My dad made the mistake of buying a double wide mobile home thinking he was temporarily going to put it on a lot until he could buy acreage and put a basement or foundation for it. The moment it was moved it basically became trash. They cut the carpet so they could split it to tow and never repaired or replaced carpet they destroyed. Structurally wasnt the same, like they stapled it back together

Then your dad got a bad mobile home mover. When you move a double wide mobile home, it has to be put together again correctly and that CAN be done. Carpet or other flooring will generally need to be replaced along with some drywall and exterior siding work . A good mobile home mover will spend many hours setting the home on it’s new pad and making sure everything is lined up properly.

I built a small A frame on my property. It's cute, but way smaller than these places. The big thing for me is that these places are way too high and too close together. They need an acre or two and a cost of 20-40k. These also probably have an HOA, sadly.
Also you have no prop 13 protection, because you don't own the land. So you are just a renter, but you have to buy the structure. It's like you are renting an apartment, but it's just a bare piece of dirt. You have to build the apartment yourself, and pay for everything. Then you rent the apartment that you paid to build.

I looked at Sky Valley but bought a tiny home out of state where I own the lot. The HOA is 130 a month. Paid 79K for home and lot a better deal.
