Sir, You are right. I have been staying in Dehradun for last 6 years. Initially thought of purchasing a residential property here. Searched flats and plots here. Most of the apartments layouts were pathetic. Land was costly (not worth). Dropped the idea then, though in last these years, there has been a significant appreciation in land rate.
First of all, I would like to convey my special thanks for making such informative vlogs on most of the life related topics. Secondly, as I always feel fortunate enough to born and raised in this beautiful city surrounded by the foothills of Himalayas, I would like to add few more points from my side: 1. This is true that one should stick to 10 kms max from the city center, I feel the main reason to do this is because of the extreme climatic conditions of Dehradun, in other words if you dwell in or near the mountains, there would be high risk of losing your property and your life as lots and lots of landslides happen all around every year in rainy season. 2. Although your return on investment is good but do not expect very high returns because of property boom in recent years. Rents are very low for commercial as well as for residential properties. Moreover, it is extremely difficult to get a tenant as supply is higher than demand. 3. It has been observed that many builders here started chopping down hills just to increase the plot size which is very dangerous. 4. The researchers have proven that this place is situated on the earthquake zone. so be ready for swings that may occur without warning. It's an earthquake zone. 5. Undoubtedly, it's a beautiful place to live and has 100% literacy rate, everyone understands English well and can communicate. 6. End number of picnic spots are there such as, beautiful cascades, rivers and waterfalls wherever you go, if you like adventure such as jungle safari and hiking then this place is for you. But you need to be cautious as lots of Cobra snakes you may encounter with. 7. Moreover, the roads are very narrow and slopy, so you need to be careful whilst driving your car or riding your motor bike. 8. Unlike other cities we do have Historical museums and monuments. I would like to suggest you join/like " BEEN THERE DOON THAT" very prominent FACEBOOK page group if you would like to have some glimpse of Dehradun. 9. All in all, it's a city in which life moves at slow pace, therefore you enjoy every moment here. AQI is of course better than big cities. Thanks.

You've missed out on the fact that dehradun is sitting on a highly sensitive earthquake zone with uttrakhand famous for landslides and cloud bursts. Developers least bothered about earthquake proof structures
Just one suggestion. Since Dehradun is relatively colder place as compared to Delhi, the sunlight becomes very essential in winters. Though Mussoorie facing flats have a nice view, they don't get sunlight in winters as Mussoorie is North facing. So one has to choose between the two

The rules on FAR was really an eye opener for me since I've been searching for an option in Doon. Thankyou for doing this well researched vlog. And yeah I too agree airport was never a catalyst for Gaon, those who've seen it before 1985 can understand better.
Selakui is one of the area which is doing good in terms of land investment and returns people are happily living there and still lot of land available to buy. I recently bought plot in selakui and from last many years i am going to selakui from delhi

Location wise its good, near IMA, FRI, ISBT se connectivity all factors are positive. Jao kabhi toh dekhna complex hi complex hai puri road pe. Saare banks aa chuke hain.
I believe Jollygrant is good area too. Even we ignore airport or proposed law university, it has one of biggest hospital in all dehradun. Strategic location. 20km from ddn, 30 km from hwr, 15 km from rishikesh. Agreed for not doing heavy investment for sure.

Selakui is one of the area which is doing good in terms of land investment and returns people are happily living there and still lot of land available to buy. I recently bought plot in selakui and from last many years i am going to selakui from delhi
