    Yes Mexico's interest is much higher. But with Scotia bank, no formal job, no credit check,... Super fast and easy. Paid the lawyer. Got the property evaluation and then the loan all in one week. Fast and easy. No research

      @@karladufau4499 do you have a good Mexican lawyer? Does he know a bank manager in a small town? Do you have an extra $8 k USD cash to pass in an envelope while you buy them dinner, tequila and entertainment?

      @@2ndlife-ql1hc no, same rates as everyone else. Use a good lawyer who knows people (family and friends). In Mexico, not what you know, it's who you know. Think our president is smarter than Albert Einstein? Probably not. But I can guarantee he knows people.

      @@DrAJ_LatinAmerica then how much does such a “GOOD” lawyer charge? and would you mind share some numbers?
      because 20% is the interest rate I am seeing everyone expats were saying they can’t afford a Mexican loan interest rate is 20% so they find others way to fund or loan from the US or whatever their home country

    Hello and thank you for sharing info, so people can understand pros and cons. Otherwise, they keep thinking the wrong info: yes you can own a house here in Mexico :) Step 1: Inform decision- and keep up with only one trust license agent so you can decide correctly. Great video:)

    I refinanced my house in the US to pay for a house in Mérida. Then I took in a roommate to help me with the higher mortgage payment. I sold my US house (my room mate passed away) and built a tiny house in the US. When I move to Mérida full time I will sell my tiny house.

      I’m thinking of doing this but interest rates are too high and I have a rate of 3.5% now in my California home. I’m thinking possibly a home equity line of credit.

    The trust can be costly and the Notary public charges 8% of the total house. So, the closing cost can be high. So, make sure how much is going to cost. Agents may not tell you how much until the end. Interest can be as 11%. I was going to borrow 1 million pesos. At closing I had to pay 900,000 pesos. Check the cost of everything. So, I decided not to get that debt.

    Hi Qroo, how do US expats that work remotely in Mexico for US companies as W2 employees pay income taxes to SAT? I have found conflicting information from expats do not pay taxes in Mexico to expats pay double income taxes. For example, I use my Texas address for my employment, banking, and taxes to the IRS and my taxes are withheld from every paycheck. Where does that leave me regarding income taxes in Mexico? I ask because if I purchase a home in Mexico in the future I do not want to get into any trouble with SAT nor with the IRS. Thank you.

    Not mentioned is the fact that over the last 5 years, the inflation rate (CPI) in MX is higher than in the USA using official statistics.
    @ last April, YTuber “Tangerine Travels,”did a granular break down of cost of MX grocery items today vs 2019

    Let's say I am American born living in America w great credit/scores and now have dual citizenship in Mexico. I want to buy a home in Mexico. Looking at your videos, Yave and Moxi are on top. I can qualify by myself, but looking for low interest % and low down payment. What is my best route, is it some other bank?

Bubbles you are thinking about buying a house can we get someone to finance us for a half acre of land. I really don't know anything about the how's housing market in Veracruz or anywhere else Buena been watching you around I've been watching your shows 4 years.     Buyer beware! I bought a 2 br 2 ba condo in Cabo San Lucas 10 years ago. I recently sold it and waited for over a year to finally recieve my money.
    They initially paid out about 75% and kept about $45,000 until transfer of title happened. Firstly all agents ask for 8% commission, not negotiable.
    Then they held out $15,000 for Mexican taxes on my captital gains. Then all the closing fees and charges were another huge amount.
    All told, to sell my property, they took a total of 22% off of my selling price!
    Think you'll make money on appreciation? No chance. I am just glad to be out of Mexico. Trust me, a time share will probably be cheaper.

      Should have used a lawyer from Sinaloa. You get paid faster, they get paid and ensure everything is done quickly. YES, it's Mexico. Very normal for this to happen, yes slow unless you have the right lawyers

    So we bought a home in Mexico and then decided to build a new home, we claimed our exemption on the first home we bought when we sold it, now we have to move back to the US is there a way to sell our new home and not pay the 35% capital gains?

      I hear ya truth teller. First this guy was promoting wise to transfer money, then jumped to dolar app. Now he is promoting Yave when a year ago he was all about Moxie for home loans. In addition he is promoting Mexico relocation guide at $500 which is a total ripoff. I would be surprised if he wasn’t getting a large percentage of monies from promoting these products as he continually changes products. What a scam and the next thing he will come up is some product he developed which he will charge a large fee. Best recommendation is due diligence and if needed hire an attorney rather than being scammed by a retired sheriff.
