It's good to know the depreciation is only for the value of the structures (i.e. the purchase price minus the value of a vacant lot is the amount for depreciating).

Depends on what your house is cash flowing but if there’s a way to just refinance your house and buy new properties now would be the time to do it. Interest rates are unreal
I would like to know if it is common in a "land contract" to not see a finished home before you agree on a set price to pay for that home. I have been offered such a deal, but I feel uneasy because how can I be sure the finished product will be worth the asking price. I am sure you know this, but I mean land contract as in purchase the property as seller financed for a fixed period to bypass the bank.
You could price your course at $500 but I would never pay more than $100 for an online course anyway! I don't care how good the material is or how skilled you are. $100 tops.

Might have missed the video, but have you done a "1031 Exchange How To", a lot of my questions are in the weeds though, like when do you tell your lender when getting pre-approved you want to do a 1031 exchange as a down payment, who/where do you find a Qualified Intermediary(QI), should the QI be located in the area you are selling your property to do the exchange on, or should they be located in the area where your replacement property is. Side question, do you do most of your work in Idaho Falls? I interned out at INL and it was a pretty sweet place to live/work, a lot of people back east thought Idaho was just a bunch of farms/potato, but I learned that's not the full story being so close to the Tetons/having the Sawtooths

If you buy mix used building with at least 20% income from commercial (eg rent for a store) and the rest from appartement you can do the bonus depreciation on 100% of the value of the repairs you do to the building in year 1. If you spouse is declared as Real Estate professional you can offset all the depreciation from your W2 income / earned income. Valid until 2023.
You would actually only pay CAPITAL GAINS tax on the $100,000 that you profited, not 37% (ordinary income). To get technical, you would pay capital gains at 15% on the 100k, then a depreciation recapture tax on the 100k depreciation at 25%. But I agree that 1031 Exchange is the holy grail of real estate tax benefits!

The course is especially good for new investors because it starts from the very beginning of the process. It may be of good use to you now because you’ll have all of your systems in place from the start so you won’t run into as many hiccups later on. Congrats on getting your license! That’s great!
Great channel. I’m new investor. I’m a travel nurse. I’m looking to invest my money so the government doesn’t take all our money in taxes. If I am half owner on a property with my mom, she put me the deed, I am renovating home to rent it out and hoping to take off all renovations etc on my taxes. Do I need to be sole owner first? I’m forming an LLC because I plan to be an investor and still work part time as a nurse. Hubby and I are making mad money right now. I can’t give it all to taxes. Help??
Isn’t it a bit dangerous to have property that’s consistently depreciating? I’m a little bit lost here because I wouldn’t want a property like that. Also it sounds like a strategy experienced investors could make. Why would you want to use this strategy regularly? It seems like the tax system is ridiculously complex for no real reason.
It's depreciating on paper, the value isn't actually decreasing in the amount of "accounting depreciation". Think about it, all houses that you see that are climbing in value, are depreciating on paper because accounting rules need to document how much value is left based on an assets "useful life". RE is generally straight-line depreciated over 30 years to 0, though at year 30, it's definitely not worth 0.
I’m confused. When you said you’re using the properties so you don’t have to pay taxes on your active income. You would still have to pay a portion of taxes for your active income. When you use depreciation against your active income, that allows you to move to a lower tax bracket, and only works against a portion of your active income. However, using the properties against your active income, does not fully exempt you from not paying taxes on ALL of your active income. Unless I’m missing something? The way you worded it sounded like you don’t have to pay taxes on your entire active income.

The course is especially good for new investors because it starts from the very beginning of the process. It may be of good use to you now because you’ll have all of your systems in place from the start so you won’t run into as many hiccups later on. Congrats on getting your license! That’s great!

Great channel. I’m new investor. I’m a travel nurse. I’m looking to invest my money so the government doesn’t take all our money in taxes. If I am half owner on a property with my mom, she put me the deed, I am renovating home to rent it out and hoping to take off all renovations etc on my taxes. Do I need to be sole owner first? I’m forming an LLC because I plan to be an investor and still work part time as a nurse. Hubby and I are making mad money right now. I can’t give it all to taxes. Help??

Isn’t it a bit dangerous to have property that’s consistently depreciating? I’m a little bit lost here because I wouldn’t want a property like that. Also it sounds like a strategy experienced investors could make. Why would you want to use this strategy regularly? It seems like the tax system is ridiculously complex for no real reason.
It's depreciating on paper, the value isn't actually decreasing in the amount of "accounting depreciation". Think about it, all houses that you see that are climbing in value, are depreciating on paper because accounting rules need to document how much value is left based on an assets "useful life". RE is generally straight-line depreciated over 30 years to 0, though at year 30, it's definitely not worth 0.
Your kids would get a step-up in basis on your properties so they wouldn’t have a taxable gain.

I’m confused. When you said you’re using the properties so you don’t have to pay taxes on your active income. You would still have to pay a portion of taxes for your active income. When you use depreciation against your active income, that allows you to move to a lower tax bracket, and only works against a portion of your active income. However, using the properties against your active income, does not fully exempt you from not paying taxes on ALL of your active income. Unless I’m missing something? The way you worded it sounded like you don’t have to pay taxes on your entire active income.
