  • Want to know how to look for leaks easily and try and determine the source? As a real estate agent, it's important to have diverse knowledge on the systems that make up a house. The roof is one of the structural components and everyone knows it can be expensive to replace a roof. For that reason, the roof is always one of the chief concerns of a buyer (along with the age of the AC unit!). It's important to know what you're looking for and what repairs may be needed, whether you're a buyer concerned about the roof or the homeowner wanting to make sure you aren't taken advantage of by contractors. Sometimes leaks are from shingle damage or deterioration, but most often I find the issue is actually either condensation dripping from an un-insulated air duct or a vent pipe that has lost it's seal. Here in this video, I actually walk through a house I had on the market where an agent and buyer had concerns about a 10 year old roof and reported a "major" leak on a vacant house.
