I’m a millennial but I shop houses like a boomer and this is why my husband and I still don’t have a house lol. We dropped out of the market because I REFUSE to buy a house I’m asked to waive inspection and appraisal on.
As a home owning boomer.. Absolutely girl do not let them do that.A loan and your insurance depends on the condition of your structure! Like did you pass? I can’t!

My parents bought in 1980, and they moved further out and paid a lot for the time and for their income. Had they waited, why would have paid A LOT more for a house. 9 years laters they sold that house for almost 4x what they bought it for. Never try to time the market. You assume the likelihood that homes will go up in price, as there not enough inventory. And if prices did drop, we have 3 years of people waiting it out in line in front of you, who will jump the prices right back up. I know, I feel bad for millennials, or at least the ones that vote conservative, because the wall street reform and consumer protection act really screwed first time buyers in this timeframe.

When they say 'millennial', they mean the 25-29 yr olds. Yall have to remember that older millennials are late 30s into early 40s. Most don't do anything like that. And everyone completely skips over the whole Gen X generation.
Gen Xer here, who grew up poor, so when I got my house a couple of years ago, I checked everything, I read ALL of the paperwork...😳. But there's a bunch of cool mom & pop places around that was important to me as well.
My husband and I (millenials) are selling our house and took a lowball offer of 20k under asking. (We still pocket a significant amount so we didn't care and this offer also came with us not having to do any kind of repairs) 15 years ago my in-laws (boomers) were trying to sell their house and my FIL was offer ONE GRAND under asking and he said absolutely not and they still live in that house to this day 😆
Not these days. I hear stories all the time about people offering asking price on house after house, and the houses go to people who offer way over asking price. It’s crazy, but I expect to see an (ahem) correction soon, and some people will be kicking themselves hard for paying what they did.
I'd not count on people kicking themselves that much. The issue is supply, not really demand. Many have walked away and even if interest rates fall back down to 5% there's still a ton of people who won't sell because they're locked in at 3%. Think back to the summer of 2022. Ultimately, if prices come down the demand will shoot it back up. Interest rates fall, demand will increase. Income increases, demand will increase. The fed and everyone in gov is very cautious about repeating 2008, so they won't let the bottom fall out. It's more likely that we only see about 2-3% increases in home value in the next 5 or so years while supply, interest rates, and incomes can keep up.

Now interest rates are up, and those same people can barely afford to pay just the interest when they renew. Unfortunately many are renting out their basements for $2000/mo, or a single bedroom for about $1200/mo. You can't rent or buy anything decent without going broke!

I feel pretty proud...my husband and I are one of the few Millennials who own a home (in California, no less!) Granted, we had to buy a piece of crap that needed a complete renovation, less than 800 sq ft, located way out in the middle of nowhere. But still...we own a house😅. I think we paid too much for what we got, but it is what it is.

I'm a millennial and buying my first flat was - nature around, mom and pops shops, high energy efficiency, and i got the smart function taken off the walls (wasn't alexa but too many radio waves bro).
LOL this is pretty funny and like others said pretty dang accurate, I have several younger people working for me and when I listen to them talk and watch how they behave I just sit there scratching my head. Is it cool today to spend like a baller because I keep my mouth shut, I know what they make and just watch them spend like they have executive salaries. Gone are the days of saving, being frugal and spending wisely. Not going to lie I am curious to see how this all plays out for them long term, those of my generation that did are realizing now that they retirement days are going to be very hard unless kids let them move in with them and support them.

Gen Z here. What exactly is the point of buying a house? When you rent, you have to pay rent and utilities, but the maintenance and such is not on you. If you buy, you have utilities and maintenance....and a house payment. For what?
