- I used to think you had to buy land for all cash in this country. I was wrong! I’m using a USDA loan to secure this farmland in upstate New York, and will be disclosing the loan details, price, etc. all of it once the deal closes! We’re getting there.

I’m glad to see more young people get excited about agriculture, just a word of caution, don’t fall into the trap of you need all this stuff to be successful. You can do a lot with a little, take your time and make wise decisions.
Look into growing Hemp. You can build a house without permits if it is under 600 square feet. Look at A-frame houses.
Buy sheep and they will eat all the grass and you can sell the wool. You will also need a dog to herd and protect the sheep. Look for gold! There is gold everywhere.

The exact line was something like this "If someone allowed me to buy 10% of America's farmland, I'd write the check today but if someone offered me all the bitcoin in the world for 5 bucks, I wouldn't buy it because there is nothing I can do. There is no hard underlying value". I paraphrased it but he definitely did say it.
What was your 3 year experience required for you to purchase through USDA Direct Farm Ownership Loan. People it is not as easy as she is making this to get farm ownership loans. FSA does not require bank statements either. Please go to your local FSA office and sit down with a loan officer and get the full requirements so that you won’t get upset when you get the information from the agency.
It can be as simple as watching videos to learn and doing market research, all the way to doing volunteer work for a local farm

@austenlejeune2599 you e never dealt with the sba or fsa. It's far from easy.
You can also qualify for USDA loans for residential homeowners. The only stipulation is that the house is in a "rural" area, but that can often be as simple as being 1 foot outside of the "City Limits" in the suburbs. Zoning is the #1 issue, but there are many programs to help home/land owners and the legal definition for a "farm" is quite simple and easy to qualify for. Where there's a Will, there's a Way!
That is not the only stipulation.
whenever you see cows grazing in what seems to be an urban area, that's the reason.... they needed a minimum number of farm animals to qualify for a loan or lower tax rate!
The reason this is easy is that the US government inspects and regulates farm land. They are more willing to loan on something they can keep an eye on... home loans work the same way except the government doesn't come to visit you once a month.

You can section off up 40 acres of it and use that as collateral for a construction loan for a house. Even most credit unions go up to 40 acres
? I've tried this, I have 640 acres already paid for and can't use land as collateral.

My understanding is....USDA does not forgive loans. If you have to short sell, they will come after you for the difference, unlike bank short sales.
A farm field is a gold mine any grain pulls plenty, depending where she is, rice or winter wheat especially, farmers are basically millionaires, even sheep would give her hundreds of thousands per year.

I love this! I’ve got another channel on my little farm, and while I grew up on a farm, I never had land of my own til the last 5 years. I’ve put a tiny home (idk if 1150+ sq ft actually qualifies as “tiny”) on it, and am almost ready to move in with my 3 giant dogs and my chickens, lol! I’ve raised and shown dairy goats and horses (and my dogs!!) in the past so I’ll be getting some goats to milk and maybe another horse or two sometime in the future, I went full on city for 10 or so years but I’m ready to get back to my country living. Milking goats and making cheese and soaps and lotions is sooo much fun!!
It’s been a little different than what I expected, and I did buy an unfinished home bc it’s way more affordable (and I trust my dad the electrician and my contractor friend more than I do one of those manufactured quickly homes that have problems in a year or two down the road-no thanks!!) so I wasn’t able to just jump in there. Also have to worry about water-the well comes in this next month-and the septic.
Then, if you’ve got a lot of trees like I did, you have to pay someone to get rid of enough for you to use the land and have a place for the pad for your house. I didn’t go with a concrete foundation, not sure if I regret it yet or not lol, but my baby brother is a concrete foreman and he’s been putting concrete under my house on the outer edges, when he’s done there will be 6-8 “mini pads” that will keep it from settling into the sand for many years.

So you got a 25% down loan from the USDA, what is the advantage to that? What is your interest-rate? What makes that better than getting a 25% down loan from a bank which is pretty much how it works on land.
From what I understand banks don't loan for just land. Only for building. Construction loan. If used house with land ok.
I am a farmer and that is incorrect. Banks do loan money for just land. She is leaving out a detail on why she went the USDA route. I have looked into USDA loans an they are a huge pain compared to a bank loan. I am just curious if she found out something that made it advantageous.

Government loans are easier , she probably didn't have to mortgage it, nor have much credit.

The reality is, almost nobody qualifies for USDA loans, it’s designed that way. You have to have a good paying job but make almost no money, you have to be a minority and tick a bunch of other boxes. The majority of money made available by the farm bill is evaporated by agencies that have zero to do with farming. So there’s not much money left for loans and grants. Not to discourage anyone, but in order to get a USDA loan you have to be denied by a major bank which means you have to jump through A LOT of hoops by giving them ALL your financial and personal details just to be denied. USDA land loans also come with natural resource easements which drastically limit what you can do. This is not easy money or an easy process. Don’t be fooled by this video.

@@_JimmyBeGood she didn’t buy a farm per se, she bought 5 acres and built a barn to grow microgreens, the property was likely cheap. Go to USDA and try your luck at 60-100+ acres, they will make you jump through a million hoops, create a solid business plan and then deny you. Very few people get these loans. That’s the reality of it, there’s no free money or dirt cheap interest rates. In most cases you will get a better deal going through a bank. And Farm Credit should be avoided at all cost.

You can put a barndominium in the property or covered barn house. I would start off with some cows or goats.
If you didn’t know that land could be financed before this purchase, I’d be cautious listening to her advice.

Did the USDA require any previous farming experience or education? I know there are some loans that have specific requirements, but do not know which loans they are.

Buying land is one thing paying the taxes on it is another.
Taxes on Ag land is very very cheap. I pay $200/yr for 200 acres with a small (800 sqft) home on it.
I hope you were successful in your land acquisition. My research on USDA loans revealed requirements of three years of recent farming experience and average to above average credit score to receive a zero down loan with up to a 40 year term and interest capped at 5%. Your program sounds different. I would love to get your thoughts on this. Thanks and best of luck to you.

This something I would love doing in the near future. What I would is some ezgrow pods some sort of hydroponic automated growing. Water, I would love to collect it or create it using an atmospheric generator. Power, should be close to all elements, sun, water, wind. Saw that there was a magnetic power supply in prototype state. Building on land I would love to be permaculture. I would love for it to be some sort of sacred geometry. Also using bio veda builds. Not sure if that type of builds are allowed in that area. That falls in the category of "earth ship" tech.
Of course this is all "theory" take any of this as informational or entertainment purposes.

I'm deaf so I depend largely on the captioning that's on this video. Did you say $25 down or $2,500 down or $25k down? Yeah, sometimes it's a hit or miss with captioning! I'm in Kansas and I think we get milder winters than y'all in NY. I lived in Rochester, NY in the late 1990's while attending RIT.

This sounds great. Where is this at? Here in California farmers are leaving the business due to water and butcher shortage and electricity cost. I also think the government is forcing the green agenda 2030 so less carbon, AI driven. Oh and also insurance which u must have. All you need is a fire and drought, they call it a climate crisis then tax you so much you can't afford it anymore or the insurance company leave the state.

For land or a house? There’s a big difference. USDA also typically has much lower interest rates.

Here in Turkey, I have 2 seperate farms like this. I rent them to someone but since I live in a different city, away from the farm, it doesn’t bring a good amount of money. My advice to you, you should be there yourself doing most of the work. I’ll be following your journey. Good luck!

I’ve farmed for 30 years and i can tell you that the cost of land where i live is so high that no one can make money to pay for the loan by farming it.

@@martinmi5 Prescott WA, and land is only 2000 an acre. You need more than 1000 acres. Maybe 3000 to grow wheat which is the only thing that grows. 4.5 million dollars is a lot of money

I don't want anything from your gov't. I don't even want them to govern.
It’s important to note that in order to qualify for a lot of the grants, credits, etc., you have to have a certain number of acres and a certain number of animals, crop sales, and so on.
Its one thing to get a loan and another to pay it back. What do you plan to grow?
You never own anything your only renting form the government.
Be careful with the tiny homes and research your counties laws and policies on building structures most require water and septic before you can build but there are a few exceptions.

The majority of farmers I know are on land they own, and have had it in their families for generations.
@crownofhair I am part of a 3rd Gen farm. Renting out land is a great way to "retire" as a farmer. Not a lot of retirement plans for farmers unless you are smart about your finances.

I started growing microgreens at home last year. This year was my first time growing chili 🌶️ peppers, radish, basil, and sungold cherry tomatoes. People are pessimistic and think I'm wasting my time.
Keep doing it! I know someone making $20K a month doing it in Los Angeles. #1 recommendation you need to have the entrepreneurial spirit and experiment. Do farmers markets, go to restaurants, knock on doors and meet people and build relationships with stores and food industry.

i'm in the same boat. i have a meeting tomorrow to start an apprenticeship for this season and transition into farm ownership for 2025. ownership includes all farm equipment and leased properties, greenhouse logs, mailing lists. I'm very excited and willing to take this risk for the biscuit LOL. good luck to you girl

I bought a home using USDA, I could not buy any land that could be split, that limited how much land I could buy drastically and they put in my contract that I couldn't remarry, !?!?!? lol

This guy was always on late night infommercials and talk shows promoting his book on money you could get from the government from all their programs.
