I love that there’s a bedroom downstairs. I live with seniors and sometimes it’s already hard for them to go up and down the stairs. Most newly constructed homes don’t have this offering.

May idadagdag na naman ako sa list ko. Napaka ganda ng house na to very functional tapos may rooms pa sa ground floor na pwede sa mga senior citizen. Gusto ko rin yung lay out ng loob na parang every part ng house is nakatago.. ayoko ko kasi nung style ng ibang bahay na parang pagkabukas mo pa lang ng pinto is nakikita mo na lahat ng nangyayari sa buong floor. Napaka ganda din ng labas ng bahay.
Ganda ng Master Walk-in closet talagang may His and Hers left and right 😊 tapos mga Showers ng Bedrooms puro Hexagon enclosure kaya maluwang at hindi magkatabi ang Toilet/bidet sa Sink.
I just notice that Julia refrained from using the term water closet and I literally googled the difference between a water closet and a toilet. So apparently a water closet is a room where you can find a toilet, shower, and a sink. Correct me if my research is wrong na lang po🤗

CONS:
- For me, I don't like closets inside the bathroom because if ventilation is not nice molds and mildew may grow.
- For the Living area, I am not sure where to hang/put the television since there is no other space in the 2nd floor for a family room/space.
- As for the kitchen, I do not see any backsplash. It was not mentioned if the counters are made of granite. From my own experience, black counter top is prone to visible scratches (if it's not granite). there's no dedicated pantry room too. A storage room would be nice too.
- Potential buyers must also check if there's leak from the roof. The ceiling wood doesn't look smooth (see @11:58).
- The house is nice but I find the garden area a bit small considering the location and the price (Php 85M). 😊
- Lastly, I did not see any gate for the carport. I know Hillsborough is a gated and secured area but I just find it a bit weird why that is missing. The front part has a gate but the backyard and side garden can still be accessed via the carport stairs (which has no gate, hehehe).
PROS:
- Downstairs bedrooms are great for grandparents to stay. (Although they still need to climb the stairs to enter the house)
- High ceilings
- Senorita steps for the stairs are also a plus
- Split type aircons are great!
QUESTION: Is it better to have textured walls? just curious to know if that is easier to clean. 🤔
It's a fantastic buy ! It's in Alabang! Impressive design like a blank canvas ready for interior decorating. I wish the stairs were divided with a landing in the middle...not good for small children and seniors. Definitely a carport gate should be installed no matter how safe the area is..just my observation.
Partida, malalaki garahe ng mga bahay jan pero nagpapark pa rin sa kalsada. The problem in street parking is not only present in poorer communities but also in the most exclusive villages in the country.

the neighborhood really makes the property liveable
Things that i think should be included in the design: walk in pantry, staircase rest(haba ng staircase beh baka pag gumulong ka diretso agad sa baba)
Very simple and cost efficient to build. Not worth the price compared to other houses showcased, but probably the land is very expensive. But then again, I don't have the money even if it's sold at 10% of its price lol.
I think whatever item Presello and Julia present will actually be sold. More power!
Maybe it's just me but I would be gating that garage. Kahit gano pa ka-exclusive yang village you can never be so sure here in Ph lol

I like the house layout of the house, but not sure about the open car port - I wouldn't feel safe. I would want a gate that can come down in front of the parked cars that will prevent people from wandering inside the car port.

I like that they didn't use a lot trees in this house. Bamboo flooring, woodlike steel bars, and laminates. I HATE those houses flooded with narra woods, kamagong, tangile, etc.. C'mon let's preserve those trees. Clearly most architechs and engineers doesn't watch other countries works.

Narra is considered critically endangered vulnerable species here in the Philippines, as well those other endemic trees such as Molave, Kamagong, etc. I assume you're not familiar with the word "alternatives", you should watch and learn more. 0:13 the background is ruined as the road is lined with cars, which is common in almost every subdivisions, only half of the road is actually useful as folks are using the other half as permanent garage.

@@porkchopry You're right, all the house tours she has done, she never shows the staff/drivers quarters, how people can say she's the best is beyond me.
@@johnm5495 if you REALLY watched, you know she's shown some maid's room or something similar. More often than not, those rooms are still occupied and have personal belongings so she tends to avoid showing them for privacy reasons.
She even apologised for showing people's stuff on camera while touring a house stating the original "owners havent moved out yet".

If they want buyers to be interested in purchasing their houses, why doesn't she EVER show the staff/drivers quarters, must be a trade secret!
If you were listening and paying attention, she said that there are people probably the caretakers and workers who are there to maintain the house while waiting for its owner. So they decided not to show the service quarters to avoid invading their privacy. And before doing the house tour, they might have asked Presello not to show that part of the house. Staff quarters are kinda the same with almost all houses anyway.
It's either you're new to this channel or your poor mind doesn't know what privacy means. It's a no brainer, they value the privacy of the owners and even workers, thus they are taking extra care when showing those properties, specially personal items. That's a basic etiquette tho.
