It's hard to imagine supply going up much any time soon when 70 percent of homeowners either bought or refinanced at 3 percent interest or less. Myself included. I bought a house in La Mesa in 2020... many people can't afford to repurchase their own house after a few short years at current interest and values going up 25 percent or so since then.
I agree 100%. This is being called “the lock in affect”. Many homeowners who would normally sell to move into another home (downsize, upgrade, or relocate) are choosing not to because their payments would increase dramatically… even in a lateral move.

Look up San Diego's inventory year over year, its up 77%.
