Hey everyone! I had a lot of requests to talk in detail about the house buying process and really hope this video helps one or two of you. As I mentioned, I'm not an expert and things change all the time, so please seek professional advice if you're starting your mortgage journey. If you missed our empty house tour, be sure to catch up with that video here too! ruclips.net/video/CLM1AQQT6qQ/видео.html All the best, Brogan xx
I've managed to buy a property by myself at 33. I find things I've learnt that if you do it by yourself is making sure you try and buy before the age of 35 as it gets harder every year after that as the mortgage lender whats you to be working for the lifetime of the mortgage (unless you have a massive deposit.) Do get the second survey, the first one for the mortgage lender for them to know that the offer put in reflects the value of the property etc, but a home buyers survey is on your behalf and for that, someone will go through the property to look for any faults like potential damp, problems with the roof, checking the electrics and other things that haven't been discovered yet. That way, if there is a problem discovered from a home buyers, you can go back to the vendor and try to renegotiate the price, remember when contracts are exchanged, then that problem with the property is yours, before that it's theirs so you can ask them to sort it before the exchange happens!
I’m 22 and have placed an offer on what would be my first house for myself, this was very helpful. Thanks you.
Watched this when it was first posted, now as myself and my partner are starting the buying process I thought I’d come back to it! Super informative and has inspired us to do more and more research
Definitely the best and most informative video on RUclips avoid mortgages. I've been watching you since you were in college and never normally comment. I watch your vlogs every week and they are probably the only vlogs I religiously watch. I was so happy when you shared the video saying you guys bought the house, as I feel like I've grown up with you (I'm 22 and have been watching since i was in secondary school). Congratulations and i hope you have all the success and happiness in the world you truly deserve it!! xx
Thank you SO much! That’s a huge compliment on the video, but also the fact you’ve been watching for so long and grown up with me fills my heart with joy. Thanks a million!! xxx
Oh this was AMAZING. Every time you said ‘I have no idea what that is / never heard of it before’ it just reminded me of myself! It’s a scary process but you’ve defiantly shared some light so thank you very much!! Congratulations on becoming home owners and I wish you all the best! xx
Wow Brogan this was extremely detailed but not boring. I found myself smiling with you when you recalled the moment that you looked at your finances and discovered that you had enough to purchase your home! So inspiring, super motivating. Im currently a single mum of three in a flat but i am determined to buy a home for my children! Thank you for sharing, new subbie x
Such a good overview of the process. I was a little concerned at the length of the video. But having started it - you're so engaging (and were so excited about it) and it's clear you wanted to be thorough - that I was invested. The time flew by.
I handed my signed letter of instruction to a local solicitors today. Eek!
Thank you so much for sharing. 😁👍🏾
This video is perfect for inspiration for those of us saving up a deposit so we can imagine ourselves going through the whole buying process. It’s hard to stay motivated sometimes so thanks
Thank you so much for this 💕 Such valuable content about mortgages! I love that you planned this out so much for your viewers! Xx
New to your channel, this video was so good! You also seem so lovely. This has made everything a lot more clearer for me and my boyfriend as we’re currently saving! Thank you x
This has helped so much!! I felt like I was stupid for not knowing where to start. I feel so much more confident that I can actually do this and that I will have my own home.
Hi Brogan, I’ve followed you for years but I don’t usually comment. First of all I just wanted to say congratulations on buying your first home, how exciting! I bought my first house with my husband (then boyfriend) 5 years ago and I remember how nerve racking it is. I am a Mortgage Advisor (also have a law degree) and I think you explained the process really well. With not many people on the platform discussing this from a relatable position I think a lot of people will find your video useful :) x
Hey Brittany! Thank you so much for watching and leaving a comment today! That's such a huge compliment, thank you so so much. I am so happy to help (even though I found it so hard to try and get it all across!) but that has made me feel SO much better you have no idea! Big love to you xx
Brogan Tate you’re more than welcome. And you’re right you’re never going to be able get the complexities of each part of the process across in 1 video but that’s what the solicitors, estate agents and mortgage advisors are for to guide the buyer through each stage. However, you provided a great overview and also convey how it FEELS which is what you’re viewers can connect with as it can be a very daunting process to anyone new to house buying x
I usually never comment on videos but this was so helpful, thank you! Watched from start to finish :)
Currently in a very very similar situation and this has been helpful for the timeline of events, as it's the waiting for paperwork to be sorted that's the longest! Thank you for this video x
I’ve been buying my first home over the last few months and set to complete (fingers crossed) very soon! I’ve used your video a few times and it has been so helpful!! Thank you for sharing ☺️
Thought you may like to know I watched this whole video when it came out, and now I’m actually buying my first home and came back to rewatch it, so so helpful thank you 😍😍 xxx
Amazing!! Congrats!! Xx
My god you have your head screwed on! I came across this purely by chance as I've just started a Help To Buy ISA, in the hopes of becoming a homeowner in a few years. This has been THE most helpful and informative video I've seen so far. Thank you for sharing your experience with us and all the advice and tips. Good luck in your new home!
Victoria Eaton thank you so much! I worked really hard on this video to get as much info in as possible, so glad it helped! Wishing you the best with your journey x
This is really helpful! I’m 27 and am still renting but am looking to buy sometime in the next 2 years so am saving now
You should be so proud of this video! Super informative! I've worked in the property industry for a long time now started in an estate agents with an in house mortgage broker and the information you have gone through is very accurate! Owning your own home is such an achievement! I love my home and love seeing people get on the property ladder! Well done Brogan!
That’s such a huge compliment, thank you so so much!! 🥰
This is super helpful, thank you so much for making this! I'm planning on buying within the next 2/3 years and will definitely be referring back to this video once the process gets started. Also you just reminded me that I put money in an NS&I bond about 5 years ago and have literally never checked it, should probably do that soon.
So glad it helped Georgia! Ohh definitely check, you might have won something! 🤞
I've apparently been really lucky. From the date we had our offer accepted to completion was 7 weeks!
This video was so informative and useful Brogan, thank you. It makes the whole buying process seem a little less scary and I feel better equipped to start our house buying journey in the new year. X
I loved this video, Brogan! Very informative. We bought our first home when I was 23 (4 years ago) It was such a proud moment! Congratulations! Remember to overpay to reduce interest! xxxx
Thank you so much! Congrats to you too! Definitely, we want to overpay as much as we can where possible xx
Thank you so much for this video! So helpful for us as we are saving to buy and should be ready soon! X
It’s always good to see self employed people speak about their mortgage experiences, it’s a completely different ball game to the typical employed person and a lot more challenging! Congratulations !!
Coming back and watching this video again as me and my partner are now saving for a house! Honestly this video is so great! It just keeps it real but is really informative too! 🤩💕
Thank you!
A really great video that I’m sure will help a lot of people. I’m going through the process myself and have never known paperwork like it! Good luck to you and Benji, hope your new home is as awesome as you 2 are 😊
Thank you so much! 🥰
So helpful! Thank you and congratulations on your new home 🏡
Loved watching you over years and feel proud of you guys achieving this massive milestone! And good for you for protecting your privacy - completely understand.
Definitely going to buy the money book now as I have no clues about what my next financial goals should be and I am clueless about pensions.
I bought last year and I would recommended thinking about getting a will written (sorry to be morbid (can be done without solicitors)) but if anything were to happen to either of you, your estate is automatically split 50/50 between your next of kin, which if you're not married would be your parents AND the tax man takes a bigger share too. I'm getting this sorted at the moment as didn't know this until recently! Also life insurance FTW. It also gives that extra piece of mind, not just if the worst were to happen but good policies cover your outgoings if unable to work due to mental illness, cancer etc.
Wishing you all the best with the renovations, cant wait to see what you do!
I’m a property solicitor and it is SO interesting to see this in the eyes of someone else! Buying a house is the most exciting thing!! 💕
It really is!
This video has really informed me of the next steps that me and my partner need to take in order to secure a mortgage. It's made me even more excited!🏡🔑
Thank you for making this! So informative and the way you explain things has made much more sense to me 👍🏻 congratulations on the new house 🏠💕
Thanks Natasha!
Thanks Brogan for sharing your experiences for buying a house. I am in the process of saving and hadn’t heard of NS&I bonds before. I also watched the secret today based on your recommendation in an earlier vlog. Feeling super motivated. Enjoy your new home!🏠
Thank you for watching! That's so lovely xx
This was super helpful, thanks so much for this! I have just started the process and just got my offer accepted for a flat , wish me luck 🙏🏼
This is awesome 👌🏻 thank you so much for this! We’re waiting to exchange on our first home and it’s so exciting watching your journey to see what’s to come! Congratulations again 🥂
Thank you so much! Congrats to you too! Wishing you the best! xx
Had my offer accepted on a house 2 weeks ago so have now finally sorted my mortgage and instructed my solicitors so the process begins! I’m terrified something will go wrong though so fingers crossed everything will work out! Had the worst year this year (my husband left me in April and had to have an operation at the start of October ) so hoping this is the beginning of my happiness! 🙏🙌 xx
Congrats on your house! Wishing you all the best with everything, hopefully it all works out. So sorry to hear about your awful year, sending you all the love! xx
We're at the very beginning of saving for a house (we have about £500) in savings right now. This is such a good video and has gotten me thinking about so SO many things that I hadn't even thought I would need to think about. Thank you so much for this!!
Thank you so much!
@@brogantatexo You're amazing !! And it's so nice to see so many good things coming your way. You absolutely deserve it!! xx
Thanks so much for sharing this!! Tons of awesome content :D Really appreciate how much time this must have taken to put together.
Congrats on your new home purchase in Bournemouth. Love that area. The law of attraction with money is an interesting thought. I bought my first home at 23 and I've just posted a video on the ways I used to save up for it which I hope others may find useful. Keep uo the great context.
I’m obsessed with these video, please do more about money management, financial planning I love it x
Can't believe I just found your channel! Love your content xxx keep up the amazing work hun xx
Thanks so much!
This video is so useful Brogan, thank you 😊 good luck to you and Benji 😊xx
I know how much thought and effort you put into this video, AND into your whole saving journey for the last year(s? I feel like we’ve been talking about it for SO long hehehe.) and I am SO PROUD of you. So thrilled for you and Benji, you deserve everything and I love you both very much 😭❤️
Thank you my darling! So grateful for all your support and love. You da best xxx
Hi! Thank you for this video. My boyfriend and I are in the process of buying our first home (we have put an offer in and are now waiting for news!) and I thought I'd search for a RUclips video to see if there were any tips. A major coincidence but we're also living in Bournemouth, I'm 25 and my boyfriend is 24 too! New subscriber! Xx
You should be so proud of this video, it’s going to help so many people. I’ve been with you since the beginning and think you’ve become and absolute boss! I’m nearly ten years older than you and am still in the ‘single girl paying for everything on one salary with £1 in my savings’ phase lol. It’s not something I see as realistic for me at the moment but I’ll hopefully get there one day. I’ve got all of my interiors planned at least haha. Keep doing what you’re doing, we love ya! :) x
Thank you so much!! That’s so lovely of you, really appreciate your kindness and support and I’m sending all the girl boss love right back at ya! You got this xxx
This took me right back to the craziness of buying my flat by myself a few years ago, still my biggest achievement I think!! Congratulations to the both of you, you should be very proud of all you have achieved. Also, brilliant video well done!! xx
Thank you so much!! Feels like my biggest achievement too, so exciting. Feel like a proper adult now hahah. Xx
My boyfriend is making me wait until he finishes work at 6 to watch this!! We opened a Help to Buy ISA recently so this video is going to be invaluable to us 🙏🏻
Amazing! Good choice, it’s a great way to start saving and benefit from that government bonus 👍
Brogan thank you so much for the mention as your mortgage broker I’m so glad I was able to help you on your journey
Very grateful for you Jo. 🥰
Thank you so much for this video, me and my partner are currently saving to buy a house hoping to buy one in either 2020 or 2021 💕
This was super helpful and really interesting!! So happy for you and Benji!
Thanks Joel, congrats on the merch launch today too! Excited for you both!
I love this video and it’s amazing you’re putting this all out there! I’m fortunate enough to know quite a bit after working in solicitors and an estate agents for when my time comes to buy a house! But 8 weeks?! 8 weeks from exchange to completion is crazy! It actually can be done on the same day as long as the funds go through... but I totally agree with everything you said 😊 brilliant video xxx
Thank you Pippa! I know, I wasn’t very impressed but flip side was grateful that it was the only real hurdle we had during the whole process! Thanks for the support 🥰 xx
This is VERY interesting having just gone through the buying process, however I live in Florida. A lot is the same, but there are a couple of differences here and there. Congrats again to you & Benji. There is nothing quite like the pride of homeownership ❤️
Thank you Holly! I've heard it a big different in the US but I agree, being a homeowner is one of my proudest achievements! xx
I wish this video was around when i bought my first house!! Really informative and helpful, well done lovely :) x
Thanks Jen! x
This was amazing! Thank you so much for your time and dedication to this video and to us! I am a planner and I’ve already started to think about a house in the next few years and this has made me feel more informed! 💜
Thanks for watching Nicole! I'm so pleased! x
I’m looking at buying by November if the market opens back up again so nervous but excited thanks for ur video!
Thank you SOOOOOOOO much for this video!!! Congratulations once again to you and Benji! :)
Thank you!! Xx
first time watch a full video about buying a house really enjoyed it very helpful for first time buyers thanks a lot for the valuable information brogan good luck for your future thanks a lot
Congratulations, great video. Pretty much in line with the process we’ve gone through. I feel your pain with the time between exchange and completion. We had to pull out of one house because they wanted us to exchange in 28 days and wait 6 months til completion as seller buying a new build so frustrating. We are now finishing up our process on our new house. So we had to go back and find another house and start all over again. A setback but better than waiting 6 months with our deposit tied up in limbo. Much better experience lol. Stamp duty is a killer even for first time buyers x
Thanks Amy! Oh blimey, I think I would have done the same too tbh! Xx
Wish I’d had this video last year when I was buying my house. We managed to complete and exchange on the same day which now I see was lucky!! Really informative thank you Brogan x
Wow that’s almost unheard of, how amazing! Thanks so much for your support Shelley! x
This was unbelievably helpful, thank you so much!!
Last time mum moved house it took us 9 months from selling our old house until completion! We were in a chain and the people buying our house basically forced us out of our house a month early bc she was due to have a leg operation (yet she was living at her parents) then we couldn’t move into our new house yet bc there was legal issues over who owned the driveway in between our house and the neighbours house! So we had to pay almost a grande to put our stuff in storage for a month and then we stayed at my mums friends - all this whilst I was in my final year at school doing GCSEs! I got through those luckily and now I’m at uni and mums recently redone the house so we’re still happy there ☺️
Thank you so much for making this video, so helpful! I bought the book you recommended :D
Thank you so much for sharing everything! Really loved the personal circumstances - totally helps puts things in perspective and understand your situation better :)
Thank you for sharing your experience. Your video is very helpful. 😀
We exchanged today and after watching this video I dont think I organised very well 😅 literally skimmed the survey paperwork and did not counter offer very much! We get our keys in a week!
Great video! My Money book arrived today! That’s my Saturday morning sorted!! X
I am so glad you've uploaded this video as I'm in the process of buying my first home with my boyfriend and need alllll the tips and info we can get!!
Thanks Katie, hope it helps and I wish you the best with your journey!
@@brogantatexo Thanks so much, it's very exciting!!
This has been incredibly useful, thank you so much!
I would love to see a video on saving tips! Currently starting my saving journey and any advice would be really appreciated. Super helpful video, thanks Brogan xx
Will do!! Xx
We're in the process of buying a house now too. We live in Germany and here it all works a bit differently. But it's just great to be able to identify so much with others. Especially with you. ♥️
Thank you! Wishing you the best 🥰
@@brogantatexo Thank you so much. For you too. :-)
Congratulations, love your vlogs , as someone older than u ,I did this with my husband years ago , the best advice I can give u is to pay off that mortgage ASAP , that’s one thing u will never regret -guaranteed 🙏
We’d definitely love to which is why we wanted a mortgage with the option to overpay, fingers crossed for us 🤞
My boyfriend and I are looking to buy a house this year. hopefully, it will go smoothly. Love the video. Super informative xx
Wishing you the best lovely! xx
Great video Brogan, I'm a mortgage broker and thought this video was brill and will be a great help to people. Congratulations on your new home 🏡 x
Thanks so much Angela! 🥰
Again congratulations on the new house. It is such a huge process. It was very interesting to hear the many differences between the 🇬🇧 and the 🇺🇸 in the home buying process.
Thank you Jenn! I believe it’s very different in the US, am I right?! I might go and have a browse and see if anyone has done similar videos for US 👍
Super duper helpful, thank you so much!
I love your videos so much! You should be entirely proud of yourself and Benji ... have a glass of wine in celebration and relax! Well done girl 💃
Thank you so so much!! ❤️
next-door-looking young lady with a pretty name and in exact (almost😂) same situation as my partner and myself. love it, never seen your videos before. we’ve just had our offer accepted today and got ourselves a solicitor and mortgage appointment.
It's an early video :) , can't wait for more following your journey as you make your mark on your new home with Benji x
Thanks Rachael ✨
This was all very interesting! I've bought and sold houses here in the US, so there are many differences. One of the most interesting things to me is that the previous owners were in the house the first two times you viewed it; here they're nearly always gone so buyers just see it with their real estate agent. The process here, from an accepted offer to taking possession is usually around 45 days, but can be longer or shorter. I know that it ALL feels LONG when you're going through it, even if you've bought a house before. Again, congratulations to both of you!!! 😍😍😍
Most owners would choose to be out I think but this one wanted to be around which was actually a blessing to ask questions. That’s so interesting, love hearing how it differs!
Just a heads up on the help to buy isa - I’ve just put £1 in an isa so that it’s open and I have the option of starting it when I’m in a position to start saving for a house! Top tip for anyone wanting to benefit but not wanting to start saving yet! 😚
Good idea! Definitely worth securing it so you have the option 🙌
Ok, so pretty sure I've never watched an almost hour long video from start to finish before 😆😆 absolutely loved it, so thorough and informative. Thanks for making it. I've been documenting my no buy year to save for our first home and tomorrow we're going for our very first viewing!! I can't believe it's actually happening.
I had no idea unless you had 20% it didn't affect repayments, or that you can't use your help to buy ISA if over 250k! It's basically useless!! Thanks for letting me know, might as well put it all in my bonds. Thanks for sharing. Ps are you going to the HP dinner tomorrow? See you there if so xx
Thank you so so much! How exciting, wishing you the best of luck!
I’m sadly not, I wasn’t invited but have a great time!! xx
Not even nearly close or even thinking about getting a mortgage but still found this interesting haha xx
Thank you Brogan!! This is SO thorough, so informative and so helpful. I got married in September and the next big goal is buying a house in 2020. We've been saving for a while but we are about to start the 'what on earth do we do now?' research process so this video has come at the perfect time. Huge congratulations on the house and thank you for sharing everything you've learned along the way xx
Yay! Congrats on getting married and I wish you the best with your house hunt journey. Big love! xxx
I'm in the US and actually work for a mortgage company. It's so interesting to see how things work "across the pond"!
Me and my husband have already bought a house at the beginning of the year which was great to get on the property ladder, but this video is so helpful just to help with re looking at finances for saving for future purchases or investments
Thank you so much! Congrats on your home, it's such an exciting time xx
Great informative video, have ordered the book and bought in to bonds, thanks Brogan
Very informative & helpful video Brogan loved it :) xx
Thanks so much! xx
I watched most of this video in my agency’s office while I was waiting for work to save onto my USB stick after I wrapped up for the day and the rest of it on my first bus home and just as I thought, it was very interesting and informative to watch. Although I rent my flat and I get housing benefit from my local council that goes to the company that owns the house my flat is in, my parents and my sister have probably been through a similar process to you and Benji because they are all homeowners.
Thanks for watching April x
Currently in the process of our purchase. We are 2 weeks in and I'm so stressed haha I just wanna be in my house already!
You are so lucky to have a house at your age ! You must be very organised 👏🏻👏🏻👏🏻
I don’t know how this channel ended up in my feed. I bought my first house at 18 and have 5 properties now.
I say this to sort of explain that I’m quite knowledgable in this area..... just be careful and ensure you don’t borrow the high end of what the banks lend you. Interest rates are rock bottom and despite the fact that the Bank of England want to control the interest rate, it could rocket up as this is a very strange environment at the moment.
It’s so daft to think but i’m 28 & have always struggled to save so feel so behind! - spending is like instant gratification to me! I so need to start saving properly!!
This has helped me so much, I’ve made 3 pages worth of notes and though I am no where near ready to buy a house (I need to start saving first) I know all of your advice will come in handy when the day comes so thank you! X
This was so helpful and it’s great looking at the comments and seeing that there’s so many of us in the same boat! Currently at the final stages of mine still waiting for probate to be granted so we can exchange and complete, they can’t give us a date so might be the new year, I hate the wait!
Thank you Alex! Wishing you the best, the waiting part made me so impatient, hope you get a date soon!
We are the exact same! Been waiting 13 weeks for probate 😭 getting impatient now
Me and my fiancé are currently waiting for completion on our first house we exchanged yesterday!! So exciting, we might get the keys as early as 1st November!🤩
Congrats!! That's SO exciting x
I'm 25 too and have owned my home with my husband for 3 years. We lived with our parents until we where 21 (me) and (27) him (he had moved out once before) We didn't have any debt, worked full time and had managed to save alot of money! I'm so thankful we did it like that, we where together for 5 years before we lived in the same town but that worked great for us 😊
hi congratulations!! im in my 3rd year of my law degree and one of the modules im studying is land law so just wanted to let you know a freehold means you own the property for unlimited duration nothing to do with how much of it you actually own :) a leasehold is when you still own the property be it a house or a flat, you still own the same amount of land/property but just for a set amount of years (the lease) you can still have a mortgage on a leasehold, not like with renting as you don't buy the property you rent :) xx
That’s good to know! Thank you Emily! xx
This is a really useful & informative video especially that one day in the future I would like to move out from my family house into my own one. :)
Just been going through the process of buying our first home which unfortunately fell through 😔 so now to start all over again and find something that feels like home! Thank you for the video 😊xx
Oh no! That absolutely sucks but I'm a big believer in 'everything happens for a reason' so maybe that one wasn't meant to be. Wishing you the best with your house hunt! xx
It does but I said the exact same thing, maybe that house just wasn’t meant for us. Hoping something comes along, even if it is another year or so. Such a big commitment I don’t want to rush into until it feels right 😊 xx
