That is my theory for " Ghost Ships". And the submarine may not be sunken. Just tne crew wanted the submarine to dive for a long time. And I have found another sunken cargo ship nearby the Viceport. Really.

In mission "The Chase" (scene), and no im not talking about office which was in movie, just take a look on screens in cameras. In the screen you can see the Tony Monatana's mansion. Or "Malibu club" which is a copy of "Babylon club" from "Scarface".
