Great video, We are in real estate investing since 2015, your video is like the toppings to the pie. Encouraging to carry on and never slow down- time to help others to be successful, cutting their chains of the mundane rat race.
I'll slowly work my way through the video, but one thing that's been a problem these past few years is trying to cashflow on homes since housing prices skyrocketed. I'd basically have to put 80% down just to cashflow. Hope the video can answer how to do this without putting so much down.

I apologize if I you covered my question and I missed it. Is it better to buy as many properties as possible even with a mortgage if rental income still covers the payment or is it better to pay cash and have fewer. My husband sold an s-corp this year but he is now running the business for the buyer and receiving w-2 income as well as nearly a million with another million coming the beginning of next year. I think what I've learned from you, we need to invest in real-estate and write off segregated depreciation to offset w-2 taxes. What do we do with the capital gains from sale of business to avoid paying taxes. Do I have to get a real estate license? Can we buy property and throw up prefab 4 plexes? Can we buy a 35 ' yacht and use for leasure as well as Airbnb and write off slip and costs. Can you depreciate it. We need a lot of advice. Desperately need to hire someone. My husband also currently has a c-corp in order to make transition. His dad passed last year as well and he inherited a couple a hundred acres of land in Montana. What do we do?

I'm one of those 50 year old you mention but i don't have much of a golden cage. I understand the asset liability relationship but my wages have been low for too long. I have a net worth and liquid assets that can't generate any income worth mentioning. What's my first step? Keep looking for more wages?
