If your partner is Indonesian they can have the land freehold in their name. The other option is to setup a PT PMA in order to purchase the land as a sort of freehold (in reality it's a long term leasehold from the government with a very nominal extension fee). My advice is to get some local advice from a local lawyer. If you want the full guide with everything I learned about building in Bali it's now available in the video description!
Really really beautiful! My only side-eye thought is: who's gonna clean all those windows!
haha thankfully we have a really really long ladder and we dedicate a day each month and enough workers that they can safely get up there to clean them.
Rory,
Congratulations! What an amazing place.
I’ve been waiting since you last video 7 months ago to see the final villa!
Well done!!
Thanks so much for watching!
It’s amazing how plants can give a home character. Love the house so much. Especially the bougainvilleas. It gave it, so much character. Oh! And that pool 😍 nice one guys.
Those Bougainvilleas were a last minute addition. We're hoping for the one out the back to eventually run along the entire pergola and provide a beautiful hanging pink across the whole thing. Plants were such an important part of the whole thing for us. I see way too many cactus or backyards with a few potted palms... it's the tropics! Make it lush and tropical!
I love bougainvillea but they're such a pain to maintain though. Once I had to go to the hospital to get a thorn removed and also they attract a looooot of wasps during summer
i love the limestone touches on the walls, as well as the glass you put on top of the outdoor area to keep the rain out! smart!
Great Villa & tour/presentation.
I especially Love the downstairs bedroom with the glass wall/garden.
10/10 👏🏽
amazing, wonderful project. congrats !!!!
Thanks!
Looks amazing Rory. Well done!
Congratulations! We are also inspired from your video! Thanks for the video series. Please continue.
Awesome! Thank you!
Absolutely gorgeous. So happy for you guys. Just in the process of building our own in Ubud. Great ideas for our interior now, thank you x
I just love it, amazing design
Absolutely love your villa. Would ❤ to stay there one day!
Thanks so much! We’d love to welcome you! Our Airbnb link is in the description next time you’re in Bali!
@@RoryandCasey thanks for letting me know. 😊💕
So beautiful! Thank you for sharing!
Beautiful villa
Thank you for the amazing video! Great info! We are thinking to invest in Bali, your journey really helps our decision making process!!
Congratulations 🎉 a very impressive build, super stylish and luxurious. Thank you, for sharing the process; very helpful and inspiring.
Thanks so much! 😊 Glad you enjoyed it! If you want the full guide with everything I learned about building in Bali it's now available in the video description!
@@RoryandCasey terrific I will absolutely download the guide. Our own project starts next week. Again, very impressive project an amazing finished villa.
@@ArchiStewart-q8h Ah that's awesome mate congratulations on getting to that step!
Hi Rory and Casey, thank you for your clear and inspiring videos about Bali and building the villa. I was in your neighborhood yesterday and you have a beautiful villa. unfortunately you had just returned to Australia. Hope to meet you next time I'm around. Good luck and we look forward to your next video.
Congratulations and good luck, Marcel
Congrats mate... Gorgeous villa. I started mine after watching your video😂
Awesome! Good luck with your build!
Nice! Been eyeing this villa for a month now. Its really beautiful! After seeing this, i migt consider booking it for my trip on october! 😊
Omg 😍😍😍 that is a absolute masterpiece , Congratulations guys been watching your journey from the start , so happy for use & looking forward to your booklet guide 🙌🏽
Thanks so much for sticking around to watch! Hopefully it won’t be too long for the guide. It’s lots of info to include!
Very nice!
Thanks!
I love this villa so much, I seen this video like over a hundred time.
Hopefully you can allow me to take some ideas from yours
Thanks for watching! Absolutely take inspiration from places you love but also remember that the best performing villas are the ones that are unique and aren’t clones of other villas out there. Take the elements you love but also find things in other villas you love and take those elements too. It will perform better and you won’t upset those who have come before 😉
Thanks a million
If you want the full guide with everything I learned about building in Bali it's now available in the video description! :)
Great result! thanks for sharing the details!
what's the size of the building in sq/m please?
Amazing....
Thank you! Cheers!
Beautiful villa.
I really love the design and the feel of the villa. For someone who lives in bali already gor s couple years, I am wondering if people really understand where they building. Dont get me wrong, the villa is gorgeous, but i am not sure how much it is bali approved. I have seen a lot of white villas popping up in bali and in my experience, after one or at least two rainy seasons you have to paint the complete villa again, otherwise it will looks extremely bad. Someone already mentioned the cost of cooling huge livingrooms with aircon. Even if terrazzo looks beautiful, it also stains extremely easy. What did you do to protect the house from mold. Did you worked with foil under the fundament. I am really interested in your longterm experience with your villa and if there are things you would change for a futur building.
Moisture is generally a problem in the tropics, not just from the soil, but also the humidity.
Now it's the rainy season and everything isn't drying properly with daily rain. The air conditioning can also become a problem with condensation on the outside and inside walls.
I don't think there is a general solution when it comes to construction for houses.
Hello from Bali 🏝
Cozy villa🌤️🌤️
Looks epic mate, congrats!
Can’t find the video you’ve mentioned with cost breakdown. Could you share a link please?
Nice Bali mansion 😍
Amazing villa ❤
Hi Rory! Stunning house, congratulations. Do you know of any similar villas in the areas in terms of size, style, location that are for sale, potentially off-plan or something? Really interested in buying.
Thanks so much! I'm afraid I'm not aware of any at the moment.
Well done! Very inspiring. I stumbled across your site researching LUMIX cameras but have really enjoyed following your build. Your ‘how to invest’ guide was very thorough.
By coincidence I’m heading to Bali in January with my wife and three kids. I was keen to book your place but I see it can’t accommodate the 5 of us 😢.
Hope it all works out well for you!
Hey! Glad you've enjoyed the Bali series as well!
The villa only has two beds but depending on whether the kids want to share beds or how old they are the management can bring in an extra bed. Just message them via the Airbnb listing they are very accommodating (I'm totally hands off 😅)
@@RoryandCasey Hi Rory - many thanks for your reply. I will send the manager a note, but on the Airbnb advert it says ‘No extra beds: we want to inform you that we don’t provide extra beds at our villa.’
Two of our kids are late teens, one is 12. Sharing a bed might be a bit of a stretch but I will socialise the prospect and see how it goes. I’ll let you know!
Cheers!
Ha yeah you might have a nicer holiday if they arent sharing a bed 😅 there are some great 3bedroom villas in the area though! My team manage a few others for other people. You could ask them what else they have available too
@@RoryandCasey thanks Rory, will do!
excellent job! oi oi oi
Awesome videos very informative tha ks allt dude
Wow
Very inspiring! We’re looking at building ourselves, and we’re surprised at how much you can fit comfortably on just 3 Are… I think I’ve been overthinking insulation and wall widths, so it was immensely helpful to see the before and after videos…thank you for that! We’re rethinking our two bathrooms now, with outdoor options and limestone as well. Is there anything you’d change now you’ve been in it a little while?
Yeah it's amazing the designs they can fit into tight areas. I've seen some great one bedroom loft style villas that they have managed to fit into less than 1 are and still have a nice little outdoor area with a pool. We are pretty happy with the way everything came together. Probably not much we would change to be honest. Time will tell if there are any issues we materials we chose. The amount of glass we have does get dusty especially with the amount of construction happening in Bali at the moment but it just means we have to pay the cleaner a bit more to spend more time on it.
Great home! You have wonderful craftsmen, and your design is amazing. I just purchased 6 plots in Lombok. Would you be open to sharing who your contractor and craftsmen are? Thank You
Thanks so much! If you want the full guide with everything I learned about building in Bali and all our vendors and suppliers it's now available in the video description!
Great Villa. Two questions: how many squared meters is the villa (so excl. the terrace and pool) and what’s the materials of the black doors/windows? Thank you so much for the time answering this.
Land 300 m2, Building 165 m2, metal windows
Yep pretty much exactly the comment above! The windows are steel not aluminium. Aluminium would be lighter but also a lot more expensive.
would love to know who you used for the landscaping? looks so lush :-) and congrats on the great build :-)
Thanks so much for watching! If you want the full guide with everything I learned about building in Bali and all our vendors and suppliers it's now available in the video description!
Really hard to hear tge audio once the music changes at around 4.00. Fabulous villa well done guys !!!
Sorry 😂
This villa appears to be of very high quality and built with a personal touch. However, the mentioned price of 200k USD or over 3 billion IDR seems outrageous. Even then, the ROI will be in a few years, right? Small issues like there's no glass on the sides of the outdoor sitting area, going to rain from every direction for sure. Airbnb guests will unfortunately run the aircons on full speed to cool down this glass house, I'd estimate 5 jt IDR just for electricity (that's a decent Balinese salary). 4:42 The palm tree looks cool, but the roots will cause tears in the building. 5:40 outdoor shower during rainy season is great, it's the hottest season of the year, and they built glass over it so won't be freezing😂
Yep you could definitely build a 2br villa for a lot less than what we paid. It wouldn't be the same quality or as unique as ours though. You absolutely get what you pay for in Bali when it comes to construction. We could have saved a bit of money but our build could have dragged on for 2 years.
I totally get a lot of your points! Honestly... rainy season in Bali... you aren't going to be sitting outside in the outdoor sitting area. If you want to be in the open you can just open up the bifold doors and sit inside. We thought about all that, you can't plan for every possibility. We've budgeted for just under that based on my kwh calculations from the aircons. It's going to take a lot of electricity to keep the place cool, we realise that. With the palm tree... Palm tree roots don't creep like other trees, they stay in a tight ball which is why they always fall over in wind. Regardless the slab has been specially designed to help avoid any damage from the plant. The roots have plenty of space to go without interupting the slab.
And trust me.... if you've ever been in an outdoor shower exposed to the elements in Bali and it's raining then you know it can get pretty cold.
This is impressive. Hours much do you think it cost in total not including the land?
If you haven't seen it I just released a video with the total costs!
Hi, amazing video, thank you for sharing! Could I ask you how large and how long is the house? thank you :)
Congrats, looks stunning! Bingin is also such a great place to stay. Hey Rory, may I ask how many times you visited Bali during the whole construction process? Did you hire any independent Project Management company and QS? Thanks
Absolutely! We visited Bali only once in the middle of construction. We were there at the start, 2 weeks in the middle and again for the last 3-4 weeks of construction. We didn't hire a project manager, our development company was auditing construction team regularly. If I was to do it again I'd probably get an independant project manager to visit maybe every 2-4 weeks just to make sure that construction was running according to the timeline. We also were very lucky with our development team. They made sure the construction was up to standard. I've heard horror stories of other builds where concrete is watered down. I've even witnessed it myself on other builds of construction teams throwing limestone into the footings so they don't have to use as much concrete. It's a recipe for disaster.
Would you mind sharing who you used to establish your PMA?
Beautiful Villa. Bali in the late afternoons can be oppressively hot and humid. The cost of cooling the lounge area would be to big for me and the planet.
Totally get where you are coming from! Thankfully we had a clever architect and between the fans and strategically placed windows we don't need to use the aircon in the living and dining area during the day if we don't want to. We get a nice breeze funelling through the whole place which keeps it comfortable.
Cool. Beautiful house. What was the cost of everything? How much time did it take?
Thanks so much for watching! It took us just over a year to complete and I've since made another video with our total cost breakdown. If you want the full guide with everything I learned about building in Bali and all our vendors and suppliers it's now available in the video description!
Great Villa Rory, Loved It,If you get let us know how much land did you buy and how much did it cost you and whats the total cost of the building
Also as of now how is Airbnb going is this going as per your research of airdna or its different and whats the usual occupancy rate and how much cut does the management takes
Sorry for asking alot of questions but if you could answer it would be very very helpful for everyone since i am also dreaming a villa in Bali and Also As per you is this a good time to build a villa or its too overcrowded?
Thanks & Appreciate your efforts mate
It’s still amazing opportunity and growing. I’m building a villa
I’d be interested in that booklet with all suppliers that you mentioned 😇
You can find it at www.villaraava.com/balivillaguide
Can recommend the vendors to us? This does look thoughtfully designed
Absolutely! If you want the full guide with everything I learned about building in Bali and all our vendors and suppliers it's now available in the video description!
How did you buy a block of the land? Leased?
We got the land on a long term leasehold 30 years with the option for an additional 30 years. If you want the full guide with everything I learned about building in Bali it's now available in the video description!
Why is your villa up for sale?
Love it mate! Do you get mozzies at night coming into the bathroom if its open?
There wasn’t many around when we were there even outside. The bottom bathroom would get them but in the top only the shower is outside. Everything else is sealed by doors
How much was the total cost of build only Rory?
Which Architect firm designed this? Thank you.
How many cost?
I like the vlog & the house/villa. Would you share how much does it cost to buy the land & cost to build it?
Yeah +1 on that. I’d love a breakdown on costs and value of property once construction had finished etc
❤❤
❤❤❤❤❤
Did you also start an pma for doing business on Bali?
Yes we discovered this was a necessity in order to run it as a business regardless of what some people will try to tell you.
did you start the PMA when you were already busy during construction? I'm curious whether there are any costs to convert your home from private to your PMA.
The link to booking the villa isn't working via website or on here, help pls
We've actually sold the villa now! The new owner I believe is living in it rather than renting it so the link is no longer active 😊
congrat how big is land and building please
Land 300 m2, building 165 m2
About that yeah!
@@RoryandCaseyYes, you mentioned it in another video.
The house looks good, congratulations.
I'm currently building a villa on 300 m2 land in Penestanan near Ubud, but for myself, I live permanently in Bali.
A newly built villa similar to this is incredibly expensive in terms of yearly rent, you also can't really find it, so you have to build it yourself, which later only costs a fraction per month.
I hope I can move in in February next year, construction is very slow...
how much did the build + land cost? congrats!
he said in another video price of 200k USD or over 3 billion IDR seems outrageous
Yep just over 3billion idr is about right! Remember though it's on a 30 year lease not 25 so we paid about 720,000,000 for the land alone and the Villa itself is definitely more than what other villas might cost but we've used high quality materials and have a pretty unique design that required a bit more expense in engineering as well as a pool about double the size of most villas.
@@RoryandCasey yeah 30 years and the villa appeals to the top end of the market as you said. the location is busy with tourists already. Didn't know that people pay 4 mil per night for such a place but if so you'll get your ROI very soon !!
so about 72kaud for the land? not too bad! we are looking at freehold in canggu (our company is setup there), definitely a lot more expensive but i'm sure it'll be worth it in the long run@@RoryandCasey
Dzien dobry. Hello, is this villa available to rent? We have looked on air bnb but can’t find anything on there for here. It’s a beautiful place. Thanks
Hi! It sure is! You can find it here www.airbnb.com/slink/2VvjVAoD
❤
Beautiful house, but please keep in mind that you live in an earthquake prone area. Glasses and skylight are not prominent in Indonesian architecture for a reason. But I wish for the best and keep safe!
How big is the lot? How many square meters?
it's 3 are
Hi rory congrats! Is it possible to share your contractor details ?🙏🏻or may be make a video on key people that made it happen 🎉
There will be a guide shortly with all the details of all the people and companies that made it happen!
If you want the full guide with everything I learned about building in Bali and all our vendors and suppliers it's now available in the video description!
What was the total cost?
How much?
How many Are is the land
who was the builder and architect ?

I have a other video breaking down all the costs 😊
Is this video still up? I can’t find it. Amazing job love it!
No bathtubs??🤔🤔🤔🤷🏾♂️🤷🏾♂️
Nope! We intentionally left them out as they look pretty but most people never use them.

Not sure what you mean sorry mate. We have a 30 year leashold with a contracted guarantee for another 30 years. Everyone negotiates their lease differently.
What a beautiful villa, you guys did a great job! We'll be neighbors! I'm also building in Uluwatu. I think I definitely had a harder time than you though, it's been a year and a half process, still not finished, and already 30% over budget 🥲.
Oh no! We were worried about the same thing, I think we got very lucky with being mostly on time and on budget! I hope the rest goes smoothly for you!
Can we guys pay for a consultation with you? Messaged u on insta
Gorgeous villa ❤
Thanks for watching!
