Their hearing is better than ours..... There's probably something on the ventilation making sounds when air blows by it.... Contractors are notorious for leaving stuff inside the ventilation.

Morgue maybe the cause of what your cat is seeing, sometimes spirit leaves body after it expires and go through walls and enter other buildings nearby.

I will try to say this without being or sounding condescending. A cats brain uses frequencies that most humans do not operate on, therefore they are literally able to see in mutli dimensions. If you Google cats brainwave activity or read or did your research you wouldn't have wasted 10 minutes.
Most likely, something has a nest in the ceiling. Cats hearing is very, very sharp.

It is a spirit. My German shepherd did this when her beloved brother died. The answer is yes but nothing to be afraid of.
