    im 16 and love airsoft but im going to try and just start with a decent property and start by doing simple things like building trenches and find lots of free props. i think could save tons of money in the long run but still have an awesome field if designed properly. could possibly even live on the property so there's less risk involved.

    I’m getting so tired of these same fields. I want to make my own. It would have a lot of diversity. Like a milsim idea but shorter and more affordable. So it’s totally easy to access. It would have some hard parts too like a bridge to get over and a final part like a hill with trenches and bunkers. It would have like an artillery field for an objective! Like you’d have to destroy the artillery to win the game. But first you have to get through the heavily fortified gun outposts. I’d have squads too. Like alpha and bravo to add team communication. I’d do this to add a sense of accomplishment. So instead of everyone just shooting each other, you’d be forced to radio alpha to move into the machine gun nest so you can push forward. And when you’d radio alpha and they destroy the nest and bravo moves in, you’d leave that game feeling so accomplished and it’d be such a cool feeling to know you worked together and made it work.

      Your idea kinda sounds like D Day in Oklahoma. Don't try to control the player experience. That's impossible with public play. Best you can do is try to guide it a little but most public play is about making money so you when you try something creative and maybe it isn't as successful as you hoped, you don't really take a financial hit.
      Radios, teamwork, communication. New players don't do literally any of that 🤣🤣 it's like a public COD lobby but those new players are where you start to make more money if you get into retail

      @@CaberUp damn I see what you mean. I might try to do different game modes then. So maybe I’ll do some different simple ones and try out the split teams and get an opinion on how the players enjoyed it

    Great vid. I'm a currenty business owner (not airsoft), and I too was obsessed with my business. I will be moving to Japan this December with my wife, and owning and running an airsoft field is something that has been in the back of my head for years. I have subscribed to your channel. Hopefully in the future I can show you my field =) Have a good day.

      My understanding is that the laws/rules in Japan are drastically different than in the states but everyone is nicer in Japan so maybe it's ok 🤣🤷‍♂️

      I doubt the owner would out right sell it. Terrible business move. An indoor field in LA seems to be a pain in the ass since there's no large ones.
      That would be the way. A large indoor field but I'm guessing the capital involved in that start up is INSANE

    Hey Caber, been following your fields instagram for a while and watching your stuff. I'm 16 and graduating highschool a year early. I'm not planning on going to college I'm intending to go work hard for a few years after I graduate to save up money to start a buisness. The last 5 or so months its been on my heart that I really want to start an airsoft field. I live in central Kentucky where there are no fields here. There is a field 2 hours away in Louisville that is closed till next year and they very clearly only care about the paintballers to the point where it ruins the fun for the airsofters and there is a feild 4 and a half hours away in Paducah, Kentucky. The central Kentucky area and community would be perfect for starting a field. Most young guys in Kentucky (especially my area) between the ages 14-25 are at least into the outdoors and outdoor sports ( like fishing, hunting, dirtbikes/fourwheelers, hiking, and shooting sports) and the community of young men around here are very respectful and responsible especially compared to most places. Because if this feel that my area would be a perfect place to build an amazing non-toxic and respectful community around an airsoft field. I meet young guys from all over the state and my area all of the time and at least 95% of the time they have heard of airsoft, watched airsoft videos and are interested, or have played airsoft on their property with their friends. Almost all of them would love to get into it but don't know where to start as the fields are so far so I think buisness could be huge. I really want start one and I've been talking to my parents (and even my teachers) about it over the last few months and they want me to do it and know that I can. I've also been praying about it for a couple and I really think that God wants me to too. My whole life and even since I was really little I've always been extremely business minded person and everyone I know tells me that all the time. I know I'm 16 right now but I know I can do it after I graduate this schoolyear and save up enough money. I'm very mature for my age (I don't drink, vape, smoke, party, or any of that stuff) to where almost everyone I meet thinks I'm at least 20 and I get asked at stores about military discounts all the time. I really want to do this but I'm working on figuring out where to start. I've been thinking about traveling for a month or so here in the next couple years and visiting a bunch of different fields to see how they operate. Do you have any suggestions? Also thanks for taking the time to read this it means a lot :)

      1. If you aren't planning on going to college, you should really think about enlisting active duty for 3 years and setting your future up that way with stuff like the GI Bill. There's a million reasons why I wish more kids would go active duty for 3 years out of high school but I'll sum it up by saying it's worth it. 3 years is NOTHING after high school and the long term benefits are worth it.
      2. Don't start a business without taking some business college classes if you have no experience in management. A PLAYER has no idea what's involved in business operations because now you have to deal with insurance, permits, zoning, finding a location, operational planning, marketing, etc. Again, 3 years active duty in any branch will teach you a hell of a lot about how to be an effective leader. If you had the money and location right now, I'd bet you'd fail in a year because of a lack of business management skills. I've seen so many various businesses in airsoft fail because they were players who had no sense of how to manage a business. Don't see it as opening an airsoft field. That's just the technical aspect. You need to see it as managing a business. It doesn't matter if it's an airsoft field, a bar, a car dealership, or a construction company. Business management is what makes or breaks a business.

      I live in central Kentucky and read your story and if you prayed hard and you really want this God will make it flourish he will give you what you need. I have been talking to some investors in this exact endeavor and if you live close to the Owensboro area message me some time might be able to help you get started.

      1. How much land if I plan on doing RP events/Milsim stuff/Weekend play.
      2. Whats the best way to register a feild. LLC, Sole, C-Corp, Other?
      3. Is there any way I can not register it as a legal entity. Just play.
      4. Do I need insurance if I have a good enough waver?

      1. At a minimum you need about 3 acres for an entry level outdoor field. Anymore than that and it's really about organization and what you do with that field. With the average paying customer, "milsim" is whatever you say it is. I'd say generally stay away from words like "milsim" unless you have a definition for it. For me "milsim" should have a mandatory uniform rule and that's how you make teams and you stay on those teams until the end of the day.
      2. Depends on the business start up. At a minimum, LLC. We're a corporation because we plan on doing a lot of growth and I feel like an S type is better for the level of growth and expansion we wanna achieve.
      3. No. If you're charging, you need licenses and permits. Based on this question, you're already hella sus lol. If you can't take the time to set up a professional business, why should customers trust you with their money and experience? You gotta do adult stuff to make adult money.
      4. You ALWAYS need a waiver. You always need insurance. We just have general business liability. Stay away from field specific insurance. That's trash.

      Most states don't have specifics. As long as you have everything needed that any business would need to open, the state doesn't care. Typically you'd need a business license, sellers permit if you're going to sell goods, and insurance. Indoor would need a lot more because you'd be subject to whatever local ordinances for building codes, ADA bathroom standards, parking lot laws, fire code stuff like max occupancy and exits. Fun stuff like that.

      Illinois here too. I would love to have my own airsoft field. I hate having to drive an hour+ and only be able to play one day a week.

    There ain’t many airsoft fields in the bay let alone in NorCal the two I am close to is Airsoft extreme Santa clara and DSOC killhouse. Got to drive a distance to gamepod and cqb city. Since Santa Clara paintball field closed its doors for good hopefully they can change it to airsoft but I highly doubt it will happen since the cost of living in the bay area is so high. Inflation is hurting people and food prices is 3 times the amount it used to be a couple of years ago. I felt like Santa Clara paintball could of stayed in business if they have introduced airsoft. But I have seen how they operated they catered towards rentals paintball and rec private match paintball. It was hard for people with their own invested gear to play paintball. Which i think is why they scp ran out of business. It costed 60$ for 1000rds of paint to play but also you had to pay for admission and rent gear which totaled to about 150$ for the day to play as a rental but they did had packages to lessen the expense to play but still it was too much to play paintball and you couldn’t bring your own paint.

      The biggest problem with having a field in California is the lease rate. Developers are buying up all the land they can get their hands on and the money they'll put up far exceeds anything a paintball or airsoft field can compete with.
      Airsoft wouldn't have saved SCP. There's just simply not that much money in it in the grand scheme of things. Plus, they'd have to grow their player base and paintball fields honestly struggle with showing airsofters they care about them as much as paintballers. Airsoft is generally treated like a little brother to paintball.

    If im starting from ground up and looking to lease land, whats a good amount of cash to have to cover rental guns, and retail?

      I'd say as a whole rental fleet, probably $3-5k depending on the size of the fleet and the specific products you want. We use G&G Combat Machines, HK HSTL masks, PTS hicaps and mostly matrix 2400ish MAH batteries. Depending on your expected numbers, I'd say start with 20 full basic rental packages. Assume one or two will break each day.
      Retail is depending on your shop size but at an absolute minimum, I'd say $20k. Entry level rifles, batteries, chargers, basic pistols, green gas, bb's, masks, a few plate carriers, etc.
      Don't worry about internals. You can pre sell those with upgrade packages or just tell them. If they're asking about internal upgrades they probably don't know much about how they work anyway and all tech work should have a 1-2 week wait period so you can have customers pre pay for internals and then order them same day.

    Do you think 16.3 acres would be enough land for at least one indoor CQB arena with a store and bathroom area and two or three outdoor fields? I am in more of a rural town with a population of 16,200 people but there only seems to be about five airsoft fields 40 minutes or further away. I've always loved playing online games where I can create maps and I have experience in the construction trade so would love to make some in real life for people to play on. Maps like nuketown from cod or presidential plane from rainbow six siege along with having a more natural field and indoor CQB arena is what I'm potentially thinking about not just scrap wood barricades thrown together. I just don't know if the location would work with it not being off a highway and the largest lot around here only being 16.3 acres.

      It's not necessarily the size it's the layout. If you just scatter pallets all over a 16 acre field then it's super boring but if you can create a small plywood village, maybe a kill house or two plus have a super nice 25000 SQFT indoor map with a retail space, then yes.
      Look at HTK in Indiana. That's what they've done.
      If I had 16 acres, I'd have one big super fun outdoor field plus maybe 3 or 4 smaller fields. About paintball size. One field is limiting. If I have one giant cool field plus maybe 2 or 3 smaller ones (maybe one could be 100x60 feet, then another could be 300x150ft) I could do more because I can offer more experiences. You could rent those smaller fields out as private party fields during normal business hours. The tournament field we built is STUPIDLY popular right now and I didn't have to spend as much as I thought I would.

    What’s your input on over saturation of fields in a given area. I’ve had thoughts of starting up an indoor field in a business district near me near a major freeway so it’s location would be prime access and the facility has been vacant for some time. However there are 3 open outdoor fields 1 under renovation and an indoor field within an hour of the facility. I’m looking at running it similar to how project n1 is ran in SoCal with a cqb based play style with the structures moving on a weekly basis to keep the field unique and new for regulars and newcomers to have an even chance.

      SoCal does have a bunch of fields but that just means you need to offer experiences they don't. If you're about an hour or so away from any airsoft shop or field, you should do pretty well as long as you mix in a good retail selection. Think about how many different restaurants, gyms, and martial arts schools are within an hour of you yet they all still exist. They focus on the surrounding area, build a community of customers, and provide an excellent experience.

    Well we don’t have a ton of money to spend on guns, masks, and vest for people to rent and stuff like that so idk 😢

      lol year late but i would just build up a backyard collection of airsoft guns and loan them out just charge entry fee and use the entry fee money to buy alot of cheap used guns off ebay or evike i would start at a low entry fee cost and rental cost to make sure players come id say 50$ is kinda high 25$ is what most fields charge i would just charge 10$ or 20$ to get in and make sure you know how to repair guns

      There is airsoft field specific insurance but those are usually where you see MED rules and all that silly stuff. We just have regular business insurance. We don't have any airsoft specific insurance. Honestly, I think more managers play their insurance for so much just to shut people up. Insurance is the least of your worries just like any other business.

    something i wanted to know is why are their so few field in some states in ky we have a single field and 2 paintball fields i have no idea why know their is massive demand for this area

      If I had to guess, I'd say something to do with the socioeconomic demographics of the area plus my understanding is that dudes from the south and eastern part of the country aren't afraid to drive 1-2 hours to play whereas out here it's like pulling teeth to get kids to drive 45 mins.

      Without retail, you'd be looking at around $300k but that would include a decent layout, basic rentals and some retail.

      Avoid "airsoft insurance." It's crap. Typically, it's more expensive with stupid rules.
      Just find general business insurance and write your rules based on what the local community it used to.
      We've gone through 2 or 3 companies because they keep raising and raising without saying why so get ready for that 🤣
