    10:10 AB976, making AB68 permanent, but not retroactive, which now requires SB9 to fix everything, but not that SB9. 2025 SB9 retroactively makes AB68 now permanent and owner occupancy a thing of the past, except for JADUs. Wait... what the hell are JADUs?

    Pertaining to ab 2533 does it need to have been built pre 2020?
    I have an unpermitted JADU I would like to why it permitted .
    How would the city know when it was built ?

    I am working on a project to add 5 ADUs with 1211 to an existing building but what I don't get about 1211 is if you build a new building can you then after build 8 ADUs? It says existing multifamily but if you build it first then it is existing now lol.

      @@BrandonEvans-13 No that is for the previous 2 ADUs, it actually explicitly says only 2 for a proposed dwelling
      This bill would instead authorize, under that variation, up to 8 detached ADUs to be created on a lot with an existing multifamily dwelling, provided that the number of ADUs does not exceed the number of existing units on the lot, and up to 2 detached ADUs on a lot with a proposed multifamily dwelling.
      But since it defines (l) “Proposed dwelling” means a dwelling that is the subject of a permit application and that meets the requirements for permitting. I don't see what stops you from building an 8 unit building and then after it's done and no longer just proposed filing to build more than 2 ADUs. I also am wondering if you can purposely add some convertible space like a party room for the 25% of units conversion lol.
