      Not a plumber and even I knew that. A broken flapper or fill valve will cause the toilet to run but not a wax ring.

    A wax ring has nothing to do with water usage and is not connected to any water lines. It is at the bottom of the toilet to keep water off the floor.

      Not being honest with Judge Simpson is your first mistake. Being embarrassed about your situation is one thing but her display is plain disgraceful imo.

      I've had them leave in the middle of the month with no notice and had unplugged the fridge still full of food, did not turn over the keys, lease said no pets, but had 3 cats and two dogs, and the place was full of fleas.

      @@mumo9413 If she had left in May at the end of her lease when they asked her to, they wouldn't have had to treat the mold in the house for her to stay there. She could have moved her belongings and had her stuff treated and sued the landlord for the cost. But no. She doesn't pay rent. She lives there. She complains to the city. It backfires and the place is condemned. She still refuses to move her stuff. Since when does her failure to pay rent entitle her to a storage location.

    Replacing a wax ring is a very minor plumbing issue. I have a toilet that sits on large tile and the wax ring needs to be replaced about once a year. My husband pulls the toilet, replaces the wax ring and it’s done, pops the toilet back on. We’ve never had to replace the ceiling- or the floor- just a wax ring

    0:25 I'm not a plumber, but I do know plumbing... A wax ring will not caused that to happen without you knowing about it. You will hear the water constantly running if that is the case.

      A wax ring will only leak when you flush the toilet. All it does is seal the toilet to the flange and drain pipe. It in no way will cause the water to continuously run, the flapper or a bad fluid master will.

    0:55 I rent a property, and I have a tenant who wants me to replace every item she calls about. She wants me to replace the dishwasher, screen door, hot water tank, and closet doors. She has only been a tenant for 8 months. Keep in mind that I addressed all her complaints without replacing an item.

      @@Rocanala Don't have to. She said we are horrible landlords and people. Keep in mind we've been renting properties for 2 years. Every maintenance request was addressed within 24 hours. She made demands of us and questioned our communication. If she made a request and we said no it was hell to pay. For example, she's responsible for the upkeep of the lawn. She called me one day asking me to supply a lawnmower. I said no, that falls on the tenant, and she said it doesn't say that in the lease. It said the tenant is responsible for the upkeep of the lawn, her argument was that it said nothing about tools. She's leaving at the end of the month and she demanded all of her security deposit back. These people are out there. I'm happy to get my property back and any damages will be taken out on the deposit.
      The one thing I advise tenants and landlords is to communities by email/texts. If you agree on an item verbally then send a text/email confirming the agreement.

    All she needs is a very large roll of heavy-duty trash bags or yard bags, and bag everything that will go in them, like clothes, knick knacks, towels, pots and pans, etc. Then, drag the furniture out so the "moving company" that refuses to go in, can just load the stuff.

    Go move the stuff your damn self! It is expensive as hell to get things packed and moved for you. Pack it and move it to a storage unit. That would cost as much as the movers. My husband and I have moved all over the country4 times with kids and no family around to help. Have someone watch the kids. You have a friend or a baby daddy? She just thinks because she has kids everyone else should kiss her ass 🙄. Stop having babies if you can’t even care for yourself.

    Nah people will go in there to get her stuff she just doesn’t want to pay. PLUS if it’s that moldy why do you want that stuff anyway? Your children’s clothes and belongings so what they can get sick?

    If there is that much mold in the home it has permeated all her stuff. Some of the stuff could be bleached but most of it is a lost cause. If she has thousands of dollars for a hotel. She could have rented a large storage locker at the beginning of the flood.

      Bleach doesn't work for mould! Specialist antibacterial/ antiviral treatment with Specialist staff, equipment & treatment!

    Why does she keep saying that she's being denied access to the property because of mold when the judge told her that she isn't denied access?? I'm at the 19 minute mark on this video and he has told her MULTIPLE times already that she has access to the property to collect her items... This judge has the patience of a saint... I would have been yelling at her within the first 5 minutes...

      It’s because she’s the tenant. I love Judge Simpson most of the time, but he always, always bends over backward to give deadbeat tenants way more chances than they deserve. He doesn’t like landlords in general.

    Where are her family and friends in all of this. Where's the father of the children, his family and friends. Religious leaders are there for people in crisis. There are charities for people in crisis. Sometimes you just have to swallow your pride.

    I can appreciate how difficult it is to find a place especially with an eviction record however they've given her over 4 months. She can get a storage unit and have these alleged movers place her things ther. She wants to pack her stuff though so I'm not sure why she's getting movers who will go in and do the work with mold. Either way put it in storage.

    Can’t find a housing since may meanwhile it’s August and they still expect to stay because they can’t find anything and ask for 60 days instead of 30 days??? You can’t make this up.

    Get some 3M N95 mask. These are of excellent quality. They can pack their own stuff that needs to be boxed and movers can get the large items. Judge Simpson is right- different types of mold. So she convinces them over the phone they don’t want to come and move her out?

    This heffa is being difficult on purpose. Has every excuse in the book. Why can't she move her own junk? She was supposed to ne out a long time ago. If her junk is messed up its because of her. It's not hsrd at all to get a storage snd a uhaul and put the junk into the storage. Problem solved easily. I feel bad for the landlord 😕

    My last home had mold the landlord wouldn’t remedy. I moved myself. Then reported the conditions to the city. He was fined more than the security deposit, which he had refused to give me back? If I knew all these things, we would have been in court.
