I like this design, but with a bigger kitchen (we're not TV people, we're a video game development couple with 4 furbabies) and 2nd floor t&b preferably should be in the master's bedroom. But I really love the utilization of space in the service area + 1st floor t&b. Thanks for this. Will subscribe. :)

I'm assuming that this is the work of young designers. Good job. Will suit the need of a young family. Malalaki lang yung mga beams sa may stairs, eating some passage space there.
just a suggestion ( hope you dont mind) its more better i guess if the bathroom door is sliding , coz the swinging door takes additional space when it opens, just saying

Is it just me or mas maganda kung ang gate grills e dapat naka vertical kesa sa horizontal? It is just an easy access way papasok sa bahay ng mga akyat bahay.

A very sensible aesthetic funtional design.
Dahil wall to wall Walang fresh air nakakapasok, Magastos yan sa kuryente dahil kailangan mo mag Aircon at electric fan.
Ganda maximized ang space. Bis magkano po perunit built
napapansin ko lang yung posiyon nang aircon laging nasa isang tabi. Mas maganda siguro kung naka gitna ang aircon para balanse ang lamig nang kuarto.
The spaces between balusters are too wide A small child could get through them and fall down

Mayroon akong lupa sa Bacoor Cavite 238 square meter gusto Kong ipagawa ng 4 doors apartment. Ganyan lang ka simple sana akong ipagawa.

Ganyan na may maliit na terrace. Pero ayaw ko ng may butas sa laundry area gusto ko e deretso sa terrace area sa second floor
sa laundry area naka open lang sa taas for drying clothes. Hindi ba papasok ang ulan at merong washing machine na puedeng masira?
Wala pong grills ung second bedroom? Di po ba security hazard since pwede mag access ung mga may balak na gumawa ng masama sa mga nakatira?
Kasama na ba yung garage area sa 50sqm?
Ano po kaya ang budget sa ganito ka laking area, may 100sqrmtr kasi akong lot ganyan ang gusto ko din na design malinis
