Replacing a wax ring is a very minor plumbing issue. I have a toilet that sits on large tile and the wax ring needs to be replaced about once a year. My husband pulls the toilet, replaces the wax ring and it’s done, pops the toilet back on. We’ve never had to replace the ceiling- or the floor- just a wax ring

A wax ring will only leak when you flush the toilet. All it does is seal the toilet to the flange and drain pipe. It in no way will cause the water to continuously run, the flapper or a bad fluid master will.

I'm happy to get my property back and any damages will be taken out on the deposit. The one thing I advise tenants and landlords is to communities by email/texts.
