      Hi Ranjan, Great video. You mention Secondary Parade? how do you tell if its this as opposed to a Primary Parade? regards Shaon

      @@shaonmukherjee1389 Generally Primary parades have higher footfall which attract all the usual national branded shops. Secondary parades have less footfall and are not as attractive to national chains. Due to the lower footfall, rents are usually lower. Secondary parades are usually occupied predominantly by independent local businesses

      Hi Ranjan, I'm new to property investment and have decided to focus initially on commercial as my key strategy. I was talking to an FA who told me that lenders don't look favourably on retail where residential is part of it. Has this been your experience? thank you too for consistently putting out such incredible content.

      @@suzehancock818 Thank you Suze for your feedback. I tend to find you need a commercial broker for commercial properties. Also approaching banks directly is a good option. Also residential shouldn't be dismissed as long as done through limited company and you focus on buying/building multi-unit freeholds, which is in effect commercial.

    Hi Ranjan, we have portfolio of commercial property in partnership all now getting to age of retirement.What will be best way to transfer to next generation via Limited CO or partnership?       Quite a detailed question. many options depending on individual circumstances. SASS is a great tax efficient vehicle to create an entity for inter generational wealth transfer. (but does need a bit of planning and a few years to implement properly. I do cover these options on my weekend course, next one is 1st and 2nd June. bakerstreetworkshop.com/

    I’m considering buying a semi commercial property in Liverpool (shop with flat above it). Purchase price £55K, rental income 675 /month (300 for the shop and 375 for the flat). Is this a good investment?

      I was about to complete in March but had to pull out of the transaction due to corona virus, government just ordered businesses to close. Want to see how the economy is affected long term, might buy something next year when the situation is under control.

    Looking to get into Commercial investing whether that is mixed use retail and flat above or industrial units. I have found rates to be very high even on 50% LTV looking at around 6% as I have no real experience. Does that sound right I suppose I just have to factor in those costs to my calculations. Thanks

    How would you access a flat at the back of a ground floor shop, do you create a door and corridor at the front of the shop or?
