    Couldn't disagree more about lenders. Local lenders tend to make things better for realtors and title companies and hence get pushed hard. National lenders tend to make things much easier and much less expensive for the buyers. If it truly comes out to that, take the next house and save that money/headache on the lender.

      And I couldn’t disagree more with your disagreement! Lol!
      In the past 12-13 years selling real estate, we’ve helped over 500 families through the process. And one of the most painful points in any transaction for a BUYER (nothing to do with the realtor or the title co), is going through the loan process. If you get stuck with a big out of state bank that doesn’t understand the unique nuances of Santa Fe real estate, you’re in for a painful experience.
      I guess if you don’t care about closing on time, jumping through hurdles with an appraisal and at the end of it all, maybe not even get the loan and have to terminate the deal. But hey, we only do this professionally for a living. You do you! Every person we help gets to chose who they want to work with. And those that insist on using a big out of state bank, we will help them get the deal done too. It’s just gonna hurt a little.

      ​@@Livinginsantafe How many of those 500 families buying homes were your clients? Zero? That's right you work for the seller and even put that in writing. No deal no pay and as an added bonus even more pay if the sale price is higher. These scare tactics are nonsense and unbecoming of a professional. Go with the lender that provides the best service, best rates, and most options; not the lender that provides the seller's realtors the best service.

      @@Dontbestupid999 actually about 65% of our clients are buyers every year. And we represent those buyers exclusively to help them buy any home in Santa Fe which are usually represented by a Realtor from another company. So these buyers are OUR clients and we work for them, not the seller. Our job is to assist our buyers get the best deal possible at all points in a deal.
      Yes, do go with the lender with the best rates, customer service and the most options.
      Actually you should talk to at least 2-3 before committing to a lender.
      All we’re saying is the lenders we work with can do all those things AND get the deal done in Santa Fe instead of being left at the altar because the out of state lender can’t find an appraiser.
      You don’t have to do it our way, we’re just trying to coach people to do it the best way we know how. At the end of the day you’re in charge, hire who you want.
