Nice job, luv! May I offer a couple of other ideas? Use color coded tabs instead of writing out the doc name on a tab. For example, put one blue sticker on the doc that comes Before the Deed of Trust then one on the front page of the DoT. Much faster and looks cute and organized like you got a secret code for your doc layout lol 😉 2) BRIEFLY describe not explain the docs, for multiple reasons. For example w this Impound Authorization, "This authorizes the monthly impound, also know as escrow, set aside for your property taxes and homeowners insurance. Signature, no date please. 😊) or even just "This authorizes your monthly escrow payment. Signature please." since you should have already explained the escrow/impound on the Closing Disclosure at the beginning. Much faster and protects you legally from not stepping over your role as an LSA. Keep it short n sweet! 💗 Keep up the great job! Love your channel and you're gonna be an amazing LSA 💫 #subbie58

But I do agree that it would be much faster so I am going to give it one more chance! In terms of the docs, I will definitely start incorporating the brief descriptions rather than explaining! A lot of the signers I work with tend to ask me to explain everything so I sort of just got into the habit of regurgitating what the doc says! Yes, depending on the state you will need witnesses for certain documents. Sometimes the signer doesn't have someone available so they will ask you to bring another person to the signing. In my experience, the witness only has to sign one or two documents out of the entire package and it will clearly say witness above the line they need to sign on. Good luck!
