Really liking the different content on this channel. This one hits home. I was going through the process of buying my first home in 2019. Then, we know what happened. Swallowed my pride and rented someones basement with a separate entrance for about 1200 less than I was paying for my apartment. Saving my money. Hopefully by 2024 when I get back in the market I'll have 125K or so saved for a down payment. Orlando is one of the places I'm looking at to relocate. You think Orlando and Tampa are bad it's nothing compared to Northern Virignia.
We are from northern Virginia area and we are aware that housing prices were high there, but the increase as a percentage is worse here in Florida now. (Or better if you are selling) than Virgina.
Hey Dev, you showed our house under construction at Lakeside by Hamlin! Loved seeing this. We actually met you when we were still living in LA while we (and you) were at Disneyland. Here we are a few years later and you are driving around in our future community. We would love to have you in the Hamlin area! Keep up the great work! Don’t give up, Dev! My husband and I went through the same. We looked for about a year and always got outbid or a cash offer would come in. But, it WILL happen when it’s right. The right house for your family will come up. A house that was better than all the ones we looked at before (there was A LOT) and it only had 3 offers, including ours. One buyer dropped out so it was just 2 of us then. Somehow, we got the house and under the asking price. When it’s meant to be, it will be. God bless!

I grew up in Winter Springs. I’ve lived in California, Colorado, Oregon, and Arizona. I would absolutely pick winter springs to raise my family. Now that I am removed from it and raising my own kids, we were blessed to grow up there.

Hamlin is great I live there and about to build a new home and I love how you are just in the center of everything the 429 pretty much gives you access to everything quickly also there is a secret entice to disney right behind magic kingdom for cast members but, regular guest can use it to and it takes me 15 minutes to get there its right on reams
Awesome video bro! Exactly what I’ve been looking for, keep it going. Honestly, if you think that Orlando is getting bad, don’t even think about Miami. A STUDIO is starting at over $2,000 and that’s to include necessary amenities. If you want affordable down here you’ll need to look into the bad neighborhoods which is not reasonable to raise a family. I’m in the same boat as you, I want a good size home with separation and a big yard. Me and my wife are hoping to move around Orlando soon, so I hope the market softens up and we can do it. This is honestly one of the best videos I’ve seen regarding buying a home in the Orlando area. I like how you had articles to back up you claims but what I appreciated the most was the diverse places you included in your video. A lot of these other channels will literally just focus on being close to Disney and that’s it. You however showed other options that were slightly further out than Disney along with an estimated price range which I thought was refreshing and informative. Great video Dev!

Wow, Dev, what a timely video for us! My husband recently took a job in Maitland and I’m back here in NJ getting ready for a move to Orlando. You’ve confirmed my fears about the bidding wars on houses. We will need a mortgage as the housing prices in Orlando are the same as those in NJ. I hope we can find something! We’re looking in the Clermont area, but would also be interested in Independence and the Winter Park/Windermere area. Good luck on your house hunting!

This was a great video. I purchased my first home over 10 years ago. I rode out the last real estate bubble. It was crazy. I remember putting in bids for over 30 homes before I got my home. Stay patient. You’re doing the right things. You’ll find a great property at the right price 🙏🏾.

It definitely is still a seller's market right now. There are so many homes going up in my neighborhood and they are all being sold right away over the asking price. My next door neighbor listed their house and sold it the same day. The housing market is still insane everywhere.
I like Apopka for you Dev. When we bought our first home back in 1969, we were advised to buy the "ugliest house in the best neighborhood". That might mean an older fixer upper, but they are so much more affordable. You can choose exactly what you want as far as upgrades as you can afford them. Good luck! 😊
Haha! You drove through my old neighborhood in Apopka! Loved that neighborhood. I work for Disney and recently bought my current home in beautiful Mount Dora, FL. 50 min drive to Disney but we'll worth it.
My fiancé and I are in MA and we bought our first home in July 2020. We got extremely lucky because we bought during the (somewhat) height of the pandemic and we got the house for asking and got a really low interest rate because of everything going on at the time. Since then, the market has skyrocketed. We bought for $399,900 and almost 2 years later, our house is already worth over $500,000. I honestly believe it’s all about timing with these things. You guys will find a place when it’s right! Keep up the search man! It’ll be worth it!

I definitely feel you Dev. My husband & I live in an apartment in Winter Park, and we wanted to purchase a home at the end of our lease, especially with a baby on the way but the market is not for us first time home buyer’s unfortunately so we will be in the apartment I’m sure until 2024.
Hey Dev, here is my highlight reel… sold a 4300sq foot home for $500K in SC, moved here in 2020. In apartment for 18 months ($2100 a month) for a 1400sq apt 5 miles from Disney; been in townhouse 1 mile from Disney in Windermere bigger than apt saved $450 a month ( total luck was in the right place at the right time!) still there at least another year. It’s too crazy right now…you are right! I’m in my 50’s so I’m lucky with a big down payment when I buy. Tried to keep that short, sorry! My advice as so many said wait! Save as much as you guys can; bigger Down payment helps when borrowing money if you put down more you can get better mortgage rate. It’s not what you want to hear but it seems what you are thinking already…. LOVE THE CHANNEL! Bill

I love this video! Not a native to Florida but been here since I was 12 (not saying my age) I have live in 3 of the 5 but know 4of the 5 very well. When my family moved here, Tampa was considered one of the most dangerous cities. So much has changed. From Tampa I moved to Gainesville back to Tampa Bay then to Jacksonville then back to many places in Tampa Bay. We love this are because of Orlando being not too far (depending on the time of travel), Gulf beaches are beautiful and 4 hours to the state line and 5ish hours to the FL Keys! As I don’t want so many people moving here (don’t want to be the next California), I truly understand why people move here. Sorry for the rant 😎 Had to chime in again… we rent within Tampa Bay and over the last few years our rent is close to 2K. We don’t want to purchase here as we came to help family. Where we want to live went to 200k to now 700k.

I lived in an apartment in Kissimmee back in 1999 and at that time it was affordable. Now, monthly rent has jumped down through the years. I live in Michigan, but my daughter and I are looking to invest in an Airbnb in the Orlando area. I'm currently doing a lot of research on these areas because I need something affordable, but in a prime spot for tourists due to this being an investment property. Thanks for doing this video. It was very well needed to those of us shopping real estate in Orlando.
We just bought a new home to be built in Clermont in a community called Ridgeview. We should be about 15-20 minutes from Disney once the new connector is added between Clermont and Winter Garden. We are moving from Massachusetts and plan on going to Disney every day can’t wait !
We have all the same issues here in Canada, except our purchase and rental prices are much higher. Demand is high, inventory is low and corporations are buying
Also, Dev, be aware of living on top of former swamp land. Sink holes. I know, comofr.someone who lives on a fault line in California. Detached is different insurance.
Apopka sounds and looks ideal! I wouldn't mind having to drive somewhere for those larger lots. Good luck with your search, Dev. My first home was a brand new builders spec home, already finished. I was 31 years old. No need to rush😊
I move down almost a year ago to the orlando area, renting first to learn the area. I did my research on apartments and read reviews for weeks before choosing. I saw them in person all beautiful but the concrete wall is a must have!! Happy with my choice and never heard a bump at all. Love being close to everything but wouldn’t mind being closer to the beach later on. I love the melborne area. I saw a beautiful house on the lottery winners show and i had no idea how beautiful it is down there.

Dev... I would maybe find a neighborhood you all love that they are still developing in and build your new home. That should help with people out bidding you. I've talked to several agents and mortgage brokers and the ones I have spoken to do not see home prices coming down. One of the many factors is due to the increase in salaries and people being able to work remote resulting in more and more people needing/wanting a home office. Just my thoughts... Have faith and trust that everything will work out.

Hey Dev, you should look into the Lee Vista area if you haven't already. Its not too busy, only 25 minutes from Universal, and 30 from Disney. Youre also 10 minutes from the airport. Although the homes in this area may be a little cookie cutter, it really is a great place to live. I currently live in an apartment complex there but will be looking into getting a house within the next couple of years. Good luck!
Keep your head up. I’ve been there before. When you’re looking for a house and there’s a lot of competition. If your bid did not go through, just know that it wasn’t your house. The right one will come to you. Trust the process. Best of luck to you :)
Hello from Gainesville! I can honestly say construction is booming here, it seems like a new housing development goes up over night lol. They're very close together though, and the backyards are nonexistent. Renting us difficult, they require a lot from you. But it's a nice city, and the last time I made the drive, for Boo Bash in October, we made it to Disney in under two hours.

One piece of advice to everyone saying to wait: don’t expect a 2008-style correction. My prediction is that interest rates will kill the boom, and you could very well end up paying less for the house but with the same mortgage payment. Just something to consider.
@@jorgefamily3909 That is inaccurate (at least on housing prices - would not disagree that pay is terrible in Orlando, which ranks #49 or 50 in top 50 U.S. metropolitan areas ranked by average pay). Just look at Orlando historic housing prices from the St. Louis Fed: it shows steady growth until it took off in the early 2000s and the precipitously dropped back to "normal". There are not huge drops every 4-5 years, and the situation in 2008 (when lenders had made loans people could not afford without doing their due diligence) was way different than now.
I hope this helps, but our starter home was a town house with no garage. We upgraded twice over the years and are now in a single family home on the water. I know it's scary, but you guys will do great.

Apopka is growing faster than you know. It is extremely crowded and it is only getting worse by the day. Check the construction all around Apopka and you will find out just how busy it is out here. We’ve been here 11 years and I would love to get out
I just purchased my first home--in Sydney, Australia, during 2020. Only God knows how I managed to hit 20% down. My sister (in Tampa) ended up with the house she wanted after 3 previous contracts on that property randomly fell through. DON'T GIVE UP! What's meant for you will come to you. Often times when you least expect it.
Really enjoyed the video. My wife and I have been looking all over the state for a while, but Orlando is our favorite. We saw some nice houses in Apopka but then heard some scary things about the water there. I would suggest doing some research on cancer cases related to the water. It kind of turned us off from Apopka, even though the houses are nice. Good luck with your search.
I ended up buying a home in Haines City. Site unseen. I sold my house and was running out of time. Couldn't find a rental in my budget. But I got an amazing deal in fact, I purchased below appraisal. Sometimes you have to look at older homes or ones that have been listed for a while.
I’ve been in Central FL since 2000. I was in Windermere for the first 8 years and now in Apopka. I also spend lots of time in Winter Park. Anyone considering those areas definitely needs to consider Apopka. More bang for buck and a growing community. Likely won’t get hurt on any bubble burst of price in the future.
Dev, thanks as always for your content. If I could give you a hint of advice I would wait just a bit and rent for just a little. I believe there is a market correction right around the corner and prices will slip to where they should be. We were able to snatch up two homes in SW Florida in 2010 when the bubble burst and are now sitting on a ton of equity. Just my two cents, hope everything works out for you.
I totally agree. We don't live in Florida so I can't speak to that but we bought our house in 2007 in May and it was within a year in MN that our housing bubble burst. We owed way more than what our house was worth for several years. Thankfully it's on the upswing again but you just have to be patient!

I’m not sure how it works in FL, but I have a few friends who were able to get a new home cheaper because they purchased before the build was finished and most of them got to have a say in some final details. This was also pre-pandemic so this might not be the case at all anymore. Lol Loved this video and all the knowledge. Thanks Dev!
Great neighborhoods, but you totally missed Seminole County, which is part of metro Orlando and has the best rated schools in Central Florida. Speaking of schools, that is a key factor in neighborhoods that could have been addressed a bit better in this video, as you can find nice houses in pretty well any area of Orlando but really good schools are more scarce. (Orlando resident here, btw.)

Just bought a new build in Kissimmee. Took us 6 months and 50k more for the same house than when we first started. And now we wait another 6 months for it to be built. I feel your pain. But it is so much cheaper than getting a 3 bedroom apartment in a good area. I've already accepted that our homes value will drop in the next 5 years, but when we're looking for our forever home in 10+ years, we should still be able to get a return on the investment. Hopefully. Fingers crossed for you and the family.
I have to comment today. I always look everyday for new content from you by the way. You and Bianca are awesome. But I wanted to say. My husband and I are in our 50s and 60s. We lived in apartments our whole life. We decided to purchase a home in the beginning of the pandemic 2019. We started seriously looking as the months went by. We got a realtor finally who really worked hard for us, but I’m not Kidding when I say we looked at over 30 homes, everyone we put a bid on one someone came and put cash. More than what was being asked! It was so frustrating. It took just inside of one year to a contract on a beautiful home, but we offered 7500 more than what they were asking. Then came the inspection. My husband is a contractor so doing the walk through he found all kinds of things that would of cost a lot of money to fix. And the septic system was broken on top of what we found in this beautiful home because the contractor who built the home took short cuts. Any way to make a long story short. After going through all the aggravation we ended up not purchasing that particular home. But good news. We found something even better in the same township for less and it’s beautiful. But we saved our money. We put down 20 percent. That’s what got us in. But we jumped right on it. I wish you so much love and luck. I hope you guys get the house of your dreams. It’s nice to look. Just prepare yourself and see if you have a friend who knows what to look for so you don’t get screwed. The first house looked like dream come true. But ended up being bad. Be careful.

Would love to move to FL from midwest but right now-giving up our space/land and low COL it just isn't realistc to move to higher COL area. I definitely feel you Dev. My husband & I live in an apartment in Winter Park, and we wanted to purchase a home at the end of our lease, especially with a baby on the way but the market is not for us first time home buyer’s unfortunately so we will be in the apartment I’m sure until 2024.
Hey Dev, here is my highlight reel… sold a 4300sq foot home for $500K in SC, moved here in 2020. In apartment for 18 months ($2100 a month) for a 1400sq apt 5 miles from Disney; been in townhouse 1 mile from Disney in Windermere bigger than apt saved $450 a month ( total luck was in the right place at the right time!) still there at least another year. It’s too crazy right now…you are right! I’m in my 50’s so I’m lucky with a big down payment when I buy. Tried to keep that short, sorry! My advice as so many said wait! Save as much as you guys can; bigger Down payment helps when borrowing money if you put down more you can get better mortgage rate. It’s not what you want to hear but it seems what you are thinking already….

I love this video! Not a native to Florida but been here since I was 12 (not saying my age) I have live in 3 of the 5 but know 4of the 5 very well. When my family moved here, Tampa was considered one of the most dangerous cities. So much has changed. From Tampa I moved to Gainesville back to Tampa Bay then to Jacksonville then back to many places in Tampa Bay. We love this are because of Orlando being not too far (depending on the time of travel), Gulf beaches are beautiful and 4 hours to the state line and 5ish hours to the FL Keys! As I don’t want so many people moving here (don’t want to be the next California), I truly understand why people move here. Sorry for the rant 😎 Had to chime in again… we rent within Tampa Bay and over the last few years our rent is close to 2K. We don’t want to purchase here as we came to help family. Where we want to live went to 200k to now 700k.

Don't give up! A few years ago, in a very hot market, our house took forever to sell. We ended up in the perfect area for us.
I lived in an apartment in Kissimmee back in 1999 and at that time it was affordable. Now, monthly rent has jumped down through the years. I live in Michigan, but my daughter and I are looking to invest in an Airbnb in the Orlando area. I'm currently doing a lot of research on these areas because I need something affordable, but in a prime spot for tourists due to this being an investment property. Thanks for doing this video. It was very well needed to those of us shopping real estate in Orlando.

We just bought a new home to be built in Clermont in a community called Ridgeview. We should be about 15-20 minutes from Disney once the new connector is added between Clermont and Winter Garden. We are moving from Massachusetts and plan on going to Disney every day can’t wait !
New connector is taking forever, it’s a mess. Clermont itself has gotten so overpopulated it’s sad.
@@dustinstacyjohnson1078 we are retired and there’s no hurry to get home and we plan on going to Disney a lot and we’ll have 3 ways to get there.

We have all the same issues here in Canada, except our purchase and rental prices are much higher. Demand is high, inventory is low and corporations are buying
We also pay much higher provincial ( state ) tAx and federal tax.
Also, Dev, be aware of living on top of former swamp land. Sink holes. I know, comofr.someone who lives on a fault line in California. Detached is different insurance.
Apopka sounds and looks ideal! I wouldn't mind having to drive somewhere for those larger lots. Good luck with your search, Dev. My first home was a brand new builders spec home, already finished. I was 31 years old. No need to rush😊
I move down almost a year ago to the orlando area, renting first to learn the area. I did my research on apartments and read reviews for weeks before choosing. I saw them in person all beautiful but the concrete wall is a must have!! Happy with my choice and never heard a bump at all.
Love being close to everything but wouldn’t mind being closer to the beach later on.
I love the melborne area. I saw a beautiful house on the lottery winners show and i had no idea how beautiful it is down there.
Davenport is very affordable and some areas are away from the congested areas and a short 20min to Disney

Dev... I would maybe find a neighborhood you all love that they are still developing in and build your new home. That should help with people out bidding you. I've talked to several agents and mortgage brokers and the ones I have spoken to do not see home prices coming down. One of the many factors is due to the increase in salaries and people being able to work remote resulting in more and more people needing/wanting a home office. Just my thoughts... Have faith and trust that everything will work out.

Hey Dev, you should look into the Lee Vista area if you haven't already. Its not too busy, only 25 minutes from Universal, and 30 from Disney. Youre also 10 minutes from the airport. Although the homes in this area may be a little cookie cutter, it really is a great place to live. I currently live in an apartment complex there but will be looking into getting a house within the next couple of years. Good luck!
Keep your head up. I’ve been there before. When you’re looking for a house and there’s a lot of competition. If your bid did not go through, just know that it wasn’t your house. The right one will come to you. Trust the process. Best of luck to you :)
Hello from Gainesville! I can honestly say construction is booming here, it seems like a new housing development goes up over night lol. They're very close together though, and the backyards are nonexistent. Renting us difficult, they require a lot from you. But it's a nice city, and the last time I made the drive, for Boo Bash in October, we made it to Disney in under two hours.

We picked RidgeView in Clermont due to it being part of the new Olympus/wellness way area.

One piece of advice to everyone saying to wait: don’t expect a 2008-style correction. My prediction is that interest rates will kill the boom, and you could very well end up paying less for the house but with the same mortgage payment. Just something to consider.
@@jorgefamily3909 That is inaccurate (at least on housing prices - would not disagree that pay is terrible in Orlando, which ranks #49 or 50 in top 50 U.S. metropolitan areas ranked by average pay). Just look at Orlando historic housing prices from the St. Louis Fed: it shows steady growth until it took off in the early 2000s and the precipitously dropped back to "normal". There are not huge drops every 4-5 years, and the situation in 2008 (when lenders had made loans people could not afford without doing their due diligence) was way different than now.
I hope this helps, but our starter home was a town house with no garage. We upgraded twice over the years and are now in a single family home on the water. I know it's scary, but you guys will do great.

Apopka is growing faster than you know. It is extremely crowded and it is only getting worse by the day. Check the construction all around Apopka and you will find out just how busy it is out here. We’ve been here 11 years and I would love to get out

I just purchased my first home--in Sydney, Australia, during 2020. Only God knows how I managed to hit 20% down. My sister (in Tampa) ended up with the house she wanted after 3 previous contracts on that property randomly fell through. DON'T GIVE UP! What's meant for you will come to you. Often times when you least expect it.

Really enjoyed the video. My wife and I have been looking all over the state for a while, but Orlando is our favorite. We saw some nice houses in Apopka but then heard some scary things about the water there. I would suggest doing some research on cancer cases related to the water. It kind of turned us off from Apopka, even though the houses are nice. Good luck with your search.

I ended up buying a home in Haines City. Site unseen. I sold my house and was running out of time. Couldn't find a rental in my budget. But I got an amazing deal in fact, I purchased below appraisal. Sometimes you have to look at older homes or ones that have been listed for a while.
I’ve been in Central FL since 2000. I was in Windermere for the first 8 years and now in Apopka. I also spend lots of time in Winter Park.
Anyone considering those areas definitely needs to consider Apopka. More bang for buck and a growing community. Likely won’t get hurt on any bubble burst of price in the future.
Avoid Winter garden. Way over priced and over crowded they are past their building bubble.
Also take a good hard look at Tavares
Dev, thanks as always for your content. If I could give you a hint of advice I would wait just a bit and rent for just a little. I believe there is a market correction right around the corner and prices will slip to where they should be. We were able to snatch up two homes in SW Florida in 2010 when the bubble burst and are now sitting on a ton of equity. Just my two cents, hope everything works out for you.
I totally agree. We don't live in Florida so I can't speak to that but we bought our house in 2007 in May and it was within a year in MN that our housing bubble burst. We owed way more than what our house was worth for several years. Thankfully it's on the upswing again but you just have to be patient!

I’m not sure how it works in FL, but I have a few friends who were able to get a new home cheaper because they purchased before the build was finished and most of them got to have a say in some final details. This was also pre-pandemic so this might not be the case at all anymore. Lol

Great neighborhoods, but you totally missed Seminole County, which is part of metro Orlando and has the best rated schools in Central Florida. Speaking of schools, that is a key factor in neighborhoods that could have been addressed a bit better in this video, as you can find nice houses in pretty well any area of Orlando but really good schools are more scarce. (Orlando resident here, btw.)

Just bought a new build in Kissimmee. Took us 6 months and 50k more for the same house than when we first started. And now we wait another 6 months for it to be built. I feel your pain. But it is so much cheaper than getting a 3 bedroom apartment in a good area. I've already accepted that our homes value will drop in the next 5 years, but when we're looking for our forever home in 10+ years, we should still be able to get a return on the investment. Hopefully. Fingers crossed for you and the family.
I have to comment today. I always look everyday for new content from you by the way. You and Bianca are awesome. But I wanted to say. My husband and I are in our 50s and 60s. We lived in apartments our whole life. We decided to purchase a home in the beginning of the pandemic 2019. We started seriously looking as the months went by. We got a realtor finally who really worked hard for us, but I’m not Kidding when I say we looked at over 30 homes, everyone we put a bid on one someone came and put cash. More than what was being asked! It was so frustrating. It took just inside of one year to a contract on a beautiful home, but we offered 7500 more than what they were asking. Then came the inspection. My husband is a contractor so doing the walk through he found all kinds of things that would of cost a lot of money to fix. And the septic system was broken on top of what we found in this beautiful home because the contractor who built the home took short cuts. Any way to make a long story short. After going through all the aggravation we ended up not purchasing that particular home. But good news. We found something even better in the same township for less and it’s beautiful. But we saved our money. We put down 20 percent. That’s what got us in. But we jumped right on it. I wish you so much love and luck. I hope you guys get the house of your dreams. It’s nice to look. Just prepare yourself and see if you have a friend who knows what to look for so you don’t get screwed. The first house looked like dream come true. But ended up being bad. Be careful.
Hang in there Dev. Keep up with the patience. It will be worth it in the end. With rising interest rates things will cool down. Would love to move to FL from midwest but right now-giving up our space/land and low COL it just isn't realistc to move to higher COL area. Good luck in your search!! and the cost of apartment/rent etc is CRAZY! My mortgage for our 3300SQF house on 1/2 acre is less than that rent!!
