The architects did an incredible job on a difficult project. The constraints of the site, and being limited to a single storey above ground really made them have to come up with a creative design, and i think the result is much better for it. This is one of the best layouts and use of space on the channel! No view or angle is wasted, the spaces relate to each other, and there aren't even any wasted hallway spaces, the glass to the courtyards is a brilliant feature.

Could‘nt agree more. Amazing job done by architects & designers! The use of layout/space is great. I‘m hardly fan of very minimalistic spaces, because often they look underused/unproportioned or cold, there is a very fine line. But here they did an EXCELLENT job, also with the choice of materials! The furniture (and also the light fixtures!) fit perfectly. Also i love the lower space, didn‘t expect that. Love this place.

Absolute DREAM home. I love almost every home tour but this one feels so special. It's ultra modern and luxurious without trying hard to be glamorous or "showy" which so many homes at this price point seem to try to do. It really transports you to a different place, you don't even feel like its in LA with how private it is. I love the coziness and the secure feeling of the lower level rooms and that the ceilings aren't ultra high, which gives the sense of a restrained modern atmosphere but with a thoughtful consideration of including nature which gives me a sense of being in a modern European location like.a spa in Switzerland which just gives it that extra hint of luxury. The warm wood tones and the midcentury feel of the living room makes it feel like a home and not a showpiece. So good. Love everything about it.

@@tombradydid9114 As opposed to what? The chaos, disproportion, and sloppiness of faux classical McMansions? What I like about minimalism is it’s honest. Both in it’s use of materials and use of space. The simplicity of the design gives room for things the family might collect through the years to shine and be more emphasized with the architecture just framing how the family lives their life. I hate most modernist houses like the rest of them because most of the time they’re just as sloppy as faux classical monstrosities but minimalism when done right is satisfying.

There's very little creativity in modern architecture. Its a nice house don't get me wrong but its nothing special.

Why have all that open space and then consign the actual cooking area to such a tight space which is dark and out of view? If the plan was to have a separate cooking area why not just create an entire room for it instead of pushing it to that read space? Anyways good stuff!

Another great tour from you guys. By the way, another reason why our clients often reject our suggestions of seamless built-in cabinetry in bedrooms (other than the price), is that, when the property is being marketed, the perception is that the rooms are actually SMALLER than they are in reality.
The perception is that if you omit the 30”x150” built-in cabinetry, hey presto - you just added more than 30sqft of floor area back into the room.
Developers aren’t often comfortable with the false perception of “losing” that square footage, even though they’d end up with a much better room, and even though it’s a great selling feature when the buyer realizes they don’t need to spend extra on expensive furniture which will clutter up the room and break up the flow. It’s another example of shortsightedness versus forward-thinking and vision.

Gosh, those two courtyards, with a piano beneath the staircase! I would have loved it if they had added a fountain to one of the courtyards. It just looks so calm, and adding the sound of falling water would be such an awesome place to write.

That’s great planting round the pool; reminds me of the grasses and shrubs at the coast. Very clever.

I was sceptical of this house at first but wow! Such a well thought out house excellent layout to maximise the space. The one thing I would change is to still have a stove and oven at the front kitchen, could be quite socially awkward to be cooking with/for friends and family and having to go back behind and away from the social area constantly to cook. But lovely materials and awesome use of glass and concrete!

I love this home , it is so beautiful , elegant , warm and inviting , I also love the built in closets , that is genius use of space and I honestly think there’s more storage that way than with a traditional closet and who can miss the cool bathroom design , but , my favorite is the kitchen , you can make a mess cooking and no one sees it , outside is nice too and I love the spa

Love this house, especially the private feel to the courtyards, but I really dislike the disconnect of the kitchen, & the proximity of the neighbors. I mean, could be just me, but if I’m having window walls in bedrooms & bathrooms, it’s not to watch my neighbors.

Another thing about built in closets/wardrobes, if you noticed in European houses (no matter the cost) they always have them instead of the traditional closests that we have in North America. Probably because of Europe’s lack of space but which makes normally ahead of us in design and utilization of space

I can see bringing out a small burner or electric cook top for patties to have stir-fries or set up omelets for breakfast. The no stove in the open part of tbe kitchen provides a lot of flexibility
