    Jeez, a crack up boom it has been can it still go higher before the rug is pulled and middle class is decimated with no retirement savings etc??

      No rug will be pulled. I have four properties and even a downturn won't affect me. House prices can fall 50% or more and it won't take be a problem. There are other factors involved that won't change much

      @@herbertvonsauerkrautunterh2513 very good if debt free and have a few properties you have done very well for yourself. Yes with higher property values the more rates are charged with increases with insurance and property tax’s. hope it all goes smoothly for you. All I hear are tenants destroying interiors of houses and losing their bonds , what’s the cost to fully paint interior of a house today 30k?

    But none of the recession periods were actually that bad. There were no land price collapses.
