    Great video but why would you prefer to sell the real estate?

      Great question. If we are trying to do a no money out of pocket deal, we usually need to use the assets to provide funding. Right now, real estate is trading a pretty high premiums to historical and that and seller expectations of what the real estate can and probably will bring make it a lot easier to complete the deal with no money out of pocket if we either leave the real estate out of the deal, or it’s in the deal, but we sell it after closing to pay off the debt to the seller. Not every deal is the same and there are times we may want to keep the real estate, so it’s just a general guideline when working on no money out of pocket deals.
