Really good content I am doing my research as I have just started saving, i love your budgeting content. Ground rent it is payment owed to the freeholder the person that owns the land. Service charge or estate charges cover things like ground maintenance, parks, bushes, communal areas etc. When buying a property always check whether its leasehold or freehold. If its freehold it means you will own the land and do not have to pay ground rent. If its leasehold make sure your property has no less that 80 years on the lease otherwise you wont get a mortgage or will need to pay to extend it. You wont have this issue with new builds of the plan but still worth asking how many years you have before you need to extend.

However, 1st timers please keep in mind that it may be cheaper to hire your own solicitor rather than the one the developer recommends. £700 for admin fees is very expensive plus an additional £50 for postage etc. I know it’s nerve wracking buying your first property but remember that everyone involved in the process is running a business and therefore trying to make as much money as possible. Even the developer will get a kick back for recommending the solicitor. You are within your rights to ask for a quote from their solicitor and then get quotes from other solicitors and compare before deciding who to go with.

I’ve lived in a new build with my mum since 2008 and we have never had to pay a yearly ground rent. Perhaps this is a new thing? Or only relevant to certain developers? Xx

Ground rent is paid when you buy a leasehold. Freehold is a property where you own the property and the land it is on. I assume Hazel has bought a leasehold, and so the property developer still owns the land the property is built on.

You said the appartment was been sold for £200,00 How much did the serveyer say it was worth? As I think mine will be about that much when I come to buy mine. I would also save up for flooring in a new build blinds curtains ect. Mine was £5000 with an alarm inc.
It was worth £200,000 as its a new build so they had to sell it to me for what the surveyor said it was worth. It was originally up for £210,000 but it was undervalued so i got it for less!

So we went back to the seller and she was not happy the agent had advised the wrong price. She was not happy. A developer can tak a lost on a 1 bed flat I suppose its better than making a bit of a loss on a £350,000 4 bed house.

hey! i upgraded my wardrobes to mirror slide ones, cost £115 i believe. thats the only thing i upgraded. i found the plugs to be more than enough and everything else that you think you would really want upgraded honestly you won't even notice. for example i wanted chrome light switch covers.. but how i forget i even have plastic ones and its the last thing on my mind, so id say its not really worth it! i had to pay it by the deadline for making upgrades which was about 6 months before it was built xxx

I’m 17 I’m earning roughly £1500 a month and looking into buying a house I can roughly save 1100 a month at the current moment after taking board and food out of that , my parents want me to enjoy life and not get bogged down with a mortgage what’s Your advice with home ownership is it worth the investment or should I enjoy my life
Its up to you really its not a decision anyone else can make for you. But its personally one of the best things i did, but i waited until 22 and enjoyed myself when i was younger. Perhaps consider spending some on you and saving some (50/50)!

You seem to have such a better deal than i got! My solicitors were based in London which is probably why the charges were so high ! Xx
