Re corp properties: yung corporation po na nagsara ng 6 years ago pa pero may land property na hindi nailipat. Pupwede po ba ibenta or ipangalan sa owners? Ano po kaya next course of action para mai-transfer po? Thank you very much in advance! 🙏

    Atty. Batu maraming salamat sa pag explain. Pero meron pa din po ako tanong what if ang nagpirma sa contract to sell at ang deed of sale is magkaiba. First contract to sell was sign by President of the Corporation and she had given as a secretary certificate. And now since the president of the corporation is away. They will make a new board resolution for the secretary of the corporation to sign on the deed of sale. Is that still valid? I’m really hoping you can answer my question. Kailangan ko po ang sagot nyo for my peace of mind. Thanks 😊

    Good morning Atty. Raymond. Please advise me on this matter: " I tender my payment for my monthly payment for my car loan with the bank but they refuse to receive my payment alleging that I still have back accounts. I've shown to them my Transaction Slip as proof of my payment but still they refuse to accept my payment. What action should I take against them so they will not charge me interest on the delayed payment?

    real owner of lot is a foreigner and formed a dummy realty corp with Filipinos as officers. Pres, and other Fil board are relatives without real shares. Can they sell the lot without prob?

      You know under anti dummy law it is prohibited to use filipinos as dummy incorporators, it circumvents the law that foreigners are prohibited to own real property in the Philippines. But a 60/40 corporation is okay as long as the purpose clause is not for 100 filipino ownership like engaged in retail. I assume 60/40 in your case, and if it is not sell of all or substantially all majority of the board will do
