Those beach houses standing right on the beach can be removed by the government anytime because of the Philippines law that no private property can be built, 25 meters from the waterline during high tide. That is what happened in Boracay island, where a lot of buildings was destroyed because of that law. rty

I've owned two houses in south Cebu one in Alcoy on the ocean and one in Delaguete overlooking the ocean. Cebu province is different then Thailand where there is no foreigner food. the filipino food or most sucks no decent restaurants, no shopping. most properties for sale if not all have been for sale for years. It doesn't sell. god forbid you buy one you can't sell it. you could not give me for free anything in the province of cebu. I own a house in the city and thought it would be nice to have a vacation house in the province so i built one. it's 3+ hours to the province in traffic a nightmare. you need to keep a maid there when your not there. The maid complains because she's board. Trust me i also have friends that bought and couldn't wait to sell.

And boredom is something that cannot be corrected by different places, activities or faces; it is something that each of us needs to work on from the inside. I believe strengthening our inner selves is the cure to boredom.
Dude why do you even entertain buying these way over-priced houses. Many of these can be had for 10% of the list price. Many westerners over pay for things thinking it helps the local economy but its actually hurting it. All this does is artificially jack up prices for everyone, filipino and foreigners. Please leave your western thinking at home. Ask Filipinos what a fair price will be. And as someone already pointed out, foreigners can't even own a house or land so what's the point. Maybe you filipina wife or gf can but it in her name, but that comes with serious risks. Many a foreigner got kicked out their own property. Better idea is just rent long term. But for God sake stop paying ridiculous prices

DMCI make a decent affordable condo. However to make the condos affordable they usually build outside of ideal locations and city centers.
