As someone who is currently having issues with their manager, I literally stumbled upon this video. I'm a single mother and have always wanted to be financially free. I've always had an interest I'm property but have bene perplexed how to get into the business in a halal manner. This has sparked my interest again and I think I'm going to istikhara about pursuing this once again. May Allah make it easy for everyone struggling to make it financially while still remaining true to their faith ameen.

Misleading thumbnail. There’s a big difference between £1.5m in revenue and £1.5m in profit. I’ve attended his free webinar and he stated that his margins were somewhere in the region of £12k per month. That’s the figure that should be advertised, not £1.5m. It’s disingenuous. No disrespect or anything, I pray Allah makes Tanim successful but please don’t sugarcoat the facts.

@@thespeedyeagle revenue doesn't feed you and put food on the plate. £12K is an awful lot of stress and headache to manage 162 tenants in 37 properties. you're dealing with repairs, viewings, dealing with landlords chasing you for rent, tenants not paying on time. etc. If he wanted to use is finance brain from lsc in a less stresssful way, he should have started a charted accountacy practice. would have gone that sort of income quite easily.

On a side note I need to touch base with Tanim, as I tried a HMO few years back and Alhamdulilah it did well and as he mentioned it actually did get featured on Homes Under the Hammer, so when he mentioned this as one of his dreams In the interview I did have a chuckle. I think it has good potential and want to do another one and I am sure he will have some good insights and advise.

I should do this as well, because I'm very grateful for what Allah has given me, I just can't bring myself to do this , islamically for me there's no way to justify doing such a thing, it would literally be me showing off as there is no education in these videos, but mostly just showing our nice things and telling people the nice things that happened to me along the way. Listening to the video it seems his business boils down to this. 1. Contact landlords using public records to find HMO licenced properties. 2. Convince them to give you their property like they would to an agency, except you're just an average person and could be planning to move in sketchy people into their house while promising you'll fulfil their rent and somehow take care of their property when you yourself said "I want passive income and don't want to always have to deal with getting things cleaned or whatever" (paraphrasing). 3. Somehow find single occupants for every room to fulfil your promise to the landlord and be able to actually pay them what you promised What you haven't said is how it is different to any agency already doing the same locally and those who have "managed" options to fully maintain the property at the same time. And you've not explained how your model allows you to not bother with cleaning and maintenance since that's something you explicitly said you wanted to avoid. Too many holes, sounds unethical to me overall and you're heavily relying on the landlord buying your sales pitch and give you his house not knowing if you're a scammer or a legitimate business. As a landlord I'd just give it to a well known agency instead so you've not explained why they would bother with you in the first place.
in a nutshell yes, landlord takes a big risk with these people. In reality landlord won't go with this, unless these people guarantee rent (personally) and then offer more money than the exisiting letting agent. This hikes up rent to the tenant and they actually take slimmer profits than a letitngs becasue they are taking more responsibility on runnig costs, maintenance and paying more rent to landlord. One has to ask, why not just sell a course on being a lettings agent? LOL. Because it's not sexy enough. To manage the ptoperties he does, I can tell you his profit is nowhere near his revenue. On £1.5M rent he takes annually. Probably £1.2-1.3M is probably given straight to the landlord. The rest is the profit and he has to pay his staff (I can assure you with this many properties they'd need several staff to manage it. There is no money to be made he is taking so much risk and stress on this business. this is why he's teaching a course on this. That's where he's making his money.
@Tan what is this "brand", it means nothing. No landlord has heard of this "brand". The companies house filings just suggest it's a very small business with £40K valuation. The landlord has bigger balance sheet in his single property portfolio. He/she is not going to be imprressed by a "brand" with £40K valuation. The only way to get trust in rent to rent is experience in the lettings game. Your first few properties will be people you know, family members, school freinds etc. If you dont have that network. You got no start. Save you £15K if you dont have a network of people to get as clients.
Someone should make a RUclips channel interviewing the 1,000 of people who failed in these entrepreneur ship, we only see the successful ones on RUclips, what about the importance of having a college education and stable job, when your side gig and entrepreneurship fails (99 fail), your seeing the 1% who paid it on RUclips.
Some people need stractured life and daily jobs gives that opportunity. My son studied international banking after graduation he made 120 applications 40 interviews he finally got the job he wanted, he writes the rules and regulations for now he loves it. He always liked routine, he never really liked reading books as a child, he used close doors with his books, but I encouraged him. He teacher said he's so bad at studies he can't be an accountant after exam results he came home crying. After 17 my son said he's brain grew, and now he mentors young boys. I just want to say to young men don't give up, brain path ways grows untill 24/25. Take your time.

Reason for the doubts is that anyone running a successful business doesn't really need the hassle of selling courses giving away the thing that's most valuable, the knowledge to that success. Most of the people doing this are making the real money off normal people selling the course, rather than actual business

From what I know of Tanim, he's a genuine brother. In any business there is an element of risk. Anyone entering into a business is taking a calculated risk. What people forget is, often the risk of staying where you are is greater than the risk of trying to start a business.

There are lot of incorrect assumptions being made by people who havnt attended the course/webinar. Also these courses are usually free.. I have personally attended a 3 day workshop. Now intentions are only known by Allah But from what I have witnessed it doesn't seem to be a money grab and there is no pressure to start the business with br Tanim himself. He literally says at the end of the 3 days You can go and implement this yourself after learning and reviwwing the mechanics of the system...or continue and invest with him to use All his knowledge/contracts/contacts/branding leverage red-tape taxing knowledge etc and continued live support for a period of time. Thats what you pay for if you want to start it With his help not for the course it self
Renting properties is not passive income. Im a property investor with a large portfolio. Properties are a headache. If you want truly passive income then i would recommend investing in the Stock Market and buy Dividend Stocks for passive income and Capital Growth Stocks. Im looking to sell 90% of my portfolio and put that money into Stocks.
The practice of teaching others how to start a rent to rent business is often considered a scam because of the significant challenges and low profit margins that come with it. Those who engage in this business model often resort to teaching others in order to make money. It's disappointing that IFG hasn't asked the difficult questions. Tanim's story and corporate experience sounds very sketchy and qualifying every other sentence with "figures", sound a lot like a Guru.
Yeah, how much of the £1.5M is profit. LOL. Anyone can do amazon ecommerce and do £1.5M in sales, but the profit can be as low as 150K on those sales. He's selling a course because he's not making profit.
@Tan that's revenue. Outgoing cost is lions share of that. landlords aren't giving their properties for peanuts. He mentioned he has 160~ tenants and monthly revenue is £125K. That's £781.25 per tenant. I can tell you a room in a HMO in London starts at 6/7/800 in tower hamlets. He would be skimming very tight margins from each tenant. And that's going to be tough going because he guarantees rent to the landlord. If there are gaps in tenancies that's several months worth of profit lost. If a fridge breaks down, thats £300 for a new one and that's a months worth of profit from a property gone. I love how you were close enough to him to see his rental revenue but didn't look down on the bank statement to see all the money leaving the account! Deceptive!
As a portfolio landlord of 8 years in the game, it's better to scale slowly and with equity than these rent to rebt schemes. The stress of being responsible for labdlords rent during void periods, bad tenants etc is not worth it. I've done rent to rent for big buildings I've turned to HMOs, but I always reinvest the income to cash purchase alongside savings from my day job. Alhamdulillah I'm lucky with my income that I was able to do this, however I wouldnt recommend going in to property through rent to rent, it's stressful and definitely not passive, which rest of my properties are 99% of the year
I dont really understand the journey, he speaks about making 15-20k a month from the tuition business which is a significant amount of money but leaves that business because he does not have the free time he wants. It then suddenly goes to 0 (due to covid?) and then needs to borrow 5k from a friend for another business. Perhaps i missed something in between this.
The probably nets like 50k per year. Why u talking like he’s a millionaire. He’s not. Not even close. You can see by how he speaks and the things he says.
I would carefully filter your guests to make sure they're not ACN/MLM millionaires or rich off selling "courses". By the look of the comments this guy could be sketchy in that area. Most people don't want to lose their ethical values when making money. This chap said he had no money, offered his friend 1/3 of the business but needed him to buy 3 properties for his business. That friend must be loaded or stupid. The first rule of investing is to only invest with those who know the area you want to invest in (i.e. invest in a car business with someone who has bought and sold cars as a business in the past). Otherwise it's a pure gamble and you'll likely both lose your money. You have to fail in order to succeed and that failure will teach you lessons. When you invest with someone with experience you're essentially skipping the failure part and relying on their experience to succeed.
Just came across the first victim of his. Someone I know paid 10 grand for a course. Went on the course a year ago and have nothing to show for it. I have said this before and I will say this again. There is absolutely nothing this guy can teach you that you can't research and find out yourself. How to register a HMO. How to get a tradesmen, how to run a estate agent helpdesk, how to draw up contracts and rental agreements. These are all things you can do. If you need to learn these things, just work at lettings agent for a year - you'll earn money and you'll learn everything you need to learn. This cannot be worth 10 grand.

Housing is a perfectly legitimately business and this is one of a few none Riba areas we can get involved in. But he can teach when he has something to show for it. He hasn't, at least according to public records whereas you have qualifications and work as a doctor. Online charlatans exist everywhere. It said 0 to £1.5 mil; just because it doesn't specify revenue doesn't make it misleading, because that's still quite impressive.

My son studied international banking after graduation he made 120 applications 40 interviews he finally got the job he wanted, he writes the rules and regulations for now he loves it. He always liked routine, he never really liked reading books as a child, he used close doors with his books, but I encouraged him. He teacher said he's so bad at studies he can't be an accountant after exam results he came home crying. After 17 my son said he's brain grew, and now he mentors young boys. I just want to say to young men don't give up, brain path ways grows untill 24/25. Take your time.

Reason for the doubts is that anyone running a successful business doesn't really need the hassle of selling courses giving away the thing that's most valuable, the knowledge to that success.
Most of the people doing this are making the real money off normal people selling the course, rather than actual business

From what I know of Tanim, he's a genuine brother. In any business there is an element of risk. Anyone entering into a business is taking a calculated risk. What people forget is, often the risk of staying where you are is greater than the risk of trying to start a business.

Also these courses are usually free.. I have personally attended a 3 day workshop.

You can go and implement this yourself after learning and reviwwing the mechanics of the system...or continue and invest with him to use All his knowledge/contracts/contacts/branding leverage red-tape taxing knowledge etc and continued live support for a period of time.

Renting properties is not passive income. Im a property investor with a large portfolio. Properties are a headache. If you want truly passive income then i would recommend investing in the Stock Market and buy Dividend Stocks for passive income and Capital Growth Stocks. Im looking to sell 90% of my portfolio and put that money into Stocks.

He mentioned he has 160~ tenants and monthly revenue is £125K. That's £781.25 per tenant.
I can tell you a room in a HMO in London starts at 6/7/800 in tower hamlets. He would be skimming very tight margins from each tenant. And that's going to be tough going because he guarantees rent to the landlord. If there are gaps in tenancies that's several months worth of profit lost.
If a fridge breaks down, thats £300 for a new one and that's a months worth of profit from a property gone.
I love how you were close enough to him to see his rental revenue but didn't look down on the bank statement to see all the money leaving the account!

As a portfolio landlord of 8 years in the game, it's better to scale slowly and with equity than these rent to rebt schemes. The stress of being responsible for labdlords rent during void periods, bad tenants etc is not worth it.
I've done rent to rent for big buildings I've turned to HMOs, but I always reinvest the income to cash purchase alongside savings from my day job. Alhamdulillah I'm lucky with my income that I was able to do this, however I wouldnt recommend going in to property through rent to rent, it's stressful and definitely not passive, which rest of my properties are 99% of the year

It then suddenly goes to 0 (due to covid?) and then needs to borrow 5k from a friend for another business. Perhaps i missed something in between this.
Simple answer - All invested back into the business in growing but fair question and one I think Tanim should address in the future insha Allah.

I would carefully filter your guests to make sure they're not ACN/MLM millionaires or rich off selling "courses". By the look of the comments this guy could be sketchy in that area. Most people don't want to lose their ethical values when making money.
This chap said he had no money, offered his friend 1/3 of the business but needed him to buy 3 properties for his business. That friend must be loaded or stupid. The first rule of investing is to only invest with those who know the area you want to invest in (i.e. invest in a car business with someone who has bought and sold cars as a business in the past). Otherwise it's a pure gamble and you'll likely both lose your money. You have to fail in order to succeed and that failure will teach you lessons. When you invest with someone with experience you're essentially skipping the failure part and relying on their experience to succeed.

Just came across the first victim of his. Someone I know paid 10 grand for a course. Went on the course a year ago and have nothing to show for it. I have said this before and I will say this again. There is absolutely nothing this guy can teach you that you can't research and find out yourself. How to register a HMO. How to get a tradesmen, how to run a estate agent helpdesk, how to draw up contracts and rental agreements. These are all things you can do. If you need to learn these things, just work at lettings agent for a year - you'll earn money and you'll learn everything you need to learn.
This cannot be worth 10 grand.

Any business can be deemed "exploitative" I don't know the details of this guys business model, sounds legit to me. Housing is a perfectly legitimately business and this is one of a few none Riba areas we can get involved in.

On another point, his income may not be reflected on companies house accounts if he is reffering to his current revenue, anyone who has done company taxes will know the lag.
I make my living working as a doctor, I also get paid when I do external teaching, so I do not understand the criticsm that one does teaching only as a 'scam' or because the primary job doesnt pay, the primary job or business venture may pay very well and one may actually love teaching.

Renting is generally an exploitative market, it makes housing a commodity and takes away from those in need, hence the 'leech' comments.
With regards to teaching, he can teach. But he can teach when he has something to show for it. He hasn't, at least according to public records whereas you have qualifications and work as a doctor.
