Love this concept! My first home was 2000sf, eventually moved to 3,500sf, and now my husband and I live on the water in a 900sf bungalow. It’s our favorite by far. Less to manage home wise means more time to enjoy life. Easier to clean and maintain!! 1,100sf is totally doable for a small family.
Big home does not meant it has to be more to manage. I love me a big living room and gallery corridors. Just get a roomba, never put any carpets inside as they're disgusting and dirt prone no matter you're the cleanest person ever and it's nice.
i think it's much better than a townhouse . and you get a nice back yard as well . yet the back yard is a little small . and the shared driveway is not so great as well . overall i think its' a great investment . the rooms and a nice size and the layout and presentation of the kitchen and bathroom is excellent . great video excellent presentation . thanks for posting Monica .
Yay! Glad DADUs are being covered. I hope however they don't get captured by people who turn them over to be rented. We need more long-term permanent housing stock in the city that's available and affordable to first-time homebuyers...it's frustrating to hear DADUs might be snatched for the rental market gains.
This was so interesting to watch!! As an agent here in the southwest metro of Minneapolis I LOVED hearing about this trend in your market! Keep up the great work Monica!!
Fellow realtor here! (TX) I would loveee to see a behind the scenes tutorial style video on how you film your RE content videos (like if you do the walk through first, then shots where you are in frame, if you're usually able to do it solo or have someone assist, etc). As someone completely inexperienced with vlog style, I know this would take me forever to learn but if you ever offer tutorials, courses or coaching for content I would be interested! Love your content!
Beautiful home. I need to have a two car garage. Is it common for WA to have one car garage for homes? Townhouses are common to have one car garage. I'm thinking of taking aerial photos for Real Estate Agents. What do you think is the best approach to let them know I do aerial photos?
Just moved into my Seattle DADU this weekend! It’s 1100 sq ft 3/2.5 with a garage and really sizable yard, even bigger than the one in the video. We offered hours after it listed and were already 1 of 3 offers!
Monica, I am wondering how we can make an access way possible if it’s built in the backyard and there is another house behind it. Please let me know your thoughts on it.
The home had a lot going for it but the backyard was meh…. the only place you can really do summer cookouts and grilling is on the rooftop deck but the lack of outdoor space for the kids and pets is going to be a dealbreaker for people looking for a family home.
In NYS townhomes and condos come with reduced property and school taxes, as HOA’s supplement them. Is this the same for DADU’s given they are still standalone property’s but share a lot?
I have been saying this FOR YEARS. Builders have been refusing to build small homes because of lack of profits - but they're realizing now - they're not making profits when things are too expensive. We need to go back to 1k sq foot homes as a society. Period.
If Washington State passes the current legislation, 2 ADU's per house will be allowed all over the state. Currently my neighborhood HOA in Kirkland does not allow Mother-in-Laws, or ADUs let alone DADU's
So people in this location be making 1 Million a year with them selling homes at an M and its 1K sq ft... WTF... So what you saying is I can work an Amazon Warehouse job and the cost of homes make sense because I'm paid at 50 dollars an hour....LOL
Thank you for watching! If you are interested in buying a home in Seattle and need help you can email me at: monica.church@compass.com

The rooftop deck would sell it for me especially during summertime
i love the rooftop deck on top of the garage. it's so cute
Right? This is the first time I've seen that design, it is awesome! I really hope more builders replicate this floor plan, it makes a lot of sense.
Waste of space
I really love this! There is plenty of indoor/outdoor space and it is very spacious! ❤
DADU's are awesome. I hope other cities outside of Seattle approve such builds. Nice video Monica.

Agreed. The state might pass a law making it even easier for any city to build them, that would create even more inventory for everyone atleast!
Detached Accessory Dwelling Unit. Love the new law that allows an AADU+DADU on almost any lot.
Shelby should buy it

Wow 3 bed at 1,100 sqft? What neighborhood and price? Congrats!
@@monicachurchrealtor its the best DADU layout I’ve seen! The rooms are huge, too. $740K in Pinehurst!
Amazing real estate video Monica! So professional and clean, entertaining too. I love this concept of a home. Perfect for almost anyone.
ingenious idea...it's beautiful and a great yard
Jason is a natural in front of the camera!
Hey Monica, what size lot do you think is needed to build a DADU like the one you featured?
Love the design a lot!
Who is the architecture and the builder?
I think this house is perfect for Shelby, IF she can get a car charger installed in the garage. =)
Where does the washer and dryer go ?
This video was very educational for me. I love this idea plus the design/layout is stunning. I wonder if they would rent these types of homes as well.
Good video churchy but you didn't mentioned the price of this place
Why'd they call it a Dadoo? Great for one or two people. What was the relative price difference between that and a house vs condo?
Pop off Jason! 🎉
Super cute!
Jason your partner in real estate?! How did I miss this! Excited for you two!
Not bad. The deck is great. Just the first floor has so many windows and doors, while the second floor’s main bedroom only has a tiny window.

Those looking for more space will likely have to go out to the suburbs a little bit! Great options with bigger yards there.
Has this been sold?
Please guide to me am planning to buy a 2-3 BHK or a row house in Seattle

I live on another continent, so this video is just educational to me, but interesting nonetheless :)
SO HOW MUCH
One mil, you buy something like this? Hard to believe..
Why did I think the first home was a greenscreen at first lol
The lighting was weirdly so good, I know what you are saying haha.
Price please
oh so cute house.
Does it have a laundry room?
It has a laundry closet for the washer/dryer, but no extra storage. This is typical of homes like these here in Seattle.
@@monicachurchrealtor Cool, thanks!
Nice video
A Million Dollars for 1000sqft what the hell
How much do these go for?
She says in the video
7000000-9000000
How much is this home? It could be only available for rent for these share property homes.
This is a separate home that someone actually purchases. Probably about $700,000 in Seattle.
I have been saying this FOR YEARS. Builders have been refusing to build small homes because of lack of profits - but they're realizing now - they're not making profits when things are too expensive. We need to go back to 1k sq foot homes as a society. Period.
900,000?!? for DaDu ? 😅
You forgot to say that area could be ruined
When less is... less. LOL
Thanks for not sharing the price. The most important piece of information.

Which one are you again?
"my boyfriend moved in with me" is just another way of saying "we are shacked up"
Ok...and? Who cares?
