There are some Mortgage Brokers who are free of charge and obtain their fee from the banks on referral so I would strongly recommend you shop around for these . . To legally exchange on a property you are required to have your Buildings and contents insurance set up . . The legal process usually takes between 8-12 weeks . . A ‘ Full Survey ‘ is known as a ‘ Home Buyers report ‘ they can only make comments / recommendations on a properties structure . . If it flags concerns about structure you then need to have a ‘ Full structural survey ‘ which is also additional money . . If a surveyor down values a house then they will not offer you the mortgage . . You have to also watch out for a properties construction as some are known as ‘non standard construction ‘ and the majority of lenders won’t lend on these either ... . You currently need more than a 5% deposit and there are only a handful of 10% deposits also available . Just thought this may be helpful as I’m an experienced Estate Agent .

Great informative content! 💜 I have a question regarding surveys.... if you decide to get a full survey done privately anyway, could the mortgage advisor use that one for his review (as I'm assuming it is more in depth) and save yourself the mortgage survey fee? Or are they totally different surveys?

Don't use developers solicitors! Always get your own especially if you are trying to buy a freehold house because these solicitors tend to be in kahoots with the developer and at the end of the day you need someone who will be acting in your best interest. Research fleecehold scandal.
