Locals are being priced out, foreign investers are moving in. There are more Native Hawaiians living in the mainland than in Hawaii. The culture and identity of Hawaii that was created by the Native Hawaiians is dying, especially in Oahu.
None of those shops are owned by Hawaiians, in fact most of them are owned by new transplants that participated in the diaspora of Hawaiians you mentioned…. I think it’s time they experience what it feels like to be priced out as well except they’ll never know what it feels like for Hawaiians, because this isn’t their ancestral homelands and they don’t belong here.
There are consequences to governments spending money like drunken sailors and printing money to pay for it. And those consequences are inflation and interest rates, both which determine rental rates.
The loss of local businesses, especially those business that have been around for years and have a devoted customer base is tragic. Hawaii is quickly losing local businesses to mainland corporations (and their traffic nightmares day and night.). I hope the other islands see the problems of Oahu and opt out of mainland problems and corporations. If not Hawaii's culture and what (used.) to make it special will be overlooked and lost forever.
Most of the businesses are NOT owned by locals, they’re owned by new transplants, whose moving here has participated in the diaspora of Hawaiians and actual locals… there isnt anything about Haleiwa that promotes or displays the Hawaiian culture, it’s just new transplants trying to commodify and exploit Hawai’i for their financial gain.
Most of these shops are owned by new transplants who are exploiting and commodifying a culture and land they aren’t even from, for their own personal financial gain…. raise the rent, price them out, let them know what it feels like…. not that they could ever actually know since this isn’t their ancestral homelands and they don’t even belong here in the first place.
Well if you don't like it then maybe you should stop consuming the massive sea cargo ship loaded full of imported oil every single day of the year. You reap the benefits of a first world country just like everyone else with your consumptive lifestyle but then cry like a baby claiming that you're somehow a local. I wonder how much Howard Green, the shopping center owner who actually sets the rents, makes from these leases. I also wonder how much of that profit he donates to the education of Hawaii’s youth or any other charity that invests into Hawai’i. As long as we stick to this American fiat dollar system, this is how the future will look. This is the inflation created by U.S. money printing, which is at an all-time high. Don’t just listen to the news. Educate yourselves.

With higher land evaluations, the property tax increases, so if the value of the land goes up, then the rent must increase.

All the investments that KS owns goes back to the Schools and outreach programs. They own real estate in other states as well and other countries.
