Nice, especially for the price. I love the basement apartment so much. The main home is a little boxy for me. I like a little more crown molding and character. But, house size is excellent.
In Atlanta we usually have “Daylight Basements” or “Lookout Basements”. All that means is that there are windows and doors in the basement that will take u right outside. so the house must be on a slope. But if u go to like NYC, Chicago or some other northern city you see regular basements or “cellars” where the entire thing is underground so no slope is needed.
Excellent vid as always FMJ, that house dope, also to answer your question about having a home with a basement not on a slope, you can and there are some around the Atl metro. I use to own a TH that had a basement below ground. I think (not sure about this part) but I think it has to have some sort of egress out though whether it be window are door with a stairwell going up. I think most builders build them with the back open like they are because it's prob cheaper and less headaches to deal with. And that vent on the deck is the fireplace exhaust. It's a gas fire place so it doesn't need to vent up to the roof.

These are not true basements.. they are basically lower levels.. plus the grounds arent level. The ground itself has hills and slopes. lol. SO, here's the thing... lose the term 'breakfast nook'... its called the dine in kitchen area. Put a round table there and it could sit at least 4 people... also the fireplace is a direct vent gas fireplace... the box on the side is called the termination cap.. and its also how the fire place exhaust to the outside and gets fresh air for combustion. So, theres no chimney chase. I prefer a chimney chase, bc I love the look of chimneys.. but its a way to install a fireplace w/o all the fuss of the chimney chase.
Dine in kitchen area is what I use to call in but up north they call it a breakfast nook, an appraiser called it a keeping room, so I just use all the terms and let them go for what they know
All of the HOA’s I’ve come across allow privacy fences they just have guidelines for them. I.e they have to be no more than 6ft tall,the color, the material used to build it, etc
Whenever you can see the neighbors house on both sides in one frame, they're too close for my comfort..😀🤔 Actually it's an eat in kitchen not breakfast nook that covers all the meals..Hard wired smoke detectors should be a code requirement..The sump pump is essential to prevent flooding in the basement..

Yes you can! Most homes up north are built with full basements from font to bac of house with no slope.
