I bought a Bellway house years ago and it was not bad. There was some snagging to be done but overall the house was built to a high standard. What I found was builders materials and sealant tubes hidden under the top soil which I disposed off. Under the bath, a large hole.

I acquired a property built in the 1940's that's rock solid and full of character. I wouldn't go anywhere near these new builds. Even the builder I employed to help renovate said he wouldn't plough his money into these piles of shite.

Building regs/quality control sign off needs to be done by an independent regulator (NHBC isn’t independent) not the architect or site manager. Get retired tradies to staff it and make the builders pay a small tax to fund it.

It’s a big system thing, there’s a huge demand from both the government, banks and building contractors (let alone the people themselves) to pump out as many houses as possible, sadly when private and public align, nothing will ever change.

It's not about the money, time is the issue. The major house builders want the plot of land turned into a house via the quickest route possible. These decisions aren't made by the tradesman, their supervisors or even the site managers, they come from someone sat in an office who doesn't understand or respect the building process for what it is. Take any job, reduce the time you want it done in by a significant amount and this is what happens.

This is not a new problem. Back in 1990 my mum got chatting with an electrician (sub contractor) on a large housing development nearby. He said it was his last day as he wasn't prepared to work to the low standards expected by the very large national company. It's obviously still going on. Doesn't the local authorities building control department undertake inspections these days?

I agree with everything apart from putting a level on the socket. Electricians quite often fit by eye to the pissed walls in england. If you use a level it looks wonky. When I started it wasnt the way but it is now....

I'm guessing there will be a documentary in around 20 to 30 years time as all these new builds get condemned, fall down or have major structural failures. Will turn out there was a major cover up, back handers to politicians etc. All the builders saying "we were just following guidelines", and yer man here will be the one voice saying "but it was known all along, you just never did anything about it!". Obviously this comment is meant to be darkly humorous, but let's face it, Grenfell fire should never have happened, but it did. Imagine a ridiculous scenario where flammable cladding is used on a block of flats. Ridiculous, but absolutely shockingly true. In my industry (automotive) vehicle interiors can only be trimmed with materials with a set amount of fire resistance, and all materials have to be tested. Why is it any different on a house?
In theory if you bought it cash you could probably legal your way out but the most reasonable solution would be compensation and rectification. A house is a bit too big and specialised a purchase to “refund.” If it’s mortgaged, no chance because your bank won’t care, they’ve got you locked into a long term loan even if you could get the developer to give you a “refund” you would face a massive penalty to pay back the mortgage in full etc

About a mile from where I live is a new housing development, 2,400 properties. Why I ask myself are so many nice new homes up for sale when they are only 12 - 24 months old ? Too many wood wankers, brick monkeys and other chancers work for property developers. Not until it costs building companies an obscene fortune will anything change.
Although the standards on site have definitely dropped its a double edged sword. Every person who buys a new build house will get at least one (but usually several) walk rounds of the house. It doesn't take someone who's even particularly savvy to bring along a couple of levels, unscrew some bath panels, look behind some kitchen plinths and generally get a feel for the effort that's been put into that plot. Until the handover day the power still sits with the purchaser. Although I don't condone the somewhat lackluster job that's done in several plots I do think it's time potential buyers dropped the rose tinted specs and really dug into what they're giving their life savings for. It's funny how quickly problems can get remedied when they desperately want your money.

What of the FOUNDATIONS To this House and others!!!! ???? As a Former Builder of Timber Frame Houses of the highest Quality if there were two or three "snagging issues" they were usually very minor - some inch or two of grouting missing in tiled floors, a socket fairly loose, a patch of emulsion paint missing on a second coat (due no doubt to bright sunshine at the time) etc. The usual "Friday night" ones with tradesmen wanting to get home - at past 5 pm and not at 3 00 pm "because ut was a Friday!!!" Am beyond stunned and angry that these houses ever get past the Foundation stage! Moreover that Estate Agents have the Unbelievable GALL, DUPLICITY In selling these "houses"!!! Criminal!
Cheap labour, kids on site , kids managing sites, lazy site managers, site managers that spend whole day doing paperwork and not checking anything. Pay peanuts you get monkeys. Worked on so many builds over the years and all it is now are 20 year olds fresh out of the classroom running sites because no one wants to pay a proper rate for a proper job. No pride in workmanship anymore. Half the lads on site are just pissed up, stinking of weed, on drugs and laze around all day because they are on a day rate

This is problem with new builds, a lot of time they want the build done as quickly as possible so they farm out all the jobs on price work, which mean if say your a chippy and they offering price work for hanging all then doors like 100 need hanging they get a couple of chippys in on price, who start bnagning them out as quick as possible so they can earn as much as possible, and dthey most as there are only so many and they are agains other chippys doing t5hey same and when they are done then jobs is over, it creates a culture of 'that will do' style work and cutting as maany corners as they can get away with......which lead to 100 doors that have been hung poorly with rough edges and inconsistant gaps and keeps and hinges cut out with massive gaps.....ect and the phrase 'HAVE SOME PRIDE IN YOUR WORK' IS UNHEARD OF' only 'absolutely shocking'

The homeowner hires us to inspect the property, we provide a report with photos and descriptions which they pass on to the devs to rectify for free
