It wasn't underwater 40 days. The Earth was covered with water for half a year. But then it dried up, a tree probably grew and put forth a leaf. It only takes a few weeks in the spring. Noah was on the ark for an entire year!

Prior to their sin it is thought that they possibly could have lived forever, but there’s nothing that states that specifically in the Bible, however, since they were banished from the Garden of Eden they no longer would have that as an option, instead they would experience sickness, pain, physical death and spiritual death, and is thought to have influenced future descendants to shorter lifespans. However, shorter lifespans were not initially shortened until after God flooded the earth and then after that point the lifespan was shortened to 120 years.
