  • Buying a commercial building in Detroit that is located less than 10 minutes away from downtown for just $6,500 dollars may sound like a bargain... But in this case, it was more of a lesson learned. In 2017 we bought a 2000 sq. ft building on Gratiot Avenue that once housed the Black Horse Saloon which was Bert Dearing Jr’s very first jazz club back in the late 60's and 70's.
Unfortunately, due to the amount of rehab needed, we decided to sell the building and move on. With this being said, we wanted to share with you some of the reasons regarding why we bought the property, and why we eventually decided to not move forward with bringing it back to its glory days.

Good info. Did you look into the city programs for renovating blighted buildings I know there's quite a few that will help to pay for/ reimburse expenses depending on the location.

The blight threats are so infuriating because that’s the city’s responsibility when it’s their land.

Great job, you did not go too deep into it before realizing
it would be better to bail sooner, rather than later.

You did a good job, lessons learned and you made it better for the next person, thats purpose! Does the city have dumping companies that can repurpose and shred garbage.?
