy that place.
I can tell you that my dogs (which are so spoiled and frankly borderline bourgeoisie) will go into a barking frenzy when people approach our farmhouse. It's what they do. Notice in the video when we were just inside the house there was no barking unless someone was walking up. I think they would get to know people but that isn't to say they wouldn't still bark when strangers approach. And this was a very nice area...
I don’t understand. The Circeo is south of Room, and you are east of Florence. How can that be an hour to those beaches? I am looking to be near beaches or bodies of fresh water, that I can swim long distances and not get eaten, or run over by boats. Any Ideas Brad? The Water should be clean, but does not have be Croatia clean, just swimmable. Thanks though for nice presentations. Yeh, more than 20 minutes is almost too long to get to the beach, but I don’t need a sea view. I have one here in Istria.(You know it?). And the place can be almost tiny. 35-70 square. Should be €0 if it is your primary residence. If not I imagine property tax would be about €100/year or less…! I pay €440/year on an apartment that has a current value of €450.000. But it’s a rental so I pay tax on it. But it’s still nothing.

I have opinions… I don’t think showing screenshots of listings for properties you have never seen, in a country you are not even in, is a good way to get solid info to viewers. I’m not being catty, it’s just my opinion. I tried it once and didn’t like the result. At best they can only comment on what they think they are seeing and the photos are what the sellers want you to see. While I don’t blast any of the properties I show, I at least show all of it in 3D and completely, and will point out flaws in the property or things to check. I’m straight forward. I won’t reign in my opinions and will always try to give honest opinions. If that doesn’t suit you BradsWorld might not be for you… 🤷🏼♂️
Yeah I hate repetitive noises (babies crying, something dripping, dogs barking on and on…). You may have noticed once we got into the tour inside the dog stop barking. I think once they get to know you, they don’t bark, especially if you befriend them then they just sit and wag their tails I’d be throwing dog treats their way from day one. The owner of the farm we live on came yesterday with his son. Normally, when the owner comes, the boys run over to his house and greet him and he loves them. But when they saw his son get out of the car, they went into protect mode had to Them that his son was. His son 6 foot four by the way I’m not talking about a little kid. Dogs are protective, it’s in their genetics I think. But yeah, I hear you (the dogs…).
There should be fruit trees in the garden. Flowers, all kind of things. No, I don't like this house. It's somehow strange. The house on the other side of the road looks pretty good...

Not enough acreage for maintaining a cow. A goat could be maintained, providing there is no zoning restiction against livestock.
