I own rental houses and small apartment buildings throughout the inner loop and a couple of them have been set up as short term rentals off and on for nearly 20 years... and for the most part, the guests / tenants I've accepted / agreed to rent to have been at least of average quality if not excellent. But I'm certainly more experienced and pickier than most landlords. (I've been doing this since 1992). I've had maybe ONE bad situation in that entire time... and it was not a party... it was just ONE person that turned out to be a complete nut job. But than can happen with ANY type of rental. You can screen for income, you can screen for credit, you can screen for rental history... but unfortunately there's simply no way to screen for mental illness or c*nty-i-ness. In the two short term rentals I have at the moment I have a middle aged engineer here for a few months-long project... and a middle aged Japanese woman who is getting a divorce from her American husband and needs a place to stay until the divorce is final and she can move back to Japan permanently. They are both quiet, respectful people. But I probably had to say "No" to five other potential guests before I said "Yes" to them. If you accept bookings from gangstas and hood rats... you're gonna have problems. But if you don't, you won't. When someone commits murder we don't prosecute the gun... we prosecute the shooter.

HPD is a joke. A non insured motorist hit my car. The HPD Officer Jackson “white” did not issue her a citation because he “felt bad” because she didn’t have insurance to cover her damages. They do. It's called a Hotel Occupancy Tax (HOT). It's about 17% in Houston and it's what all STRs are required to pay and it's automatically withheld and paid via Airbnb. It's actually what has helped fund many of the beautiful art murals around the city over the last 5 years along with many other beautification projects and "Visit Houston" ads played in other cities and such.

I think the rental property situation in Houston is out of control. I stayed in an AIRbnb in this exact area, they’re not even owned by individual people anymore, it’s companies that now own dozens of residential properties all over the city.

Maybe the local council and police start fining the owners massive amounts of money for every complaint and visit over the loud music and disturbances, if the fines are higher than the owners receive for renting their properties out, it's not worth the risk for them doing it.

I along with other host have several airbnbs throughout houston and don’t have these type of issues occur at any of our units and if it does happen it can be stopped right away and the guest be removed from the place and platform.

Hotel or not, no one should be shooting at any public location. The home owners themselves are responsible if they are not managing this. Besides, why is such a tight fitted town home, allowing almost all units to be an AIR BNB? This is a nightmare for any one person who stays in the unit permananetly.
