      Personally, I'm blessed and realizing I'm not the only one working with Regina Louise Collaro. I will consider myself lucky. I've been able to feed and make a living through her advice and great work.     Several years ago I rented a duplex, the landlord and I walked through room to room with the condition checklist, I had to sign it at the end of the walk through before moving in and one was done when I left the property. I would still include the signed checklist, shows that the tenant was there during the walk through and agreed with the findings.

    Great info, however, videos are normally not admissible in the states that I operate in (NC and VA), so it’s good to always keep photos as well.

      Great point and we also find using video in court a last resort. BUT video is still the answer. Use a high resolution camera (iPhones are great) and move very slowly through the inspection. That way you can easily screenshot any angle you need. So difficult to predict the still photos you may need in future. Thanks for the comment!

    I mostly watch videos on DIY woodworking & appliance repair etc. I am a professional youtube viewer. I have to compliment your clear, concise, & smooth delivery. The subject matter is blah but its one of the best how to ive seen in a while. You did it perfectly. I watch everything at 2x and usually have to skip some bs here and there.     If a tenant came to you and asked for a pre-walk through so that you can point out deficiencies before the official move out day, would you do it?

      When we receive a notice to vacate, we send the video link to the move in inspection to the tenant. We wouldn’t come and “pre-inspect” the property. Thanks for the question!

      Nope, we will do the move in inspection prior to giving them the keys to the property, and we do the move out inspection once the tenant has returned the keys (possession) of the property. We encourage our tenants to take their own videos for peace of mind.

    Do you take pictures while the tenants is still living there during the annual inspection

      We document certain elements of the property during the annual visit for recordkeeping and proof of the visit. Tenant belongings will only be photographed specifically to document lease violations.

    I know what you need a real photographer. And you would have way better images. Or even you get a better camera like that Canon M50. Even one of those cheap ones that could be a $100 on eBay. Nikon S 8000. How do I not be homeless after 16 years?He wants more money.I don't have credit.Cause I don't know anybody anything. I don't.
    Lie, my landlord. Cause he never fixes anything. Do you fix things? I hope so. Happy tenants are happy landlords most of the time.

      The purpose of this type of inspection is to document the vacant condition of the vacant property just before or just after tenancy.

      You clearly take care of your property and make it enjoyable for the tenant where they would not be negligent in the upkeep of the unit. Unfortunately, there are property managers that let units go bad from their own negligence! What's a bank inspection?
