    Those units are for a bed, a shower and a kitchen. But not for one to be a "home Body" for there is no land and no room to breath. And if one is retired and non-active, maybe this is the way to go? Not me. I'm 70 years old. I like living on our farm.

    My dad made the mistake of buying a double wide mobile home thinking he was temporarily going to put it on a lot until he could buy acreage and put a basement or foundation for it. The moment it was moved it basically became trash. They cut the carpet so they could split it to tow and never repaired or replaced carpet they destroyed. Structurally wasnt the same, like they stapled it back together

      Then your dad got a bad mobile home mover. When you move a double wide mobile home, it has to be put together again correctly and that CAN be done. Carpet or other flooring will generally need to be replaced along with some drywall and exterior siding work . A good mobile home mover will spend many hours setting the home on it’s new pad and making sure everything is lined up properly.

      I built a small A frame on my property. It's cute, but way smaller than these places.
      The big thing for me is that these places are way too high and too close together.
      They need an acre or two and a cost of 20-40k.
      These also probably have an HOA, sadly.

    Also you have no prop 13 protection, because you don't own the land. So you are just a renter, but you have to buy the structure. It's like you are renting an apartment, but it's just a bare piece of dirt. You have to build the apartment yourself, and pay for everything. Then you rent the apartment that you paid to build.

    I bought an acre and paid payments till paid. Placed the mobile home and paid it off. Purchased a building lot and made the payments. Used the property as equity towards the 20% down to build. Sold the original property for more than the investment. Applied that to jump way ahead on the mortgage. Saved a boatload on interest all along the way. Carrying a lower balance paying lower interest is an outdated idea!

    If you own the house but not the land, is the house movable? The rent is pricy as it will likely increase over time. I would not purchase a housed that small and do not like neighbors so close. THe pwoer lines over the house is a no no.

    So it's basically like renting a $1350-$1400 a month apartment except you only have 400 or so sq feet. vs an apartment would be maybe 2X the size. You would not have anybody living on top or below you or right next to you though. Also, you get a parking space. Might be ideal for a couple living together or a single person earning at least 50K a year. Too small for a family.

    One reason why I won’t even visit California is because everything so expensive. These prices are outlandish. No one can live there. I would encourage people to do the research find a different state and move.

    I already have one. But it’s a rv condo campground. HOA is $1,300 a year. Cost me just about $50,000 with the lot and 399 square foot modular park model.

    Never owning the land is an outrageous scam. What happens if you default on your 'land rent' payment?...You'll lose the house. Moving the house will cost more than the house is worth.

    So that $75,000.00 park model camper I built 20 years ago, full height ceilings, 2nd story loft, cedar siding, architectural shingles, full size bathroom, would cost $250,000.00 today especially with a low bow caterpillar flatbed trailer frame. . Jeeziz I can't believe i let my dad sell it. I couldn't get my brother or anyone else to go get it before he left to Panama. .

      Not true. Some cities, counties and states can tell you how your home should be, and can fine you if you don't follow the rules. States want to get property tax money from your house, not just property alone.

    That trailer park of tiny homes looks like it sits on a floodplain. I would never pay those prices for those bandbox homes. I would only live on land I own without a mortgage.

    The problem is that there is NO ceiling on how much the HOA can charge.....Most HOA Fee's are continually going up.....never down.......that alone can force people into foreclosure. especially the Older population......The rules are oppressive and these communities often very cliquish ......Buyer beware.

    It really looks like a single-wide, just wooden instead of aluminum siding. Same model as a trailer park, too where you rent your lot.
