    Whew!!! I can't make this stuff up... the seller wants to walk away from our contract based off of the results of the appraisal. Needless to say, I'm stressed out.       Young Lady Business I’m upset with your realtor, like for real! Go to the FHA site and find a realtor that specializes FHA/Government programs. That is what we did. The seller is suppose to come down on the price. They are refusing to pay for the basic things they are responsible for. My heart is hurting for you because this is the same thing we went through.

      This is soooo wrong. This girl wants a house sooo bad and they taking advantage. She doesn't have money to pay for scaping or whatever. If they aint willing to pay, give her all of her money back. Deposit s are suppose to be refundable. Where is her lawyer!!?

    I wouldn't even be trying to force the deal. The fact they had papers sign to protect them against the lead paint lets you know they already new it was lead. Obviously that house been on the market for so long for a reason.

      In older homes it’s required (the lead paint addendum) but def reg flag with the other stuff

    Personally, I would not pay for something that the sellers should take care of. If I recall in the previous video they refused to take care of the gutters and something else. I am all for home buying but that’s not the only home on the market. The home may appraised for $130,000 but if it needs $10-20,000 in repairs (not cosmetics changes) than it isn’t technically worth $130,000.
    I know you want a home but please operate in wisdom (don’t just make heart decisions over logical long-term ones). When you mentioned the roaches I automatically wondered what other things have been neglected with this home. Please also consider getting a pest control inspection, what if the home has termites or carpenter ants (technically the home owners should pay for pest control)? Lead, mold, foundation/structural, wiring, and infestation issues are nothing to dismiss during the buying process. The homeowners seem to be a bit stubborn and they are trying to sale their home base on “what it was” and “the profit they want to make in the home” and not the reality of its current condition🧐. I would be concerned that they had someone point over the lead... Also there is a strong chance that your interior ceilings, walls, and window ceils etc also contains lead). Lead can lead to health and developmental issues.
    I have learned to heed to red flags because they tend to be warning signs.

      Agreed! This is not the house for her. She shouldn't pay squat! That house is a money pit. You shouldn't put money into a house before the own it. Gurl... if you don't walk away from that house. With a house that old it DEFINITELY has lead paint and they know it. Lead paint abatement is expensive. Lead paint encapsulation is also an option but not work the aggravation

Let me tell you this WHEN GOD HAS SOMETHING FOR YOU you WILL NOT HAVE ONE BIT OF A HICCUP! There’s is nothing faulty or Skeptical about GOD AND HIS BLESSINGS.       I agree. Many years ago when buying my first home, it was like an odyssey that went on for 13 months! Yes, 13 months. I was determined just like you. Once I got in the home, the basement bathroom became unusable b/c tree roots were growing in the plumbing. I called the home warranty company, they said they didn't cover it.
      The utility bill was sky high. It was an older home. It needed a new HVAC system, I didn't know that. The back deck was rotting. Just young and excited.
      I made another mistake of using the seller's agent, (who was also a managing broker), as my agent. So, there was no one to look after MY interest. The agent/broker got TWO commissions! About 2 yrs later, I foreclosed on the home :(.
      Lesson learned: be patient in waiting.
      Now, I own another home. I had a realtor to represent my interest and she took very good care of me.
      I know you want to be on your own, don't rush. Take your time, save a little more money. You don't want a home that has any structural issues. You want to spend your money on making the home "cute."
      I just thought of this: the lender kept saying this appraiser is tough. Maybe the appraiser purposely was hard as a way of protecting you.

      Exactly when God is involved there won't be any issues with the process. It will be smooth sailing the whole time. I had to be patient because my 1st, 2nd, and 3rd choice fell threw because other people bid high but the last one I had 0 issues through the entire process.

    You should consider getting a new Realtor. We just bought our first home in GA and alot of the things the seller is doing are a huge red flags. A strong and honest Realtor wouldn't even go for any of it. As far as the smoke detectors it should be one on each level and in every bedroom! You shouldn't not put up any money! Especially because this is something that is written in the appraisal report! You really should reconsider purchasing this home. For your Realtor to even agree with you coming out of pocket to pay for any of that is crazy to me!

      I agree. Her story seems to be similar to mine. I was about to purchase a $175k house and my realtor was speaking with the seller. I decided that now is not the time for a home purchase because no one was honest in my deal.

      EXACTLY! I forgot the the realtor is also in this process. Why didn't your realtor advise you to walk away? (I haven't watched the end of your vlog yet so I'm guessing the realtor didn't tell you to walk away) but ... is the realtor pushing you to buy as it's an 'easy fix'? I'd be very wary if that's the case.

    So, a thought for you. If you’re getting an older house or a “fixer upper” you have to get into your mind that you will have to finance the “fixing”. The market is in the favor of the sellers right now. So if I were you, I’d get a house that wasn’t so old with all the concerns. You need a more move in ready home babe. I’m sorry this process is so crazy!

      Another problem that most don’t think about is about how older homes plumbing, electrical, water heater etc gets grandfathered in when you buy BUT when it eventually breaks and it’s time for YOU to fix it you have to upgrade it to meet the new codes. I speak from experience, we bought our home and two years later our water heater blew up. We had to lift the new unit off the ground take down shelves and cut into the wall to give it its own space to meet code. It was a headache.

      Agreed, I've commented and said this before. When I was 23 I bought an older home and it was just problem after problem, too much for a 23 old to handle. I eventually had to do a short sale on it because I was sinking in debt from all the repairs. Years later, I bought a new construction home after thoroughly doing my homework about the builder and their warranty. I will never buy another used\older house, my first experience ruined it for me.

    I own a home and went with a conventional loan and the reasons you're having a hard time is because the homes are older which has to be up to code based on your type of loan..FHA USDA and there's another one that will not allow the sell to go through with certain things wrong with the home. You will need to have a conventional loan which doesn't have requirements that need to be met. The only thing about that loan is you may not get funds from a program towards your home like you're doing. I think the best thing is to find a more updated home. Owning a home is more than making it cute. your really want to make sure the foundation is in a healthy livable condition. And I have Fire alarms in every room. Just do not settle. Once it's yours you can't go back and you don't want to be in the middle of a disaster that you can't afford.

    This felt way too familiar… From the back-and-forth with people who aren’t invested completely and you buying your home so they aren’t overly informative or suggestive you almost have to force the bottom line question out of them which is well what options do I have?...Don’t be discouraged love...THIS Is the tough part that you must GET THROUGH Because it won’t be easy for such a great reward at the end. Don’t give up when they aren’t providing solutions I can already see you’re on point with working on finding your own solutions too so keep it up ...I’ve heard so many times during my homebuying process the seller will terminate the seller won’t do this the seller won’t do that but in the end it worked out so don’t let it get the best of you it will all work out♥️

      My good sis, I had to come back and comment and plus one what's being said in all of the comments. When I bought my home a couple of years ago, I literally had to walk away from the deal because the seller wanted to sale it for a higher price. I was the highest bidder, but the seller wanted more money and told my realtor they would put the house back on the market. I let them do it. In the end, they realized I offered the best price and contract terms and sold it to me. I share this to say, if God has already told you the house is yours, then the shenanigans of the sellers won't stop you from getting your home.

    So nearly two months ago, I was stressing over a closing for a house. The seller was not meeting end of the contract. She cheaped out and made a bigger issue out of something. I ended up backing out the day before closing. It was really hard.
    Two weeks ago, I closed on the right house. I've been painting the interior and getting everything ready, I'll be moving in tomorrow. I feel so at peace with everything that happened.
    I have been following your videos for a while now. We are similar in age well as current life events. Not telling you to act one way or another, but if you don't feel totally at peace (and I mean peace, not just excitement) with something, I wouldn't go through with it. If it doesnt work out, there are other houses out there.

      Sweetie you may lose your assistance, but is it worth following through with something that may result in expensive and extensive repairs? Sometimes when we are constantly confronted with obstacles it may be that it's just not the right time. Just like you found assistance this time, you will find it again when the time is right! You may have to consider finding a home that is more move in ready and add character and charm to it. I wish you the best!

      Michelle White ... Exactly. She also need a realtor who fights for you. We went through 2 realtor before we found one that got the builder (brand new home) to reduce the price after the FHA inspection.

    I'm so sorry you are having such a hard time buying a house. Me personally, if your having this type of luck, somebody is trying to give you a clear message that its not your time to buy. For lead base paint, to have that correctly removed, I think that there is a special way to do it, which is costly. I'm not sure, but I read something somewhere about that. I understand how much you want a house, but as I said, someone is trying to send you a message. I do wish you the best and do hope you get your dream home. Sending you lots of love.❤️❤️❤️❤️

    I never realized how hard buying a house really is until I bought mine. I don't wish that process on anyone but I do hope you find your forever home because as hard as it is to go through, it's worth it in the end.

    Sometimes we want something so bad that we're willing to overlook how it may affect us in the longterm. It's like loving the idea of being married but picking the wrong partner simply because we're so in love with the idea of the wedding and saying we're married. Buying a home is just as crucial. It feels really good in the beginning but that feeling quickly deteriorates when you haven't made the best choices. Having to wait for things we want so badly seems like the most heartwrenching thing ever but patience is a virtue. Please think everything over thoroughly. You may find that the sellers not being honest about everything and being so difficult is a blessing not a curse. And, I'd also have to agree with some of the others regarding your realtor. You want a realtor who has some fight in them and can spot these things instantly. A good realtor will point these things out along with costs and challenges from the get go. Their priority should not only be to get you what you want but to protect you as well. I get it that for some it's all about the money but honesty is the best policy all the way around. Good deeds come with great rewards.

    I would be very suspect of a seller who wouldn't have the lead based paint test done because 1. it is the right thing to do and 2. it is only on average $300-$500. I have a feeling they know it is lead based and the removal of that can cost anywhere from $6k-$10k depending on size of home. If it were me...I would let them terminate so you get your earnest money back. I think this is God's way of letting you know that this is not the home for you, but I have faith you will find the perfect home...very soon :)

    I bought a new house for $159k in 2017. Put $1000 earnest money down, no down payment required, and closed 1 month later. Since then, I've had to repair a pipe and replace a portion of my roof due to contractor errors that were not caught during inspection. Smh Be careful buying these older homes and don't force what's not working naturally. If it's for you, it won't take long or require a battle or settling for a ton of repairs. You're so nice. Your house is coming and you'll love it 😁🤗

    It seems that house has issues that are known to the seller and they don't want to pay. I saw in a reply that you are worried about losing your assistance. There has to be a way for you to keep it. If it means letting them terminate, then let them do it. It' too many red flags. It may be God telling you to sit still and it's not your time just yet. A house is a big purchase, please don't buy based off emotion and end up stuck with something that's a money pit.

      God doesn't have anything to do with real estate. It is who will be kind enough to you to give you a break. Kayla seems like such a sweet person and people in this market/industry will take advantage that. I was where she is and the frustration of it all is why I am building my own home. Lead test swabs are like $11 at Home Depot. When buying a house treat it like you're dating a man. You want to know the past, present and what can he do for you in the future. Your emotions can help you make smart decisions as well. Happiness is not supposed to hurt.

    I'm a single woman and bought my home last year. There is a lot to being a homeowner. Everything falls on you and just about everything cost money unless you do it yourself. If I were you, I would look for something more modern. I know even modern homes have issues, but I would pass on the older homes. Just a suggestion. Blessing to you on your journey.

    My heart really goes out to you, but those sellers are being rotten. They have to scrape and repaint regardless of who is buying. They want to take advantage of you. Lead paint isn't a joke it's very dangerous and they wanna relist to go around and "fix" but really they wanna cut corners and cover it up..

    Girl, I am also going thought the buying process in Atlanta and it’s has been a struggle trying to find a decent home in a decent area for $130k. I thought I found one, I got all the way to the end, where it was time for the final inspection and none of the repairs were at my expectation. At this point I already invested $2000 into this home for inspections, appraisals and earnest money. So, I went to god and I prayed about it, I cried, it kept me up and at the end of the day something did not sit right in my heart, so I asked my family for advice. They said, “buying a house shouldn’t be forced, this is a milestone for you, it shouldn’t feel like you is about to make a big mistake and and if it keeps you awake at night, then that is a sign.” Then they said “you are better off losing $2000 than $130k.” At that point I knew the right path for me. I am back looking for a house, it is an emotional roller coaster but I know I made the right decision, so listen to what your heart is telling you. Hopefully, you make the right decision for yourself. Good Luck

    I never commented but I have been watching your journey for buying a home as well as GlamorousWallflower while being in the process of buying a home myself. It's crazy how similar our situations have been but mine being an underground oil tank that was probably leaking and the seller being unwilling to do anything about it with my first contract.
    Buying a home is very stressful and I understand exactly what your going through. The only advice I can give you is to keep praying and stay positive even when it gets difficult and its hard to see your way. That's what I have been doing and so far things are starting to look up with my second contracted home. When something is for you, nothing can get in your way of receiving it. Don't give up.

    I live in GA too and my fiancé and I closed on our house two weeks ago. I’m telling you I understand your pain and frustration. In GA the interests rates are so low homes are going fast so I definitely know what it’s like to start designing and buying things and this drama comes up. Keep this in mind though sometimes things happen for a reason and it is up to us to recognize them as a sign. Just listening to this conversation with the realtor got me sick to my stomach. The sellers clearly want the most profit with minimal effort. In my opinion it’s a bad sign. Remember you don’t want that 30 year mortgage on a bad house lol. Be patient with yourself the right one will come just takes time and a lot of looking at Zillow lol. Take Care I’m rooting for you to get your dream home ❤️

    😕 we missed out on our first choice house because it also had issues. It was a very old farmhouse and the sellers would not spend a dime to help fix and sell it to us. It was upsetting. Just don’t force anything, or over extend yourself to make it happen. The right home will happen effortlessly. The house we did buy, everything just happened effortlessly.     I too Kayla am sorry that your house buying experience has been so stressful. I really don't know what to suggest as I didn't have as many issues when buying my homes. Don't settle if you must walk away do it now then get in and find out you purchased a money pit. Keep your head up lil sis .

    Awwwww I have a commercial building that needed the lead paint scraped and repainted. My environmental inspection stressed me out to the max but in the end we found someone, got the work done, and moved my business into the location. Praying it all works out for you just as easy as it did for me ❤

    Hi...this is heartbreaking but know that everyone on here is in this with you and coming with advice that is from the heart. I agree with everyone when they say slow down. When red flags pop up, they are for a reason. Don’t try to add more on to your plate because the sellers don’t want to pay. Through it all, you are jumping hoops and cleaning up stuff that wasn’t and legally still isn’t yours. Don’t force a house to fit if it isn’t fitting. The right house will be a smooth transaction with people who are willing to do right by you.

I always encourage getting a home built. It's less of a headache. Some builders will pay your closing cost and you will only pay the down payment. I will be praying for you!

    Although it may seem frustrating right now finding a new home, what is meant to be is meant to be. God has a plan. The owner has to take care of that and pay for it, my dad had to pay for the fixes of his house from the inspection prior to it being sold. Good luck girlie and stay positive!

    OMG.... I just feel apart watching this vlog. Watching this reminded me of when I was purchasing my home. My dad was helping my husband and I because he use to build houses. The process was so draining especially because I was pregnant at the beginning of the process and went into premature labor 3 months early and then my dad pass away 7 months after me giving birth. I was a wreck and didn't want to do it anymore but shortly before our son turned one we decided to do a new build in a subdivision close to where I worked and closed 6 month later. Once we are here for another couple of years we will sale or rent and get our forever home. I said all of that just to say the journey seem so long and trying but so many options come your way in the lesson of learning it. I hope the process starts to get easier for you. Love ya girl!

    Obtaining things in life isn't always easy. Looks like you are attached to this home and If you truly love the house, you may have to pay for that if the sellers don't. If they put it back on the market, it has to be disclosed so they can't get around it if they don't fix the problem. I'm so sorry you have to go through this. It will all work out and you will be doing a video soon of your closing on whatever home you choose. Oh and you did a great job of vlogging.

    I was looking at the comments and negotiations happens all the way up to closing. This is housebuying. My mom an aunt were househunting many years ago. They paid for a bathroom renovation and during inspection and appraisal process problems with the foundation were revealed. Due to cost of repairs, they decided to exit the deal. Young Lady you must decided if you can handle this cost. Asks ?s attempt negotiating because it is a part of house buying that not shown. When using certain funds houses must meet all funding guidelines. You can do it. Perfect homes come at a high cost. What will be best for you? One of your elder rooting for you!!!!

    Kayla, we just went through the buying process and it was rough!!! A little advice, DO NOT pay for things that you’re not responsible for. They can’t sell the house to anyone without correcting the lead based paint issue. So they sill have to pay for it one way or the other.

    Girlll!!!! Like in a previous comment, if you're getting a fixer upper or older home you'll have to finance the fixings or wait a while to save and pay out of pocket. Or you should try a newer home or have one built. In my case for example, I got my older home dirt cheap, so cheap that I don't mind fixing things although it was well kept, this works for me because I have some home repair resources. Keep looking and I know you have thought it out thoroughly, but think it out again. I'm sad to say but don't go on emotion, go on value, resale value and rental value even.

    I’m so sorry for you! We’re closing on a home and have hit a few snags ourselves as well but we’re almost there. I think it’s too late to change stuff, but your realtor should ask if you can at least split the scraping costs. They can’t sell their home without doing it. If it came up on your appraisal it will come up on the next potential buyer’s appraisal. Eveything is negotiable! Is your seller making a contribution to your closing costs? If they are you can negotiate those numbers as well.

      Young Lady Business that sucks. Maybe there’s other things you can negotiate on, like appliances, window treatments? I don’t what state/city you’re from and how the market is where you’re at, and your probably already emotionally invested in this home, but maybe you can look around for something else. Negotiate to get your earnest money back and the money you spent out of pocket, like the appraisal and your home inspection.

      It would be so difficult getting rid of them. My aunt had to to the tent over her house twice to get rid of them. Once they're in the woodwork it becomes a big mess. That alone would make me want to walk away immediately.

    I know this is a frustrating situation for you, but if this deal falls through, I'd like to gently recommend that you reconsider looking for a true fixer-upper (at least at the level this house is) and find something that needs a less work. FHA and other government home loan programs do not mess around when it comes to their checklist of items to get your funding released to you. I obviously don't know what the back story on this house is, but it appears to have been empty and/or neglected for a long period of time (maybe elderly people in the house who couldn't afford/do repairs?). I have the feeling the sellers may be talking terminating the contract because they want a full cash offer from a house-flipper to get it off their hands or they're hoping they can snag a conventional loan buyer. How long has the house been on the market? If it's been a while, and the flippers didn't even want to make an offer, that's a telling sign to cut your losses. As for the lead paint, please please please don't listen to the folks in comments who are telling you to just scrape it yourself until you know for sure (and have a printed report) that the paint is not lead-based. Judging by the age of the house and its deteriorated state, it likely does have lead-based exterior paint. That requires respirators and specialized vacuums, to the point that it looks like a hazmat crew. It was neglected for a long period of time (I'd suggest you find out the date it was last on the market. Zillow can provide you that info for free). Also, please don't just have them put paint over the peeling paint without a test. People may say I'm a Debbie Downer, but I am an experienced homebuyer with FHA who bought a house built in the early 1960s. I've been in your shoes. Your house is out there.

    Don’t be sad. If it is meant to be it’ll all work out. I don’t like the fact that the sellers possibly knew already and were trying to still sell the house knowing it could possibly come up. They should have already gotten a quote for the work once they found out about the appraisal so that it could’ve been discussed and handled. And definitely get your own quote for the work as well. Some people might try to find a place that is super expensive for no reason.

    This was sort of hard to watch because it reminded me of myself when I was younger...wanting the house so badly because I was already both attached and invested into it emotionally. I'm glad you put this out there for all your subscribers and others to see- both experienced and non-experienced homebuyers. It's tough when you've got different perspectives and opinions coming at you left and right. Because I'm more mature and I've got more life experience now, it's nothing for me to give someone as young as you advice on how you should approach this situation. A home is definitely a significant life experience that can either make or break you financially. All I will say is this to you....you won't learn life's lessons until you actually go through it. It's definitely your choice to either listen to wisdom or take the risk. Naturally, as human beings when we desire something, our eyes widen and we want it with URGENCY lol...we want that instant gratification. Ladybug it's TOUGH to back down from something you've made your mind up/set your heart on. I understand it and I could feel your frustration and emotion on that phone call. Pray and meditate on this if you hadn't already. Be intentional with every move & decision that you make. What are your intentions if you decide to go through with the purchase? Will this starter home be an investment property- with the intention of you selling/renting it down the road and making a profit? Ask yourself if you're doing this because you're in love with the idea of being a homeowner. The idea of homeownership is sometimes romanticized...until reality kicks in. Only you can live your life for yourself and you know what's best for you. My mother's advice to me was "be a knucklehead to your own missteps" lol I'm not sure if that's exactly how she worded it! But life is definitely the best teacher! Good luck doll!

    Dont feel so down...Move on from this house , its not worth it.
    You will find another home you like.
    You shouldn't have to pay for removing the lead based paint.
    Its the sellers responsibility.
    Remember after its scraped lead will be in the air....
    Speak with a Real Estate Attorney...Seller is unreasonable.
    Dont buy it if you can , move on...get legal advice.

    Omg it’s just so unreal how we’re going down this journey together. My inspection report just came back. Seller is willing to fix everything minor thing but the plumbing. There’s a belly in one of the pips that cost 5000 to fix. He want to give me a 2000 credit. No Sr. I need a whole credit or it needs to be fix. Keep your head up girl. At the end of the day. All things are going to work in your favor. But don’t settle for less.

    Oh no! The sellers don't seem to understand that THEIR HOUSE IS UNSELLABLE TO ANYONE without scraping and painting if there is lead paint! They can cancel the contract with you, but they are still going to have take care of the paint situation before they can sell to anyone else. Many years ago, Home Depot or Lowes used to sell a little tool that you would press against crackled/alligatored paint. If lead was present, the tip would change color. The sellers would be foolish to lose you, a qualified buyer, over something like this. My hope is they will calm down and do the right thing, and you will get your house.

      Her loan program is going to get a copy of that appraisal. They won't accept a cheap little tool as proof that there is/isn't lead paint. She will need an actual test done so that she could provide proof one way or another to FHA (or whatever program her home will be financed through).

They're hoping they'll get a house-flipper. I have no idea how long this house was on the market, but if it's been out for a while, there's a reason the house-flippers wouldn't take it on. And I've seen some total disaster houses get flipped.

    When will you ever catch a break , I’m so sorry the home buying process is going horrible for the second time . But I mean these are the issues that come with older homes unfortunately.     I’m sorry to see you in stressful. I bought doublewide smooth no problem will closing on Wednesday less 3 weeks with no problem. That’s why I won’t buy any old house always problem and stressing more than manufacturing home in my options. Good luck!

      Just because a home is new, doesn't mean it won't have problems. Homes aren't built like they were 60+ years ago. Even if she has to repair stuff, it's better quality than the crap they use to churn out houses so quickly nowadays. Hope yours is good though!

    If this is the house that you want... don't give up on it. This process is hard no matter what house you purchase. This is the farthest you have come in this whole house hunting journey and this house came through right before your assistance expired that you worked hard to earn. This will all work out... I definitely wouldn't miss my opportunity to own my house because of some paint. If you dont get it... someone else will ...just like all of the other properties that you got out bid on that you loved so much. I'm praying for you. I just want you to be happy .. God knows that you deserve that. He will take care of you in this house. He brought you to it ... he will see you through it. Love and blessing to you sweetheart 😍❤😍❤

    Kayla, just a heads up. It isn’t simply scraping. But bc it’s lead based , it’s hazardous material, therefore scraping and disposing are done by experts and it has to be disposed as hazardous material. This is expensive and dangerous.. I wouldn’t pay for it and if they aren’t willing, I’d walk away from this

    Walk away doll. The house was neglected. Don't do any conventional loan either, Fixed loan Only! Stay Encouraged.

      A conventional loan can be a fixed rate. They suggested going Conventional to possibly avoid the lead-based paint situation which will still be an issue with a conventional loan.

    I’m in the process of purchasing a home and in my state if a house is built before a certain year, you sign lead documentation. If there is chipped paint then it’s most likely contains lead, especially around windows.

    Ugh..so sorry that you're having this issue..I agree with the comments of passing on this home even with losing the $$ ..you're now aware of lead paint and home built before a certain year..I'm in S Florida and let me tell you it has Not been easy...between not having reserves (condos/townhouses) and the pipes needing to be replaced if constructed before a certain year, I have wanted to pull mine and someone else's hair out LoL no LoL...needless to say I have backed out offers because of both of these issues and the fact that it was brought to my attention days before closing...and Yes I inquired about the reserves once I was made aware of the impact it would have on the purchase...nothing like not disclosing all of the pertinent information...Well good luck sis I know you'll make the right decision for you and then you'll vlog it...did chased what I did there 😉

    I'm my state we have to have smoke detector in every bedroom. If they terminate the contract do they pay you for that. Since they are breaking it.

      @@Twofrogs2 from the homebuyers class I took, she will not get the cost of the inspection which makes sense to me because if you spend $300 for example on an inspection and the inspector come back with a list of items you can walk away from the home and that $300 is money well spent. Bottom line, I would be happy to spend $300 versus $200,000 on a money pit.

    I'm in GA. I had someone want to back out. I was told it's illegal for a seller to terminate a contract. We closed but it was stressful.

    Why doesn’t the seller offer you a credit? Get the credit and use that to pay for all the work.

      It might be a contingency for the type of loan she is getting. The sellers should really just sell to a wholesaler or a cash-only buyer who is willing to waive the inspection. That's a lot of work to expect a seller of a low-end house to do. If they had the money to fix it up they probably would have.

    Please, please please require them to do what the appraiser is REQUESTING! I had a similar situation and they nine time out of ten know it’s lead based. Also check the law and see if it is possible for the to terminate the agreement. Wishing you the best!!
