Some of the smallest details can make a deal go from a done deal to a dead deal with out warning or even before the deal even starts. I believe that the flow of showing a house especially for a house of that caliber is very important because if the flow doesn’t feel right then the entire house will not feel right for the buyers, even the time you show matters! Josh, I'm an ER doctor, not here for sales tips, so I watch 'cuz I just like how you roll. But I do watch a lot of youtube. Each video is getting better. Maybe some on-camera lighting would be helpful on some of those darker shots in the first house. No more than three min into the video ask for people to "subscribe, and ring that bell." You should be able to double your views in a month. Keep it up. You're a likable guy.
Hi Josh, Can you explain how you get a listing agreement? You mentioned you are the "second" agent on the property. Did the price drop from the first listing agent? Do you have a deadline to sell the property by in your listing agreement? Big fan of you, your motivation and positive attitude reminds me to never stop working hard. Are you involved in any businesses outside of real estate? Can you make a video on that? Will patiently wait for your reply, Leo
It depends on the agreement between the realtor and the seller but usually it's 6 months to a year. Others want it 30 days because the seller wants it sold quickly because either they already live in a different state or they're trying to move to another state or they want to use that money so they can afford to pay their next property.
I like how the youtube version video gets a longer home detailed tour then a MDL show would give you. That house was dark but was super nice. The furniture pops because of it.
