This is some real quality content bro. However I want you to consider one thing.There are some fixed deposits that provide greater interest rate than housing loan interest rate (e.g.shriram city union finance). Moreover, housing loan is calculated by reducing balance method while fixed deposit interest is calculated by cumulative method. This means that 1 lakh invested for 3 years will earn around 7.95% with shriram that gives you almost 1.23 lakh at the end of 3 years which is a good option if you compare with loan prepayment

But in case of variable home loan interest rate, the rates might increase in future and accordingly we have to decide whether to prepay first or invest the amount. It depends on case to case. How does prepayment impact our tenure ? As an example, lets consider 2 cases in the above example :- Case#1 :- We are doing prepayment of 1 lakh Case#2 :- We are doing prepayment of 1.1 lakh, What's the difference in tenure in both the cases if EMI is same ? This is because bank generally talks about EMIs in terms of remaining months/tenure and if remaining months are same in both the cases whether we repay 1 lakh or 1.1 lakh, where exactly we are getting the benefit ?

I have a query on home loan. My loan AMT is fully disbursement now. In between I have opted for conversion twice to reduce interest rate from 9 to 6.9. my query is if it is wise to increase EMI. As per many suggestions, emi can be increased which will reduce tenure drastically. But the interest component will also increase accordingly, which is what the bank may want as they wan us to pay max money initially. Or is it wise to not increase the EMI but accumulate money and do part payment so it will reduce tenure to a huge extent. Or should I do both. Which is beneficial. Your suggestion pls.
You have commented on 4 of my videos and got my attention successfully 🙂 Anyway. Yes, increasing EMI will help you reduce the tenure drastically and also total interest will be reduced. It's not true that interest increases with increase in EMI, the total interest actually decreases with the increase in EMI. Secondly, doing Prepayments will again help you to reduce overall interest and tenure as well since it reduces your total outstanding balance on loan. So doing both is the best option here. But little bit of caution here. Don't use your entire funds in increasing EMI and doing prepayments, keep some funds for your basic needs as well. So plan accordingly to set the EMI, the amount you can afford every month to pay EMI and once you have some additional funds, do regular prepayments. Use my excel calculators to plan accordingly. I hope this will be useful. Let me know if anything else is required. All the best 👍 I'll paste this on all of your other comments so people find it useful 🙂

@@infinitex2252 yes you are right. Increase in EMI will increase principal and interest amounts "on monthly basis". You can do one thing to understand more: 1. For 20k EMI, check the interest amounts and add all interest amount of all months throughout the tenure. You'll get sum of interest for 20k emi 2. Next, for 30k EMI, add interest of all amounts throughout the tenure you'll be paying 3. Now compare total interest amounts of 20k EMI with 30k EMI 4. Notice, 30k EMI months (tenure) will be less compared to 20k EMI tenure You'll find total interest you'll pay with 30k EMI will be less, which is what we want - to pay less interest "overall" right? Your confusion is - you are comparing interest amount of single month for both EMI. Instead you should check the total interest you'll be paying throughout the tenure after comparing both amounts of EMI. In this way, higher the EMI you pay, less interest you have to pay. But as I said, plan accordingly. Doing only prepayments will also work in the great way as you must have seen in my videos. Hope this helps.

Yes if you can close loan before time than it is good considering you have lot of interest to be paid.. if loan is in last stages like 12-20 months pending than majority of the interest amount is already taken from you in which case let the normal EMI should be allowed to be paid. Depends on your specific case and tenure remaining in your loan so please use the excel sheet I have provided

After watching Ur video, I hve prepaid 70k rs to my loan account on 12 June 22...then the outstanding amount was shown to be 1837500.. Today when I again checked my outstanding amount, it is been shown as 1850000...an increase in outstanding amount, how is this possible???
Principal amount should not increase. Check if this amount also includes interest amount as well, since interest rates have been increased in last month. If it is only principal amount outstanding then check with the bank

Taking longer tenure like 15 years then prepaying it is more beneficial or short tenure like 10 years then prepaying will be more beneficial. As it is in my mind to prepay my loan earlier so i was thinking to take 10 years tenure but people are suggesting that I take longer tenure like 15 years then prepaying it will be more beneficial.. is this thing is right.? please suggest
Longer tenure will obviously make you pay more interest. So here 10 years will be more beneficial provided you can pay the emi as it will be slightly more compared to 15 years tenure And prepaying with 10 years tenure will help you close your loan faster compared to 15 years tenure
Thats a great with clear content , @fincalc I have few queries : As you mentioned on prepayment , like do we need to do on principal or inrest , would there any option like that or ideally we need to pay the 1lakh directly from our bank to the loan account so this will be calculated there is some confusion around how to prepay as in we should inform the bank on what we need we are paying for ?
fincalctv please clarify my doubts from your video: 1. We all know home loan doesn't come from bank straight forward like all 30 lacs in 1st month of loan sanction. They will release based on home stage wise completion so in this case person will be getting 30 lacs in 4 installments (as an example) and each installment will be at a gap of 4 months. In this case still this excel is valid? as tenure for 2nd,3rd and 4th installment of principal amount is reduced in calculation by 4 months for each installment respectively if we are not changing end repayment date. 2. where to get changed interest rates lets say as an example based on lhplr/repo rate etc. from 2021 till date and how to interface in your excel. 3. where to get rebate/subsidy issued occasionally by government and how to interface it in your excel.

Reduce loan term. Keep EMI same.
Because reduction in EMI will again take more interest amount from you which will cancel the benefit of prepayment

As you mentioned on prepayment , like do we need to do on principal or inrest , would there any option like that or ideally we need to pay the 1lakh directly from our bank to the loan account so this will be calculated there is some confusion around how to prepay as in we should inform the bank on what we need we are paying for ?
fincalctv please clarify my doubts from your video:
1. We all know home loan doesn't come from bank straight forward like all 30 lacs in 1st month of loan sanction. They will release based on home stage wise completion so in this case person will be getting 30 lacs in 4 installments (as an example) and each installment will be at a gap of 4 months. In this case still this excel is valid? as tenure for 2nd,3rd and 4th installment of principal amount is reduced in calculation by 4 months for each installment respectively if we are not changing end repayment date.
2. where to get changed interest rates lets say as an example based on lhplr/repo rate etc. from 2021 till date and how to interface in your excel.
3. where to get rebate/subsidy issued occasionally by government and how to interface it in your excel.
already paid 8 years emi of 15 years tenure...is it good to pay extra emi now

Hi bro In home loan which one we pay principal or interest charge for monthly
our EMI consists of both principal and interest amount. Interest amount is high initially and decreases with time, whereas it is opposite with principal amount.

You EMI has both principal + interest amounts included. When you make prepayment, you only pay principal amount
