      International Building Code gives the smallest house permittable as 650 sq.ft. That's the rule that tiny homes have to fight against. Different areas have modifications of that square footage, but that's the code most go by. We currently live in an 800 sq.ft. house, and honestly, we have three areas we barely use.

      You can buy a double wide that's built better, with better materials and much cheaper. Not that I'm advertising for a mobile homes, but damn no way they stay in business long it's almost comical.

      Here in NW AZ where I live the similar version in stucco exterior and including an indoor laundry, would go new $199K so that seems like the going rate but the AZ home would include a one car attached garage.

    Too expensive to buy, but the floorplan is very good, so buy the materials and build it yourself. With the addition of a basement and a garage, you've got everything needed.

      Having had a similar size house built.. stick built at that... For 75K including a small lot? I would say they are about double what its worth. Mine is a 2/1 as well...
      These guys are NUTS. And I usually make fun of people who watch these and pitch super lowball offers.
      Almost a quarter million dollars? Yeah, I think not.

    780 square feet here, with two adults, a large dog and preps and hobbies. And the mortgage was so easy to pay off. paying it off early was part of the plan that allowed me to retire early.😁

These homes arne't geared towards the whims of women, though, who would want huge closets and 5 bathrooms and a massive laundry room. These are geared towards men who don't want to be slaves to a mortgage.

    Super cute! I would add a fireplace between the two side windows in the living room. Maybe a sliding glass door off of the kitchen instead of the swing door, and extend the island to seat four and get rid of the dining table itself. Also add some shutters on the front and wrap the columns to jazz it up a bit.

      I agree a fireplace would look great between those windows. If the roof is placed 90 degrees to the plans and the ducts for the heat pump are rerouted it could totally be done.

    I built my own house 896 sf! I spent $35,000 for it. It took me 14 months and it was paid for before I set foot. I could NEVER paid $203,000 for my house. I think that price is a liar! This house is $225 a sf!

    I love houses this size - but as the owner of an older 864 sq ft 2 bed 1 bath home (with an attached 624 sq ft shop/garage) I am biased. My main bedroom is a bit larger at 12’ x 15’, but this model has a larger family room. I am in the process of building a new 8’ x 22’ post and beam gabled front porch to capture the view out of my 8’ x 4.5’ picture window. I’m older, it’s just me and I think this is the perfect size. I use the second bedroom as an office.

    As shown 257 dollars a square foot is way overpriced. It’s a solid design, but based on what I saw a fair price would be about 125 bucks a square foot…not including the land it sits on.

    784 sq feet is perfect. You can use 14 foot lumber with no waste or cutting. You can frame it and roof it for about $7,000.

    That size isn't too bad. We've lived in similar sizes for quite a while. We even fit our multiple hobbies. When they get too much smaller is when tiny houses become far less practical. Yeah they're cute and cozy, but unless you only play chess or read there just isn't enough space for a permanent situation.

    My house is 960 sqft, 3br 1bath. 10x12br, 10x10br, and a small 7x10 or so that I use for a den(for lack of a better word). 10x15 kitchen and 11x19 LR. It's a little different layout, one br off the kitchen. I like the layout of this one better. Add a carpet on the side and a nice 1000sqft shop next to it, perfect for retirement.

    Great use of space! Perfect compromise for the person who is attracted to tiny homes, but wants just a bit more space. The only downside is the woodwork, as it looks a bit cheap; hopefully, the price reflects it. But overall, love this one! 🥰

    We live in a house in Minneapolis that was built in 1935 that has almost this identical floor plan. Whereas this floorplan has a possible deck off the kitchen we added a three season porch.

    Maybe a weekend bungalow. But not for year round living. Certainly not for work from home. 1800+ 2.5 bath for my wife and me. I can leave my home office space at the end of my work day. And relax in the den. No claustrophobic tiny size.

    I like this home, but as a retiree, $200,000 is a bit of chunk of money for someone on social security. We really need affordable houses for people who aren't swimming in money.

    Maybe it's just me. If you are only working a job with no hobbies, this might be fine for you.
    I am currently single and live in a space that is about 950 FT2. It's too small for me.
    Maybe because I have a huge vinyl record collection, my 2nd bedroom is my craft / art / study with wall to wall shelving which is cramped with my college books, and all kinds of other subject matter. I ended up building a small 200 FT2 workshop in the back yard, which is cramped packed with power tools and other storage (various holidays, gardening, etc).
    I need a bigger place. Preferably about 1500 FT2 of living, and bigger workshop, say 500 to 1000 FT2.

    In my neighborhood (SF Bay Area) a 1200 sq ft, fire damaged home on a tiny lot recently sold for $725k. Fire damaged, as in BURNT TO THE GROUND. $725,000.

    I know every comment has already said this, but 200k is ridiculous! I am a poor college student that wont make more than 22k out of my job, and the whole point of a small house is to make ends meet. Whats the point in buying a tiny house if it comes with a pricetag like that? Asinine.

    I have a 960sq ft modular home. I have a small front porch 3 bedrooms and 2 bathrooms. Kitchen where I put an island on casters and I put a pantry in. I have a dinning area with a sliding door and a laundry closet in the kitchen. I love it

    ...it's a cute home, ..but needs a fireplace between those two front windows. And a different furniture layout. Needs a bigger kitchen window,that's too small... bedrooms are too small, and where's the Washer Dryer Area ,??? Thst is quite pricey for this small home.

    If that home comes with 10 acres, hooked up to electricity with a septic tank and water ...it may be worth $200k
