I am a landlord in the city. The city and their coordinating charities offered me thousand and thousands to house, at over capacity and over legal occupancy, migrants in one of my units. I could have easily taken the money and screwed over my current paying tenants who have been with me for years. Those tenants cannot compete with the thousands that the city was willing to pay-out of their tax money, no less. I turned the money down. My partner agreed that it would create too many problems for the tenants who have been with us for almost a decade. As an immigrant myself, I was offended. When my mom and I arrived in this country, we waited for a decade to be processed, working, paying taxes and struggling to make ends meet during that time. We paid for our own food, our own apartment, and made the most of the public education that was offered. I’m sure many landlords took the money, and that’s their decision. But when you are a hard working renter, you cannot compete with the kinds of money being thrown around to take this problem off of the city’s hands. I’ll keep my long term tenants. I rented out my vacant unit to a special needs teacher who is a single mom.

If I were starting out in this market, with these high taxes, high interest rates, tripled water and garbage bills, the city ticketing property owners instead of picking up the garbage, and also had to do the renovations we did to the property a decade back, I wouldn’t have that luxury. Between the feds, the city, the banks, the county board, higher cost of materials, doubling insurance rates every year, etc no one has any breathing room. Some of it gets passed down to the tenants, who also end up paying for the bad tenants’ portion. More bad tenants, more risk, higher rents, etc, and higher sales tax and utilities, etc, some of it gets absorbed by the landlords. Like I said, I don’t blame the landlords that took the money, especially if they are just starting out.
