I'm a self-taught software engineer as well have been running my own software company for over a decade now. Also grew-up building houses and working construction and managing apartments - there are a lot of variables to consider before buying a home. Ultimately it comes down to preference and affordability but be sure you also take into account the actual quality of the construction of the home. What kind of siding does it have? How old is the roof? Get a soils test done so you know whether you are in clay or a more porous sand. How much rain does the area get and what's the homes water-mitigation system look like? How's the insulation? Radon mitigation system? House history. Comps in the area? Try and get a hood for ventilation over the stove rather than a microwave fan because you're simply moving stale air versus venting it. You hit the nail on the head when comparing rents to mortgages, especially rn when rates are so low. Visit the neighborhood multiple times before buying (as you pointed out) and even talk with the neighbors and ask them what they think of the area and the previous home owners. And if you really want to make it a science-project; listen to some of your local council meetings - ask questions and get zoning information from your local city planning department. Especially if you're in a developing area. It will help guide you in determining what to buy, when, and for how much. And don't get a property manager! With a newish home like yours - it's totally not needed. You will learn a lot taking care of issues yourself - skills that will benefit you and save you increasing amounts of cash throughout your life. Fixing a light-switch, small water leaks, clogged toilets, holes in the walls, are the most common issues and are very easy to repair. It can be more of a headache dealing with a property management company or handyman than doing it yourself and it gives you far more knowledge to apply when looking for a new piece of property. I would recommend the Sony a6400. It is more expensive than the M50 at around 1000, but it is awesome! I don't have it, but I've studied literally every budget RUclips camera and thought the a6400 is probably the best. It has great autofocus, great 4k uncropped video (M50 has a severe crop in 4k) and the color science is much better than previous models. Just read up on it and watch some reviews, that's probably the best way to go! It may not work for everyone, but for me, it is a great camera. Sorry for the long comment! You have to be the one to take the first step sometimes to meet all of your neighbors. I will say it has tons of benefits besides borrowing a cup of sugar you have a friend next door if you are stuck on anything as well as you can properly design Wi-Fi in your neighborhood to not interfere with each other. 🤓🤣
You should start doing unlocking and reviews on some tech projects and stuff, for example the Raspberry pi 4, its a great mini computer for desktop use and beginner programmers, but what I'm trying to say is I would love to see that but you do you 😉❤❤

Thinking about just renting it out and moving somewhere else :/ . Definitely feels like the biggest mistake I’ve ever made but maybe I’m just afraid of being a landlord. We’ll see.

Hey man I'm gonna guess you're in Fl. Don't pay 12% for a management fee. You can easily find someone for 10% and I routinely see less (maybe even 8%) for people who are good clients or are military/first responders. You totally have the right mindset, though! Great video.
Saying you net $150 a month after management fees is not taking into account your gains by paying down the principal each month. Most people would be tying up a 20% downpayment but you are not so I think you’re doing much better than you are realizing. Could you have done even better? maybe but gotta jump in somewhere.
Daily reminder, CODING IS NOT FOR EVERYBODY... I literally was a senior and just changed my major to accounting because of how tough computer science is...I'd get C,Ds and studied hours and hours... you have to be naturally smart just like a doctor.. This kid is a genius and smart built in... Jeremiah is smart dont get me wrong , but how many 21 year old do YOU know go through this? Personally..? U gotta be naturally smart , and if your a conservative , that's deff another reason to not do comp.sci too, cuz all the dream jons are all ran by the leftist.. anyway, coding isn't for everybody and make the right choices
Really 'smart' is subjective. Some concepts just take more practice for others. I too received a D in my first coding course at uni and dropped out lol
