    Something doesn't add up in my mind. This guy found 5 acres for $138k to build 7 tiny homes. He said the cost of labor and materials were $2.5mm. A 1200ft "tiny" home would then average $300/ft. As I understand it tiny homes are much smaller than that. I live in Texas, one can build on a pretty high end for that. Especially contracting it yourself.

      He probably had to build roads, wells and a septic system/water treatment system as well as clearing part of the land and building an electric grid from scratch. I agree with you though, $2.5 million is a lot of money indeed.

      It's alot of land for 7 tiny homes, mayne added some anemnities like a private park pool etc etc? This would greatly increase the rental price.

      I agree, even with land improvements $300 SQ ft is pretty bad, that's $357k per house. That amt will get you a lot more than 1200sf in most areas of the country except near the major cities.

      Hmmm $860k/ 7 units = $123k per unit year. $123k / 365 days = $337 day.
      So that’s a 100% occupancy rate @$337 per day….
      BULL CRAP!!

    Mike - great video. I understand how one could find most trade contractors like plumbers, electricians, etc. But how does one find a framing crew? Thanks!

    Michael - how best do owner builders go about getting a construction loan? I heard not many banks want to do a loan for owner builders or interest rate is a lot higher.

      also been told that south state and rural 1st arent doing O/B construction loans since the beginning of this year.
