Good stuff amigo. That was actually straightforward and made sense. You seem like you’re actually sharing useful information and not just trying to sell some bullshit. Good luck with your channel. I’ll be watching
Great video Sean! I really appreciate it. As a new RE investor, I find it hard to find which market is best to invest in. This surely helps break it down.
You want to make sure that homes sell quickly in your target market (i.e. 10-14 average days on market). You also want to make sure that there are nicer homes in the area and they're not just rental properties. Best of luck!
Quick question. What do you do if you do not live near the property you want to buy? Like if you live in Florida and want to buy a property in Indiana how would you handle that?
I am from California and trying to purchase a first rental property ever in Las Vegas. But then it's not easy to find anything cash flow with 30% down. Need at least 40 or 50 just to cash flow a little. But then it is also scary to look for another market where I have no idea of. Such a dilemma
Yes that's true. It's harder than ever to find cashflowing rentals, especially in hot markets like Las Vegas. That's why we created this sheet, to find diamonds in the rough that no one is talking about. This way we can get deals without the crazy amount of competition and find deals that cashflow from day 1.
Bro is the GOAT of investing

Property Management
We look for local property management companies to help.

Very powerful strategy, thank you for sharing. Do you think an AI tool exists to automate this with the most recent data?
I haven't heard of it yet
How do i get the spreadsheet?
You can check the link in my bio
I bought the spreadsheet but all your home value data on there is wrong
The data was gathered in January this year so the numbers might have changed since then.
@@seanlovesrealestate no they are way off even since January they are at least $100k off
You didn’t tell me the states to invest
I'm currently invested in Texas, FL, CA, and GA if that helps
