If the rent was covering the mortgage then I would keep the rent the same for the remainder of the lease and renew it for the same rate for another year then raise it only 2% after that or less
Guys, I love the show and am fairly new to real estate investing. However, I don't think you have to use an attorney for real estate transaction s in New York although to do not do so is ill advised. In fact you never as an individual have to use an attorney as you cam always represent yourself. Please let me know if you can cite a law regulation or court decision that says otherwise.
Quick question here Ashley, do you need a new home insurance once you transfer the property from your personal name and in to your LLC when you still owe mortgage on the property? Just looking for a small feedback. Thanks guys!
Problem is Property managers want to get their hands on your rental income and take their slice and their contractor friend's fees off the top and send you whats left after many number of days.

Think its wrong to placate tenants. Definitely keep property to state code and lease agreements but eviction should be the remedy to disrespectful tennats who simply want to get back at you and damage your investment.
