Thanks a lot, indeed the place is not very big only 73sqm but since we don't have kids yet, it's fine for us and we will only live there in summer mostly as rest of the year we probably will be living in Dubai and that way we can keep it to ourselves without having to rent it out so it works for us and yes, terrace is 45sqm, big enough for bbq parties (and hopefully a jacuzzi😉) Cheers

I am using mostly trade republic and IB and most of my trades i do them on Trade republic (free weekly saving plans with and investing in single stocks) . because i think it is cheaper than IB (TR=1€ vs IB= >~1.25€). I wanted to do all my trades in USD for better price but now both are the same and i do not what will happen in future. still i do not understand your strategy to convert USD from Euro and investing in USD.
On IB I pay $0.35 cent per share buy and I like buying stocks at the stock market & currency of origination in addition to having an FX hedge as I don't want to be exposed to only EURO currency, same way as I don't only buy one stock but different stocks:) But ultimately this is of course your choice. I want to buy an apartment too, but with my job I think I have to pay EMI to the bank for at least 30 years.
In Dubai they offer developer financing, where the building developer basically gives you the loan without charging interest. Of course, the repayment schedule is much shorter and higher amounts, so if you have some goood saving this can be a great option and you will save yourself from expensive interest payments👌
